Fouquet's Hotel & Residences brings the Parisian art de vivre to the Miami Design District at 39 NE 39th Street, the first Florida outpost of the storied Fouquet's brand owned by France's Groupe Barriere. The nearly two-acre development pairs a 25-story residential tower of 143 condominiums with an adjoining 12-story building holding 85 hotel keys and 20 condo-hotel residences, all managed by Fouquet's so owners live with the service standard of a five-star hotel rather than a typical condo association. The architecture comes from Pritzker Prize winner David Chipperfield, working with Cube 3 as architect of record, while French firm RDAI, the studio behind Hermes flagships worldwide, designs the interiors. The result is a restrained, proportion-driven European building rendered for the Miami light. Residences run from one to four bedrooms across roughly 910 to 4,350 square feet, with pricing that opened at $1.8 million when sales launched in spring 2026. Interiors carry RDAI's hand throughout: floor-to-ceiling windows framed by custom pale-champagne mullions, custom terrazzo flooring, natural oak veneered millwork, porcelain tiling in varying scales, and custom cabinetry, with a bespoke furniture package offered to buyers. The amenity program exceeds 40,000 square feet and reads like a hotel floor plan. There is a rooftop pool with a bar and shaded seating, the Fouquet's Spa with steam, cold plunge and jacuzzi thermal experiences, a fitness center with private training studio, a Serenity Lounge and juice bar, a golf simulator, a media room, an entertaining suite with catering kitchen, an executive lounge, a meeting room, a salon suite, a children's playroom, and a private landscaped motor court. Fouquet's hospitality is the differentiator: in-building dining includes two restaurants, a bar and a patisserie drawn from the brand's culinary portfolio, and owners receive housekeeping, pantry stocking, event planning, chauffeur service and 24-hour concierge. The brand traces to the legendary Fouquet's brasserie that opened on the Champs-Elysees in 1899, with the hotel marque created by Groupe Barriere in 2006; Miami is its second U.S. location after TriBeCa. The setting is central to the appeal. The Design District is Miami's luxury-retail and gallery core, walkable to Hermes, Louis Vuitton, Dior and the Institute of Contemporary Art, with Midtown, Wynwood and the Julia Tuttle Causeway to the beaches all within minutes. Delivery is expected around 2030.
