Wind at Riverfront · #3309

Wind at Riverfront, also marketed as Wind by Neo, is a 41-story condominium at 350 South Miami Avenue on the north bank of the Miami River, completed in 2008 as the first phase of the larger Riverfront master plan. The tower delivered 489 residences across one-, two-, and three-bedroom floor plans ranging from roughly 700 to 1,400 interior square feet, with balconies on every unit and floor-to-ceiling glass facing the river, the skyline, and Biscayne Bay. The building was developed under the Cabi/Neo Epoch entities as part of a 13.5-acre Riverfront site planned for multiple towers connected by a riverwalk and an internal boulevard. Wind by Neo's delivery in 2008 came right at the start of the global financial downturn, and the building absorbed significant rental conversion in its first years before stabilizing as a long-term Miami River condominium address. The 350 South Miami Avenue site is on the Miami River District boundary with Downtown and Brickell, with the Brickell Avenue Bridge a short walk south and Mary Brickell Village, Brickell City Centre, and the Metromover Financial District station all within a few blocks. Bayfront Park, the Kaseya Center, the Brightline MiamiCentral station, and Government Center are reachable on foot or by Metromover to the north. The Riverwalk pedestrian path runs along the building's frontage and connects east toward downtown and west into the river district. I-95 access is via the SW 8th Street and SW 3rd Avenue ramps a few minutes away, and the Miami Avenue Bridge a half-block north links directly across the river into the Brickell business core. Wind at Riverfront residents share the larger Riverfront amenity podium, which includes a resort-style pool deck with cabanas overlooking the river, a separate lap pool, a fitness center, a spa with sauna and steam, a residents' lounge and screening room, a business center, and a children's playroom. The ground floor opens to the Riverwalk's cafe and retail row, with a Publix supermarket integrated into the broader Riverfront complex. The building has 24-hour security and valet, a controlled-access lobby, and concierge service. Wind tends to attract a mix of downtown professionals, investor-owners, and long-term renters given the unit sizes and Miami River setting, and the building has historically traded at a discount to Brickell-proper towers despite its near-identical walking access to the financial district.
