Oceania IV is a waterfront condominium at 16400 Collins Avenue in Sunny Isles Beach, completed in 1995 as the first of two towers on Oceania Island, the gated enclave on the Intracoastal side of Collins Avenue opposite Oceania I, II and III. A staffed gatehouse controls the island entrance, and the tower overlooks the Oceania marina, with views east to the ocean and south and west over the bay and the Miami Beach skyline. Miami-Dade property records list 158 residences, 107 two-bedroom and 51 three-bedroom homes, plus 20 separately deeded cabanas. Tower floors hold six residences on the 41 to 46 lines: the 42 line is a two-bedroom plan of about 1,530 square feet, the 43 and 44 lines about 1,760 square feet, the 45 line about 1,530 to 1,990 square feet, and the 41 and 46 lines include three-bedroom plans of about 2,340 square feet, with a wraparound balcony on the 41 line. Five townhouses, TH-1 to TH-5, range from about 3,630 to 4,270 square feet; TH-4 and TH-5 are three-level homes with in-home elevators, and TH-5 adds a private two-car garage. Six penthouses, PH41 to PH46, run about 2,760 to 4,150 square feet. Typical residences include floor-to-ceiling windows, full-size washers and dryers, a covered assigned parking space plus valet and a storage cage. On the island, Oceania IV has its own fitness center, tennis courts, community room, business center and pool deck, which listings described as undergoing a complete renovation in 2026. Owners also have the Oceania Club across the street, with beach service, an oceanfront restaurant, a health club and spa with sauna and steam rooms, racquetball and squash courts, a beauty salon and fitness classes. Boat docks in the Oceania marina are sold or rented to Oceania residents when available; a 40-foot slip was offered for rent in July 2026. Oceania Island sits beside the Sunny Isles Boulevard causeway, which leads west to Oleta River State Park and North Miami Beach, while the beach and the Newport Fishing Pier are across the street. Aventura Mall and Bal Harbour Shops are each a short drive. For buyers comparing Oceania IV condos for sale with the beachfront Oceania towers, recent resales have traded at a lower median price per square foot, about $533 in 2026. A 2024 listing referenced an ongoing special assessment, and MLS records generally show up to two leases a year with six-month minimums. In June 2026 penthouse PH41 sold for $2.95 million; other 2025 and 2026 resales closed between about $815,000 and $1.2 million, and asking prices in October 2026 ran from about $785,000 to $1.9 million.
