Ombelle Fort Lauderdale is a two-tower condominium under construction at 300 NE 3rd Avenue in Flagler Village, downtown Fort Lauderdale, developed by Dependable Equities and designed inside and out by ODA. The 44-story towers, connected at a shared podium, hold about 775 residences, the largest condominium project in downtown Fort Lauderdale, from 465-square-foot studios to three-bedrooms of about 1,400 square feet and penthouses to about 2,600 square feet. Residences are sold in two collections: the Flagler Collection on floors 2 through 9 and the Tower Collection on floors 11 through 41. Short-term rentals are permitted with a 30-day minimum. Sales launched in November 2024 from the $400,000s, the project broke ground in August 2026, and completion is expected in 2028. Flagler Village is the arts and restaurant district on the north side of downtown Fort Lauderdale, a short walk from the Brightline station, FAT Village and Las Olas Boulevard, with Fort Lauderdale Beach about 10 minutes east and the airport about 15 minutes south. More than 100,000 square feet of amenities include Fort Lauderdale's first Equinox fitness club, 35,000 square feet with a founding membership for owners, and a 10th-floor amenity level with two resort pools, yoga and Pilates studios, saunas and steam rooms, two indoor pickleball courts, a golf simulator, coworking, a music and recording studio, a creative arts studio, a chef's kitchen, a children's playroom and pet areas. The ground floor holds more than 11,000 square feet of retail.
