SIRO Brickell is the first U.S. project from SIRO, Kerzner International's wellness- and performance-focused hotel brand, and the first SIRO-branded residences anywhere in the world. Located at 9 SE 6th Street on a roughly one-acre site between the Miami River and Brickell City Centre, the development pairs up to 180 hotel rooms and suites with 350 branded condominiums marketed as SIRO Homes. Kerzner is building it alongside two Miami-based partners, Arnaud Karsenti's 13th Floor Investments and Ian Ludmir's Forse Holdings, on a parcel acquired from Swire Properties for $45 million in 2025. Completion is targeted for 2030. What separates SIRO from the wave of fashion- and hospitality-branded towers rising across Brickell is its singular focus on how residents actually feel day to day. Kerzner positions SIRO as its disruptor brand, built around five wellness pillars: fitness, nutrition, sleep, recovery, and mindfulness. Rather than treating a gym and spa as add-ons, the building is organized around them. Communal spaces are anchored by a Fitness Lab and a Recovery Lab, supported by in-house specialist coaching and customizable nutrition programming, with the brand's signature attention to sleep optimization and reducing the toll of travel and high-intensity city living. For Brickell, that is a genuinely different pitch in a neighborhood otherwise defined by luxury name brands and skyline views. The location is central to the value proposition. The site sits steps from Brickell City Centre's shops, restaurants, and Metromover connection, within Miami's densest walkable financial and residential core, and minutes from the Miami River, Mary Brickell Village, and the causeways to the beaches. It is the kind of address where a performance-and-recovery lifestyle, rather than a car, can structure the day. Several project details have not yet been released by the developer. SIRO Brickell remains in pre-construction, with no units yet listed and no public sales pricing, deposit schedule, floor count, or bedroom mix announced. Buyers and investors tracking the project should expect those specifics, along with floor plans and finishes, to follow the formal sales launch. What is already clear is the concept: a vertical wellness community in the center of Brickell, operated by the team behind Atlantis and One&Only, built for owners who want fitness, recovery, and nutrition designed into the building itself rather than booked elsewhere.
