Onix Delray Beach

Ónix Delray Beach, also marketed as Onix Delray and the ONIX Residences of Delray Beach, is a four-story boutique condominium under construction at 318 SE 5th Avenue in downtown Delray Beach. Boca Raton-based 1112 Development, led by Mike Bokzam, is the developer, with investors including Gussie and Haley Busch. Norberto Loianno is the architect, and Black Star Construction Group is the builder. The building holds 26 two- and three-bedroom residences on three floors above about 5,000 square feet of ground-floor retail. The developer's 2025 release puts residences at about 1,400 to 2,000 square feet, with ceilings above 10 feet. Homes have floor-to-ceiling glass, glass balconies and walk-in closets, along with kitchens with waterfall islands and EuroStone counters and primary baths with soaking tubs and floor-to-ceiling Porcelanosa tile. Residents park in a covered garage, and EV charging is provided. The design uses natural wood and white onyx finishes, with fluted wood details on the facade. Shared spaces center on a resort-style infinity pool with cabanas, fire-pit seating and a summer kitchen. There is also a club room with a lounge and prep kitchen and a fitness center overlooking the pool. Key-fob entry, private storage and a package room round out the building services. The site is about three blocks south of Atlantic Avenue, near Pineapple Grove and the Sundy Village project. 1112 Development bought the land for $3.9 million in March 2023, the same month the city's Site Plan Review and Appearance Board approved the plans. Douglas Elliman was set to launch sales in late 2023. The developer announced the start of vertical construction in May 2025, when it reported about 30 percent of the residences sold at prices from $1.549 million. Several residences were still listed for sale in 2026, with asking prices of about $1.6 million to $2.2 million in November 2026 listings, and we have not found a certificate of occupancy.
