Onix Delray Beach: 26-Residence Boutique Condo Near Atlantic Avenue, Buyer's Guide (2026)

Ónix Delray Beach, also marketed as Onix Delray and the ONIX Residences of Delray Beach, is a four-story condominium with 26 residences at 318 SE 5th Avenue, Delray Beach, FL 33483. It sits about three blocks south of Atlantic Avenue in downtown Delray Beach. 1112 Development, a Boca Raton firm led by Mike Bokzam, is the developer, and Black Star Construction Group is building it. The Coastal Star reported in 2023 that Norberto Loianno is the architect and that investors include Gussie and Haley Busch.

The building has two- and three-bedroom homes on three floors above about 5,000 square feet of ground-floor retail. The developer announced the start of vertical construction in May 2025, when prices started at $1,549,000. Residences are still listed for sale, and the MLS listings we reviewed in November 2026 asked about $1.6 million to $2.2 million. This guide covers the homes, amenities, location and timeline, and how Ónix compares with other boutique condos in Delray Beach and Boca Raton.

Residences and sizes

Ónix has 26 two- and three-bedroom residences. The developer's May 2025 release puts them at about 1,400 to 2,000 square feet. A 2023 report in The Coastal Star gave a top size of 2,200 square feet, so ask for the current plan of the residence you want.

MLS listings give a sense of the range. In the listings we reviewed in November 2026, two-bedroom, two-bath homes were listed at 1,495 and 1,514 square feet and a three-bedroom at 1,900 square feet, using the builder's interior figures. Unit numbers run from the 200s to the 400s, so the homes sit on the second through fourth floors above the retail.

The residences have:

  • Ceilings above 10 feet, with floor-to-ceiling glass and glass balconies.
  • Kitchens with waterfall islands, EuroStone counters and flat-front cabinetry.
  • Primary baths with soaking tubs and floor-to-ceiling Porcelanosa tile.
  • Walk-in closets, natural wood flooring options and smart-home pre-wiring.
  • Natural wood and white onyx finishes.

Architecture and project renderings

Ónix is a low, wide building that fits the scale of downtown Delray. The street facade pairs white bands with wood-toned panels, fluted wood details and a vertical entry tower marked "318." Shops line the sidewalk, and the homes sit above them behind glass balconies. On the west side, the pool deck sits on the podium above the garage, with planting spilling over the edges.

The gallery shows the street facade at dusk, the west side with the pool deck, cabanas and club room, and renderings of a living room and kitchen, a primary bedroom and a primary bath. Since the building is now under construction, compare these images with the site itself and with any finished model the sales team can show you.

Amenities

For a 26-residence building, Ónix has a full shared-space list:

  • Pool deck: a resort-style infinity pool with cabanas, fire-pit seating and a summer kitchen.
  • Club room: a lounge with a prep kitchen.
  • Fitness center overlooking the pool.
  • Parking and storage: covered garage parking with EV charging and private storage.
  • Building services: key-fob entry and a package room.

With only 26 owners, the pool and club room should see less traffic than in a large tower. The flip side is that a small group shares the building's costs. Ask for the projected monthly assessment early.

Location: SE 5th Avenue in downtown Delray Beach

The site is on SE 5th Avenue, the southbound side of Federal Highway, in the Osceola Park area. Atlantic Avenue, downtown Delray's main street for restaurants and shops, is about three blocks north. Pineapple Grove and the Sundy Village project are nearby.

That puts Ónix within walking distance of downtown, which is its main draw. It is not a beach or waterfront building. Buyers who want the ocean should also look at Echelon, a 14-residence oceanfront condo on South Ocean Boulevard and the other Delray Beach building on our site. Since Ónix fronts a busy road, check the noise and outlook from the side of the building you are considering. For more choices nearby, see our Boca Raton guide.

Project status and timeline

  • March 2023: 1112 Development buys the land for $3.9 million, and Delray Beach's Site Plan Review and Appearance Board approves the plans, according to The Coastal Star. The project cost is reported at $50 million.
  • November 2023: Sales are set to launch through Douglas Elliman.
  • May 2025: The developer announces the start of vertical construction and reports about 30 percent of the residences sold, with prices from $1,549,000.
  • 2026: Residences are listed for sale on the MLS as new construction, and some are under contract.

Earlier timelines have passed: 1112 Development's website still shows a summer 2024 estimate, and The Coastal Star reported in 2023 that completion would follow 18 to 24 months after a spring 2024 groundbreaking. As of November 5, 2026, we had not found a certificate of occupancy or a completion announcement. Ask the sales team for the current completion and closing dates.

Ónix vs. nearby boutique condos

There is only one other Delray Beach building on our site, so the closest comparisons are in Boca Raton, a short drive south.

Glass House is the closest match: a similar number of homes in a downtown core, but in a taller building. The Mandarin Oriental is a larger, branded option at Via Mizner. Echelon trades a downtown address for the beach. Our guides to Echelon, Glass House and The Residences at Mandarin Oriental, Boca Raton cover each in more detail.

How to buy at Ónix Delray Beach

  1. Ask what is left. Request the current list of available residences with floor plans and prices, and register on the Ónix building page for updates.
  2. Check every closing cost. Ask for a full estimate of what you will pay at closing beyond the purchase price, including any developer fees, and confirm it in your contract.
  3. Confirm the schedule. Ask when the building is expected to be finished, when closings will start and what deposits are due before then.
  4. Read the condo documents. We have not seen a published rental policy. Get the declaration, rules and proposed budget before you sign, especially if you plan to lease.
  5. Pick your side of the building. Decide whether you want the street side or the pool side, and confirm whether your residence comes with one parking space or two.
  6. Compare before you commit. Weigh Ónix against other pre-construction condos in Palm Beach County, and read our guide on why buy pre-construction for the risks to check at contract.
