OPUS Coconut Grove: 3137 SW 27th Avenue Pre-Construction Condo Guide (2026)
OPUS Coconut Grove is a six-story boutique condominium at 3137 SW 27th Avenue in Coconut Grove, Miami. It is being built by META Development, a joint venture of Lucid Investment Group and Iron Capital whose CEO is Andrew Rasken, and designed by Kobi Karp. Brazilian designer Joao Armentano is doing the interiors, his first Miami project. The building has 14 residences: 12 three-bedroom homes on levels 2 through 4 and two penthouses, with a pool on the roof. Florida YIMBY reported the groundbreaking in April 2026, and the current completion target is 2027.
Also called OPUS Grove, it is one of the smallest new buildings in the Grove's pre-construction pipeline. This guide covers what the developer, its sales team and public records show about the residences, floor plans, amenities, parking and timeline. It also compares OPUS with other Coconut Grove pre-construction condos. For the wider neighborhood, start with our Coconut Grove guide.

These figures come from the developer's launch coverage in April 2025, reporting by Coconut Grove Magazine (June 2025), Commercial Observer (August 2025) and Florida YIMBY (April 2026), the SERHANT development page and the developer floor plans on our building page. Boutique programs can change during construction, so confirm each line with the sales team before relying on it.
A note on the address
The developer and its sales team market the building as 3137 SW 27th Avenue. Commercial Observer's August 2025 report and the MLS use 3127 SW 27th Avenue. Both are correct parts of the same site. Miami-Dade Property Appraiser records show both addresses as parcels of the former Grape Tree Townhouse Condo, under the same owner. If you search listings or public records, check both numbers.
Residences, sizes and OPUS floor plans
With 14 homes on six floors, OPUS is a very small building. The marketed product is all three- and four-bedroom homes, with no one- or two-bedroom residences.
The developer's floor plans for the 12 standard residences (2A through 4D) are all three bedrooms and three and a half baths, four per floor on levels 2, 3 and 4. Interior areas from those plans:
| Line | Level 2 | Level 3 | Level 4 |
|---|---|---|---|
| A | 2A: 1,946 sq ft | 3A: 1,940 sq ft | 4A: 1,940 sq ft |
| B | 2B: 2,548 sq ft | 3B: 1,926 sq ft | 4B: 1,926 sq ft |
| C | 2C: 1,945 sq ft | 3C: 1,944 sq ft | 4C: 1,944 sq ft |
| D | 2D: 2,544 sq ft | 3D: 1,905 sq ft | 4D: 1,905 sq ft |
Figures are interior square footage from the developer floor plans. Terraces are extra, about 307 to 956 square feet.
What the plans show:
- Most standard residences are about 1,900 to 1,950 square feet inside. The A and C lines stay at about that size on every floor.
- Residences 2B and 2D are the largest standard interiors, at about 2,544 to 2,548 square feet, roughly 600 square feet more than the same lines above.
- Residences 3B and 3D have the largest terraces, about 948 to 956 square feet. That is close to half their interior area again as outdoor space.
- The MLS listing for Residence 2A shows 1,950 square feet interior plus a 319-square-foot terrace. That is slightly different from the 1,946 on the developer plan, so use the contract exhibits for the exact figure.
The overall published range of 1,905 to 3,884 square feet includes the two penthouses. The developer has not tied the four-bedroom layouts or the top of that range to specific penthouses, and the sources do not say whether 3,884 is interior or total area. Ask the sales team for the penthouse plans directly.
The floor plans are on the OPUS Coconut Grove building page.
Residence features
According to PROFILEmiami's April 2025 launch report, Coconut Grove Magazine's June 2025 report and the MLS listing for Residence 2A, the residences include:
- Ceilings up to 12 feet and floor-to-ceiling impact glass
- Private terraces, with wraparound terraces on corner residences
- Private or semi-private elevator access with secured foyers
- Sub-Zero and Miele appliances (the sources name different brands, so confirm the package)
- Porcelain floors
- Full-size washers and dryers
- Smart-home infrastructure
With four residences per standard floor and private or semi-private elevator access, few owners should share each landing. Ask which residences have a fully private elevator and which share one.
Architecture and project renderings
Kobi Karp's design is a compact six-story building with deep horizontal floor slabs, glass-railed terraces running the length of the residential floors, and a planted roof edge. Coconut Grove Magazine reported that the facade uses natural materials such as Roman travertine and wood slats. The renderings show the garage entry and lobby at street level on SW 27th Avenue, and a pergola-covered structure on the roof above the pool deck.
Project renderings from the developer's marketing materials. They show design intent, not finished construction.
The renderings show the front of the building from the street. They do not show the sides or rear, which is where views and privacy will differ most between lines on a site this small. Ask which residences face the avenue, which face the sides or rear, and what sits on the neighboring lots.
Amenities
For a 14-residence building, OPUS has a long amenity list. The roof holds the main outdoor space:
- Rooftop pool with a bar, lounge and outdoor kitchen
The rest of the published program (the sources do not say which level each one is on):
- 4,300-square-foot sundeck
- Fitness center
- Spa with sauna, steam room and massage room
- Business lounge and private business suites with a conference room
- Children's playroom
- Private wine storage
- Indoor and outdoor lounges, with a kitchen and barbecue area
- 24-hour concierge, valet and security
- Bike storage
At OPUS, services like 24-hour concierge, valet and security are paid for by only 14 owners. When you compare OPUS with larger Grove projects, ask for the projected operating budget and how it is allocated per square foot, not only the monthly assessment on one residence.
Parking
OPUS uses a KLAUS automated multiparking system with up to three spaces per residence, EV charging and 24/7 valet, according to the sales team and Florida YIMBY. Automated systems save room on a small site, but they change daily routines. Ask how long it takes to get a car back at busy times, what happens during a power outage or maintenance, which spaces have EV charging, and whether the third space comes with every residence or only some.
Location: SW 27th Avenue in Coconut Grove
OPUS sits on SW 27th Avenue in ZIP code 33133, a short distance from GlassHaus, a completed boutique condo on the opposite side of the avenue at 3156 SW 27th Avenue. The site was the Grape Tree Townhouse Condo, built in 1982. Property appraiser records show HARBOUR 3127 LLC bought the parcels from 27th Ave Grove Development LLC on September 13, 2023, for $6.75 million. Commercial Observer reported in August 2025 that META had bought out a 1982 condo on the site about two years earlier.

Before you commit, walk or drive the trips you would make every day, at the times you would make them. A street-level rendering cannot show you traffic on the avenue.
Pricing
Reported starting prices have moved over time:
| Date | Source | Reported price |
|---|---|---|
| April 2025 | Launch coverage (PROFILEmiami) | From $2.5 million |
| August 2025 | Commercial Observer | From $2.8 million |
| April 2026 | Groundbreaking coverage (Florida YIMBY) | From about $2.8 million to $3 million |
| October 2026 | SERHANT development page | $2.6 million to $8 million |
The reports do not say which residence each starting price applied to. With more than half the building sold, ask the sales team for the current price list rather than relying on an earlier starting figure.
Listing data (as of 2026-10-22): an MLS listing for Residence 2A (3 bedrooms, 3.5 baths, 1,950 square feet interior plus a 319-square-foot terrace) was entered on May 19, 2026 at $2,600,000, about $1,333 per interior square foot. The listing shows an HOA of $4,192 a month and a 183-day minimum lease. These figures were entered by the listing agent, not taken from the developer's budget or condominium documents. Check the building page for current availability.
Project status and timeline
| Date | Milestone |
|---|---|
| September 13, 2023 | HARBOUR 3127 LLC buys the Grape Tree Townhouse Condo parcels for $6.75 million (property appraiser) |
| August 2024 | Sales launch reported by CoStar |
| April 24, 2025 | Launch coverage of OPUS, with a summer 2026 completion target at the time |
| June 2025 | About 50 percent sold. Demolition planned for July and groundbreaking for September 2025, with a Q4 2026 target (Coconut Grove Magazine) |
| August 2025 | $28 million construction loan from Arixa Capital of Los Angeles. Target moves to 2027 (Commercial Observer) |
| December 2025 | The Nicolas Group at SERHANT replaces Douglas Elliman as exclusive sales team (The Real Deal) |
| April 2026 | Groundbreaking reported, with demolition complete, vertical construction starting and more than 50 percent sold (Florida YIMBY) |
| October 2026 | SERHANT development page lists 2027 completion |
What the timeline shows:
- The groundbreaking came about seven months after the September 2025 plan. The completion target has moved from summer 2026 to Q4 2026 to 2027.
- OPUS is META's first Miami project to enter construction, according to Florida YIMBY. The developer does not have a completed Miami building to inspect, so look closely at the contractor, the construction lender and the contract's completion terms.
- No topping-off had been reported as of this guide's date.

Sources: the developer and January 2026 groundbreaking coverage for The Well, PROFILEmiami (August 2026) and other 2026 reports for Ziggurat, Florida YIMBY and PROFILEmiami (March 2026) for Arbor, and our own building records for GlassHaus.
How they compare:
- The Well is the large-building alternative. It has about 14 times as many residences, a lower entry price and a target more than a year later than OPUS. See our The Well Coconut Grove guide.
- Ziggurat at 3101 Grand Avenue is the closest match in scale. It has 18 or 19 residences (reports differ) in a three-story building, with two- to five-bedroom plans from about 1,254 to more than 5,000 square feet. Its range covers smaller and much larger homes than OPUS's three-bedroom standard plans. See our Ziggurat Coconut Grove guide.
- Arbor at 3034 Oak Avenue reached its temporary certificate of occupancy in March 2026, which matters if you would rather not wait for construction. See our Arbor Coconut Grove guide.
- GlassHaus, on the other side of SW 27th Avenue, is the completed boutique building on the same stretch of the avenue. OPUS is the newer and smaller of the two.

How to buy at OPUS Coconut Grove
- Check current availability first. With more than half the building sold by April 2026, the residence you want may already be gone. Join the waitlist on the OPUS Coconut Grove building page and ask the sales team which plans are still available.
- Pick your line and floor from the plans. Decide whether you want the larger level-2 interiors (2B and 2D), the big level-3 terraces (3B and 3D) or the roughly 1,900-to-1,950-square-foot A and C lines. If you need four bedrooms, ask for the penthouse plans.
- Get the condominium documents. Ask for the proposed budget, the per-square-foot assessment, the rental and leasing rules, and how the automated parking and its maintenance are paid for. The 183-day minimum on one MLS listing is not a substitute for the declaration.
- Review the deposit schedule and completion terms. The target has already moved twice, so read what the contract says about delays and outside completion dates. Our guide on why buy pre-construction in Miami explains what to look for at contract.
- Compare a resale against buying from the developer. A listed residence like 2A may come with different deposit and assignment terms than a developer contract. Compare price per square foot, terrace area and closing timeline on the same basis.
- Compare against the wider pipeline. Our monthly Miami pre-construction condos roundup tracks what is selling across the market.
