Echelon Delray Beach (1625 Ocean): 14-Residence Oceanfront Boutique Condo, Buyer's Guide (2026)

Echelon, marketed at launch as 1625 Ocean, is a 14-residence oceanfront condominium at 1625 South Ocean Boulevard (State Road A1A) in Delray Beach. US Construction developed the building and served as its general contractor, and Randall Stofft designed it, drawing on Saint Barth and Saint-Tropez, according to Florida YIMBY. It sits on about 1.17 acres with 120 feet of beachfront and was completed in 2023.

The building is small: three residential floors, 14 homes including four penthouses, two private parking spaces per residence and semi-private elevators. This guide covers what was built, what has traded, what it costs to own and how it compares with other boutique buildings on the southern Palm Beach County coast. For other condos in the city, see our Delray Beach buildings page.

Residences and sizes

Every residence at Echelon has three or four bedrooms, and each faces the ocean or the Intracoastal side of the property. The developer named each residence after a musical artist; a current penthouse listing, for example, is marketed as "The Sting Residence."

Published sizes vary by source, mostly because some count terraces:

SourceSize figure
Sales launch, February 20213,500 to 5,000 sq ft, three- and four-bedroom plans
Florida YIMBY, January 20222,475 to 3,543 sq ft, three bedrooms
Current listing summaries, 2026About 2,678 to 3,648 sq ft under air
Penthouse 11 listing, October 20263,069 sq ft under air; about 5,171 total sq ft with a terrace of nearly 2,000 sq ft

The fairest summary is about 2,500 to 3,650 square feet of interior space, with the penthouses adding large wraparound terraces. Ask for the condominium plat or the declaration's unit description for exact figures on any residence you consider.

Launch materials and current listings describe floor-to-ceiling impact glass, terraces with summer kitchens (a Wolf outdoor kitchen and gas heater are cited on listings), Sub-Zero and Wolf appliances, marble and wide-plank wood floors, and plunge pools on some terraces, including the penthouse now listed. The building has six elevators serving the residences semi-privately, so most homes open directly from an elevator rather than a shared corridor.

Architecture and design

Randall Stofft, whose firm is based in Delray Beach, designed Echelon as a contemporary low-rise with glass balconies and landscaped courtyards. Florida YIMBY's 2022 report described the style as postmodern with floor-to-ceiling windows and listed Design Studio Boca, Caulfield & Wheeler and TLC Engineering for Architecture on the project team. The same architect designed the three-residence Manatee Pointe at Lago Mar in Boca Raton.

Amenities

Echelon's amenities are scaled to 14 households:

  • Oceanside pool and spa, with cabanas
  • Private beach pavilion and a dune walkover to 120 feet of beach
  • Fitness studio
  • Owners' lounge or clubhouse, with a game and billiards room listed on some building profiles
  • Key-card gated entry and on-site management
  • Two private parking spaces per residence, in covered or private garages; listings cite EV charging and private storage
  • A building generator, according to the current penthouse listing

The 2021 launch materials also mentioned a garden and a golf cart for residents. Confirm which services remain in the current budget, since amenities in buildings this size are often adjusted after owners take control of the association.

Location: South Ocean Boulevard

Echelon is on the oceanfront stretch of A1A south of downtown Delray Beach, about a mile and a half south of Atlantic Avenue, the city's restaurant and shopping street, and north of Linton Boulevard. The Intracoastal Waterway runs parallel to the west. Boca Raton is a short drive south and Palm Beach International Airport is about 17 miles north.

This part of Delray's coast is lined with homes and low-rise condominiums rather than towers. When the site was bought, the South Florida Business Journal pointed to the small number of vacant parcels in the area; Echelon replaced an older apartment building. The trade-off is fewer services than a full-service tower: there is no restaurant or hotel on site, and residents drive to Atlantic Avenue or downtown Boca Raton for dining. For more boutique and oceanfront options a short drive south, see our Boca Raton guide.

Prices, recent sales and carrying costs

Our MLS feed does not carry records for this building, so the figures below come from public listing records as of October 2026.

Recent sale: one residence, which Compass lists as Residence 10, sold for $6.35 million within the 12 months before October 2026, at its asking price after about 105 days on the market.

Current listing: Penthouse 11, "The Sting Residence," was listed in October 2026 at $6.595 million. It has four bedrooms, three full and one half baths, 3,069 square feet under air, a wraparound terrace of nearly 2,000 square feet with a plunge pool and summer kitchen, and a two-car garage. That is about $2,149 per square foot of interior space.

Association fee and taxes: the same listing shows a monthly association fee of about $7,207, which covers common areas, insurance, grounds and structure maintenance and the pool, and 2025 property taxes of about $107,400. That fee works out to about $2.35 per square foot of interior space each month. In a small oceanfront building, insurance and staffing are split across only 14 owners, so ask how much of the fee is insurance.

With 14 residences, Echelon may go months without a listing, and each sale moves the building's price history noticeably. Compare price per square foot of interior space, not total area including terraces.

Echelon is the only building in this group directly on the ocean with a private beach and no tower. What to check before you buy

  1. Association finances. Request the current budget, reserve schedule, insurance policy and the last two years of minutes. In a 14-unit building, each owner's share of a roof, seawall or insurance increase is large.
  2. Structural integrity reserve study. Florida requires a SIRS at least every ten years for condominium buildings of three or more habitable stories. A new building's first milestone inspection is generally due 30 years after its certificate of occupancy. Our milestone inspection and SIRS guide explains what to ask for.
  3. Coastal factors. Ask about the dune and beach conditions, any coastal construction permits and how the building's flood and windstorm coverage is structured.
  4. Warranty status. For a 2023 building, ask whether any construction warranty claims are open and whether the association commissioned a turnover inspection.
  5. Rental and pet rules. We have not seen published rental minimums. Listings say pets are allowed with restrictions; read the declaration before assuming a lease or pet plan.
  6. Exact square footage. Confirm interior versus total area for the specific residence before comparing prices.
