Glass House Boca Raton: 28-Residence Downtown Condo on Palmetto Park Road, Buyer's Guide (2026)
Glass House Boca Raton is a 28-residence condominium under construction at 280 East Palmetto Park Road in downtown Boca Raton. It rises nine residential stories, with a rooftop pool and amenity deck on the tenth level, on a 0.62-acre site that previously held a Bank of America private bank building. The developer is 280 E Palmetto Park Road LLC, whose principals have included Brandon Chasen and Paul Davis of Baltimore-based Chasen Companies, with Noam Ziv named as CEO and partner in the March 2026 financing announcement. GarciaStromberg of West Palm Beach is the architect, Wade Hallock of Hallock Design Group designed the interiors, AGTLAND is the landscape architect and Kaufman Lynn Construction is the general contractor.
The building is marketed as downtown Boca Raton's first modern all-glass residential building. In March 2026 the developer closed a $70 million construction loan from Maxim Capital, reported more than one-third of residences sold and pointed to completion in late 2027. This guide covers the residence plan, amenities, the construction timeline, what MLS listings show about pricing and how the project compares with other Boca Raton condos.

Sources for this table are Florida YIMBY's February 2024, September 2024 and March 2026 reports, The Coastal Star's 2024 report on the site, and the developer's March 2026 financing announcement as published by Miami Living and Multi-Housing News.
Residences and sizes
Glass House holds 28 residences across nine floors, with three to four homes per floor according to the developer's sales site. Plans run from two to four bedrooms. The published size range has narrowed slightly as plans were finalized: 2024 launch coverage gave about 2,550 to 3,990 square feet, Florida YIMBY's September 2024 approval report cited 2,504 to 3,950 square feet, and the March 2026 financing announcement listed 2,504 to 3,865 square feet. Launch materials also described half-floor and full-floor layouts, so ask whether any lines remain available for combination.
MLS listings filed in 2025 and 2026 give a few plan-specific data points:
| Residence | Bedrooms | Interior size | Note |
|---|---|---|---|
| Residence 31 | Three bedrooms, 3.5 baths | 3,085 sq ft | Listing cites 595 sq ft of outdoor space |
| Residences 73 and 93 | Four bedrooms, 4.5 baths | 3,685 sq ft | Listing cites 1,208 sq ft of outdoor space |
| Residence 82 | Four bedrooms, 4.5 baths | About 3,865 sq ft | Southeast corner of the eighth floor |
These are the residences listed on the MLS, not a full floor-plan catalog. The developer has not published sizes for each two-bedroom plan, so request the plan sheet for the specific line you want.
Published interior features include ceilings of about 9 feet 1 inch, floor-to-ceiling glass, terraces 8 to 12 feet deep, European cabinetry, stone countertops, kitchen islands with induction cooktops, speed ovens, vacuum-seal drawers and built-in wine coolers, spa-style primary baths with separate vanities, full-size laundry rooms and smart locks. The 2024 launch materials also described private or semi-private elevator access, built-in gas grills on terraces and automated shading, lighting and climate control.
Architecture and design
GarciaStromberg designed Glass House as a modern glass building, which the developer presents as a first for downtown Boca Raton's residential stock. The firm also designed the nearby ALINA Residences on Mizner Boulevard. The developer's sales site describes the interiors by Hallock Design Group as "warm minimalism" with natural materials. The building has two entrances, according to Florida YIMBY's 2024 report: a private entrance on Southeast Third Avenue and a discreet one on East Royal Palm Road.

Amenities
The amenity program is split between the roof and the ground floor:
- Tenth-floor rooftop: pool with an in-pool sun deck, jacuzzi, private cabanas, outdoor catering kitchen with barbecue, covered seating and a fire-pit lounge
- Fitness center with a recovery and stretching room, sauna, steam room and an experience shower; 2024 materials also listed a plunge pool
- Palmetto Lounge, a residents-only lounge on the ground floor
- Monitored entry, with current MLS listings describing a 24-hour concierge
- Two levels of underground parking with two spaces per residence, EV-charger-ready spaces and a limited number of private two-car garages
- Air-conditioned storage
- A complimentary annual Sollis Health medical concierge membership, subject to availability, according to the March 2026 announcement
Early sales materials also mentioned limited preferred memberships to The Boca Raton resort, without golf, and a resident shuttle. Ask the sales team whether those offers still apply and on what terms. Pets are allowed, according to the 2026 materials; get the pet rules in writing.
Location: Palmetto Park Road, downtown
Palmetto Park Road is the main east-west street linking downtown Boca Raton with the beach. Glass House sits on the south side of the corridor, within walking distance of Royal Palm Place and a short distance from Mizner Park. The developer says the beach and the Brightline station are each less than a mile away. Upper-floor listings describe views over the Intracoastal Waterway toward the ocean and over the golf course at The Boca Raton.
The trade-off of a downtown site is that the building is in a busy, mixed-use area rather than on the water. Buyers who want a beach or Intracoastal address will be looking at a different set of buildings. Buyers who want to walk to restaurants and shops in a new, small building will find the location useful. Our Boca Raton guide covers the wider city.
Timeline and construction status
| Date | Milestone |
|---|---|
| Before 2024 | Developer buys the 0.62-acre former bank site for $9.75 million, according to The Coastal Star |
| Early 2024 | Sales launch with pricing from $2.5 million to $6.9 million |
| September 2024 | Florida YIMBY reports the City of Boca Raton's approval |
| April 2025 | Groundbreaking, per the developer's 2026 announcement |
| 2025 to early 2026 | Foundation work, auger cast pile drilling and excavation completed under a $9 million early-works loan from Maxim Capital |
| March 2026 | $70 million Maxim Capital construction loan closes, arranged by Arrow Real Estate Advisors; more than one-third sold |
| Second quarter 2026 | Vertical construction expected to begin |
| Late 2027 | Expected completion |
The schedule has moved. The 2024 launch coverage targeted a first-quarter 2025 groundbreaking and completion in fall 2026; the March 2026 announcement moved completion to late 2027, and the developer described the project as on track for that date. The MLS listings carry a 2027 year built. Treat late 2027 as a target, not a contractual closing date, and read the outside completion date in the purchase contract.
Prices and carrying costs
At the 2024 launch, residences were priced from about $2.5 million to $6.9 million. By March 2026 the developer quoted $2.7 million to more than $8 million.
MLS listings as of October 2026 show four residences: three active at asking prices of $4.333 million (Residence 31, three bedrooms, 3,085 sq ft), $6.751 million (Residence 73, four bedrooms, 3,685 sq ft) and $7.73 million (Residence 93, four bedrooms, 3,685 sq ft), plus Residence 82, a four-bedroom of about 3,865 sq ft listed at $7.417 million, under contract since December 2025. Asking prices run from about $1,400 to $2,100 per square foot, with higher floors priced higher. No closings have been recorded, since the building is not finished.
Association fees: these listings show projected monthly fees of about $4,400 to $5,500, or roughly $1.43 per square foot. Projected budgets for unfinished buildings often change before closing, so ask for the current proposed budget and reserve schedule.
How Glass House compares in downtown Boca Raton
| Building | Address | Residences | Status | Notes |
|---|---|---|---|---|
| Glass House Boca Raton | 280 E Palmetto Park Rd | 28 | Under construction, late 2027 target | Nine stories plus rooftop; 2,504 to 3,865 sq ft |
| Royal Palm Residences | 475 E Royal Palm Rd | 48 | Recently completed | Nine stories; three to five bedrooms, about 2,425 to 7,168 sq ft |
| ALINA Residences | 200 to 220 SE Mizner Blvd | About 303 | Completed in phases | Three nine-story buildings, also by GarciaStromberg |
| The Residences at Mandarin Oriental | 105 E Camino Real | About 85 to 89 | Unfinished; in litigation | Branded tower at Via Mizner |
Glass House is the smallest of these buildings and the only one with a published 2027 delivery target. Smaller, older options such as Tower 155, a 12-story building completed in 2020 near Mizner Park, trade at lower price points. Royal Palm Residences is the nearest peer by size and price point, and it is finished, so buyers can tour real homes and review an operating budget. ALINA offers more residence types and a larger amenity program at a larger scale. Buyers attracted to Glass House's small size should weigh it against the delivery risk that any pre-construction purchase carries.
How to evaluate Glass House before you buy
- Pick the floor and exposure first. With three or four homes per floor, corner lines and upper floors drive both price and views. Compare Residence 31's asking price per square foot with the eighth- and ninth-floor listings to see how much height costs.
- Ask for the plan sheet and terrace area. The listings show outdoor space ranging from about 600 to more than 1,200 square feet on different lines.
- Read the deposit schedule and escrow terms. No deposit structure has been published. Ask how much is due at contract and at later milestones, and whether deposits above 10 percent may be used for construction under Florida law.
- Confirm the outside completion date in the contract and what remedies you have if it passes.
- Get the proposed budget and the rules on rentals and pets, since neither rental minimums nor a final budget has been published.
- Check what comes with the residence: two parking spaces, whether a private garage or storage unit is included and any club or medical-concierge memberships.
