The Opus at 701

The Opus at 701 is a planned 13-story boutique condominium at 701 Bayshore Drive in Fort Lauderdale's Central Beach area, on the Intracoastal side of the street. The site combines two adjacent waterfront parcels at 623 and 701 Bayshore Drive. William Lougheed, owner of the New York construction firm CNB Contracting, is developing the project with real estate finance executive Richard Mach, and Adache Group Architects designed the building. Plans call for 54 residences in two- and three-bedroom layouts, with three bedrooms the most common plan, plus penthouses at the top. Residences range from about 1,825 to 2,987 square feet, and each has a private balcony facing the Intracoastal. Parking is planned for 114 cars in a three-story podium below the residential floors. The published amenity program includes a resort-style saltwater pool, a fitness center, a spa and a mix of open-air gathering areas and quieter lounges. Renderings show a rooftop pool deck, a second pool at the water's edge and a covered arrival court on Bayshore Drive. The team has also described potential deep-water dockage. The Opus sits just north of The Ritz-Carlton Residences site at 551 Bayshore Drive and a short walk west of Fort Lauderdale Beach. The developers assembled the site in 2023 and 2025 for a combined $19.5 million, and the project will replace the mid-century Manhattan Tower apartment hotel; the team has proposed a sculpture of the old tower for the new lobby. The Fort Lauderdale City Commission approved the project unanimously on May 5, 2026, and the team said it expected construction to start in early 2027, once financing was in place. The entitled site has also been advertised for sale on commercial real estate listing services, so the developer and timeline could change. Sales have not opened and pricing has not been released.
