Sixth&Rio

Sixth&Rio is a boutique condo building under construction at 501 SE 6th Avenue in Fort Lauderdale, on the south bank of the New River in Rio Vista, beside Smoker Family Park. OceanLand Investments is the developer, through the entity 501 Aviva Owner, LLC. FSMY Architects + Planners designed the building, Stiles Construction is the general contractor and IDDI designed the common areas. The eight-story building has 94 residences, from one to four bedrooms, including townhome residences and four penthouses. Homes range from about 930 to 2,300 square feet. The developer lists prices from $900,000 to $3.5 million. Kitchens have Sub-Zero and Wolf appliances with induction ranges and Franke fixtures, finishes are by Italkraft, and the building allows rentals with a minimum three-month lease. The facade has curved balconies and floor-to-ceiling glass, and its undulating form follows the bend of the New River, with Art Nouveau and Art Deco touches. On the roof, a sky terrace has an infinity-edge pool, private cabanas and outdoor dining facing the river and the downtown skyline. Inside are a riverfront clubroom with a wine bar and billiards, a fitness center, co-working suites, a private conference room, an owners' speakeasy lounge and 24-hour concierge. The free Water Trolley dock is steps away and crosses to Las Olas and Downtown Fort Lauderdale. OceanLand bought the site in 2021 for $11.3 million, buying out an older condo that stood there, and launched sales in February 2023. Groundbreaking was reported in May 2023, and $96 million in construction financing followed in 2024. In June 2026 the developer said delivery was on track for November 2026, with a limited number of residences left. We have not found a certificate of occupancy or first closings yet.
