A joint venture between Miami's Prosper Group, led by CEO Jay Roberts, and Belgium's century-old Versluys Group is planning a 60-story, 158-residence luxury tower on the north edge of Brickell, fronting the Miami River. The roughly one-acre site assembles three parcels at 99 SW 7th Street, 66 SW 6th Street, and 625 SW 1st Avenue, carved out of the larger three-tower riverfront assemblage that Newgard Development Group and Two Roads Development put together for LOFTY Brickell and The Standard Residences. Prosper acquired this portion in early 2025, and the $650 million project marks Versluys Group's first development in the United States. With more than 300 feet of direct frontage on the Miami River, the tower secures one of the last sizable stretches of developable waterfront in the urban core, set within steps of the city's growing Riverwalk pedestrian promenade. The location places residents within walking distance of Brickell City Centre's shopping and dining and the Financial District's office towers, with quick access to I-95, the Brightline station at MiamiCentral, and Miami International Airport. Plans call for approximately 35,000 square feet of ground-level food and beverage and retail space, reinforcing the river's transformation from a working waterway into a walkable mixed-use district. The development team has framed the project as a meeting of European craftsmanship and Miami's high-rise market: Versluys, founded in 1908, brings a long track record in luxury coastal residential development along the Belgian coast, while Prosper handles the local entitlement, construction, and sales execution. Brandon Haw Architecture is leading the design alongside ODP Architecture & Design. A 30-month construction schedule points to a 2028 delivery, with the sales launch anticipated in 2026. As of now the developers have not released an official marketed condominium name, final pricing, unit sizes, bedroom mix, deposit terms, or a detailed amenity program. Buyers and investors tracking the Miami River corridor should treat the tower as an early-stage, pre-launch opportunity on a scarce piece of direct riverfront, with the boutique residence count of 158 over 60 floors signaling a low-density, view-driven product distinct from the adjacent LOFTY Brickell and Standard towers on the same original land assemblage.
