Solana Bay

Solana Bay (also marketed as Solana Bay Residences) is a planned 10-story boutique condominium at 2305 NE 123rd Street in North Miami, FL 33181, on Biscayne Bay near the Broad Causeway. Kolter Urban and BH Group are developing it as a joint venture. Arquitectonica designed the building, and Los Angeles firm Avenue Interior Design designed the residences. Douglas Elliman is the exclusive sales agent, and Kolter Urban's homepage lists Solana Bay as now selling. The sales gallery is across the street at 2248 NE 123rd Street. The building holds 52 residences in two- to four-bedroom layouts from 2,238 to 4,236 square feet, with no more than six homes on a floor. Plans call for private foyers, open great rooms that combine kitchen, dining and living space, flex spaces and terraces at least 10 feet deep. Primary suites sit along the curved part of the window walls, and most residences have direct terrace access. Arquitectonica kept the building low and boutique in scale, with curved glass walls, a glass window-wall system and wood accents. The site has about 450 linear feet of bay frontage. Native trees and seagrass gardens line a paved Bay Walk along the shoreline. More than 9,000 square feet of amenities include a rooftop deck with a zero-edge pool, a lobby-level residents' lounge that opens to an elevated bayfront terrace, a waterfront fitness center and bayside fitness lawn, a game room with billiards, a library, an executive board room and 24-hour concierge service. The 1.07-acre site was the White House Inn, a two-story hotel built in 1969. Kolter Urban and BH bought it for $20 million in January 2024 with an $11 million land loan from Centennial Bank, and sales launched that April. In July 2024 the developer said pricing started at $2.3 million; current pricing has not been published. The parcel was still classed as vacant land on Miami-Dade's 2026 property roll, and no groundbreaking, construction loan or completion date has been announced.
