Solana Bay North Miami: Bayfront Boutique Condo Guide (2026)
Solana Bay is a planned 10-story, 52-residence condominium at 2305 NE 123rd Street, North Miami, FL 33181, on Biscayne Bay near the Broad Causeway. Kolter Urban and BH Group are developing it as a joint venture. Arquitectonica designed the building, and Los Angeles firm Avenue Interior Design designed the residences. Kolter Urban also markets it as Solana Bay Residences.
Sales launched in April 2024, and Kolter Urban's homepage still lists Solana Bay among its projects now selling. We found no sign that construction has started. As of November 2026 there was no reported groundbreaking, construction loan or completion date, and the county still classed the parcel as vacant land. Keep that in mind as you read the rest of this guide.
One note on the name: Solana Bay is not Solina Bay Harbor. They are different projects with different developers in different towns, and the similar names cause confusion in searches and listings.

Residences and sizes
Solana Bay is built around large homes. All 52 residences have two to four bedrooms, and sizes run from 2,238 to 4,236 square feet. The developer has not published a size for each bedroom count or how many homes there are of each type, so ask for the floor plans line by line.
No more than six residences share a floor. The published plans call for:
- Terraces at least 10 feet deep, deep enough for a real dining table.
- Primary suites along the curved part of the window walls, with direct terrace access in most residences.
- Private foyers, open great rooms that combine kitchen, dining and living space, and flex spaces.
- European-style kitchens with upper cabinets that reach the ceiling, quartz countertops and porcelain backsplashes.
Every residence is over 2,200 square feet, so this is a building of large homes, not compact units sized for renting out.
Architecture and project renderings
Arquitectonica kept the building low and boutique in scale. The design uses curved glass walls, a glass-integrated window-wall system and wood accents. At the water, gardens of native trees and seagrass line a paved Bay Walk along the shoreline.
Project renderings courtesy of Kolter Urban.
The gallery shows the building against the bay and the causeway, the curved facade, the Bay Walk from the water, the rooftop pool and a residence terrace. These are renderings of a building that has not been built. When you review them, focus on which way each line faces. The bay and the causeway beside the site will look different from a low floor than from the roof.
Amenities
The developer lists more than 9,000 square feet of amenities:
- Rooftop pool deck with a zero-edge pool
- Residents' lounge on the lobby level, opening to an elevated bayfront terrace
- Waterfront fitness center and a bayside fitness lawn
- Game room with billiards, plus a social room and library
- Executive board room
- 24-hour concierge
- Bay Walk along about 450 feet of shoreline
That is a lot of shared space for 52 homes, and a small group of owners will pay to run it, so ask for the projected association budget before you commit. The developer has not published the monthly fees, the parking count or the rental policy.
Location: 2305 NE 123rd Street
The site is on the bay in the Sans Souci area of North Miami, at the western end of the Broad Causeway. Across the causeway is Bay Harbor Islands, and Bal Harbour and the beach are beyond that. NE 123rd Street runs west to Biscayne Boulevard.
The 1.07-acre lot was the White House Inn, a two-story hotel built in 1969. Continuum 12000 is planned a few blocks south on North Bayshore Drive.
Before choosing a residence, visit at rush hour. The causeway carries traffic past the site, and you will want to know how that sounds and looks from the floors you are considering.
Project status and timeline
- January 4, 2024: Kolter Urban and BH Group buy the site for $20 million from Biscayne Harbour Property Owner LLC, a venture of Related Group, BH Group and Teddy Sagi. Centennial Bank provides an $11 million land loan.
- April 2024: Sales launch, with a sales gallery opening later that month across the street.
- July 2024: Kolter Urban releases the Arquitectonica design details and says pricing starts at $2.3 million.
- November 2026: Kolter Urban's homepage lists Solana Bay as now selling, though the project website it links to was not loading the Solana Bay site when we checked. Miami-Dade's 2026 property roll still classes the parcel as vacant commercial land.
We found no groundbreaking, construction loan, topping-out or completion date reported by the developer or the press. Some listing sites give completion dates, but they are not developer figures and do not match the status of the site. Treat Solana Bay as a project that is selling but not yet under construction.
That matters for a buyer. The deposit schedule has not been published, so ask how much of your deposit is due before construction starts, where it is held and what happens if the project is delayed.
Pricing
Kolter Urban said in July 2024 that pricing starts at $2.3 million. That is a 2024 figure. Current pricing has not been published, so ask the sales team for today's price sheet and for which residences are still available.
Solana Bay vs. nearby projects
| Project | Height | Residences | Notes |
|---|---|---|---|
| Solana Bay | 10 stories | 52 | Kolter Urban and BH Group; Arquitectonica; bayfront at 2305 NE 123rd St |
| Continuum 12000 | 20 stories | 262 | The Continuum Company; a few blocks south on N Bayshore Dr |
| Beach House by Turnberry | 36 stories | 310 | Also designed by Arquitectonica; inside the SoLé Mia community |
Continuum 12000 is the closest neighbor, a few blocks south on North Bayshore Drive, with five times as many residences. Beach House shares an architect with Solana Bay but sits inside the SoLé Mia community and is a much larger tower. Read our Continuum 12000 guide and Beach House by Turnberry guide for the details. Compare all three on price per square foot, the deposit schedule, projected association fees, the rental policy and whether construction has started.
