Continuum 12000 North Miami: Sport & Wellness Residences Pre-Construction Guide (2026)
Continuum 12000 Sport & Wellness Residences is a planned bayfront condominium at 12000 North Bayshore Drive in North Miami, FL 33181, on the roughly 4.3-acre site of the 1981 Mariners Bay Condominium. It is being developed by the Continuum Company, whose founder and chairman is Ian Bruce Eichner. Allie Eichner is president of Continuum Florida. Kobi Karp Architecture designed the building, Paul Duesing Partners, which the developer describes as the original designer for Continuum South Beach, is designing the interiors, and Urban Robot is the landscape architect.
The developer markets a 20-story building with 262 residences, from one-bedroom homes to waterfront villas and penthouses, with overall sizes of 1,035 to 3,543 square feet. Sales launched in February 2026 with prices from $1.4 million, according to launch coverage by The Real Deal and Florida YIMBY. The project's defining feature is the Mermaid Club, about 150,000 square feet of waterfront sport and wellness space that includes a 20-slip private marina and an aquatic playground in the bay.
This guide sets out what has been published about Continuum 12000, where sources disagree, how the project reached this point and what to ask before signing. You will also see the project described as Continuum 12000, 12000 Sport & Wellness Waterfront Residences or the Mariners Bay redevelopment, and coverage of the North Miami council votes calls it the Bayshore tower. For other projects that are selling now, see our Miami pre-construction condo listings.

The 2026 figures come from the developer's March 2026 release and from launch coverage by The Real Deal and Florida YIMBY in February 2026. The height and unit counts differ between the marketing and the earlier city approvals, which is explained below. Confirm the current program with the sales team before relying on any single line.
Residences, sizes and unit mix
The current program offers one-, two- and three-bedroom residences plus waterfront villas and penthouses, and The Real Deal's launch coverage also mentions townhomes. The developer has published one overall size range, 1,035 to 3,543 square feet, and has not published sizes or counts for each residence type. Treat the range as the bounds of the whole building, not as the size of any particular layout.
For context, the October 2023 county application, filed when the project was still planned at 267 units, listed 12 townhouses, 48 one-bedrooms, 135 two-bedrooms and 72 three-bedrooms, according to The Real Deal. That mix weighted the building toward two- and three-bedroom homes. It is not the current program, but it shows the kind of building the developer originally designed for the site. Ask the sales team for the current breakdown before you settle on a residence type.
Published residence features include:
- Private terraces with ocean and Miami skyline views
- NSF-certified water filtration
- Cedar saunas, with renderings showing spa-style primary bathrooms that include private saunas. The materials do not say every residence has one, so confirm for the unit you are considering.
- Kitchens shown in renderings with travertine, quartzite and custom European cabinetry
At the February 2026 launch the starting price was $1.4 million. The developer has not published a price per square foot, so ask for the current price list and compare specific units on a per-square-foot basis.
Height and unit count: where the numbers differ
Buyers reading about Continuum 12000 will find two different unit counts and two different heights.
| Source | Height | Residences |
|---|---|---|
| October 2023 county application (The Real Deal) | 20 stories | 267 |
| 2024 filing (South Florida Business Journal, via Commercial Observer) | 22 stories | 267 |
| North Miami site plan approval, January 14, 2025 (Citizen Portal) | 217 feet | 267 |
| Developer release and launch coverage, February-March 2026 | 20 stories | 262 |
The city approvals predate the 262-residence program now being marketed, and no re-approval has been reported. In practice, the marketed 20-story, 262-residence building is what the developer is selling. Ask for the current site plan and confirm that the building in your purchase documents matches the one in the brochure.
Architecture and project renderings
Kobi Karp Architecture designed the project. The developer's renderings show two connected glass tower wings rising from a podium, with the marina slips, floating decks and beach deck in the bay in front. Interiors are by Paul Duesing Partners, which the developer describes as the original designer for Continuum South Beach, the project our Continuum North vs. South comparison covers. Urban Robot is designing the landscape.
Developer renderings of Continuum 12000 Sport & Wellness Residences. The developer notes that its sketches and illustrations are artist's renderings and that details are subject to change.
When you review the renderings, pay close attention to the water elements. The bay-side features shown in the images, including the beach deck, floating pools and other in-bay features, are in the water rather than on the parcel, so ask which environmental permits they need and whether those permits have been issued.
Amenities: the Mermaid Club and indoor wellness program
The amenity program is the main reason to consider this building. The developer describes the Mermaid Club as about 150,000 square feet of waterfront sport and wellness space.
On the water
- An aquatic playground with floating pools, paddleboards, kayaks and water toys
- A historic Beach Deck for yoga and sun
- Buoyed swim zones
- A 20-slip private marina
Indoors
- A 4,200-square-foot fitness center with Booty Builder equipment
- A spa and longevity center with contrast therapy, cold plunges and infrared saunas
- Indoor pickleball and multi-sport courts
- Golf and multi-sport simulators and putting greens
- A sports screening room
- An alfresco bar and lounge
- Dining with a demonstration kitchen
Services
The developer's March 2026 release lists Yacht Club and Beach Club memberships, waterfront and poolside attendants, organic food delivery and an on-site market.
The developer has not published which level each amenity sits on. Before you sign, ask three things. First, which water features still depend on environmental permits. Second, how the 20 marina slips will be allocated among 262 residences, and whether they are sold, leased or assigned. Third, how the club memberships and services will be paid for: through the association budget or by separate fees.
Location: 12000 North Bayshore Drive
The site overlooks Indian Creek and Biscayne Bay near Bay Harbor Islands and Bal Harbour. Biscayne Times describes it as a small island in the Sans Souci area, forming a triangle with Majorca Towers at NE 122nd Road, North Bayshore Drive and NE 123rd Street. The parcel covers about 4.3 acres. The developer says the project includes more than 1.5 acres of submerged land, and Forbes reported in February 2026 that this seabed in front of the site is the vestige of a grandfathered historic dock.
The project replaces Mariners Bay, a 46-unit, four-story condominium built in 1981, which will be demolished. A 20-story building will replace a four-story one, and the city approvals drew opposition and a court challenge from residents (see the timeline below).
If you are deciding between this site and the Bay Harbor Islands or North Bay Village projects nearby, visit each at different times of day and drive the routes you would use every day.
Project timeline and status
Buyout of Mariners Bay
- 2022: Negotiations with Mariners Bay owners began. The association was facing at least $6.5 million in repairs, according to The Real Deal.
- Summer 2023: Mariners Bay filed a certificate of termination signed by 75% of owners.
- December 2023: 45 of the 46 units were under contract.
- October 2025: CW Investment Advisers sued Continuum for more than $500,000 in fees after Continuum walked away from acquisition-financing talks, The Real Deal reported. No outcome has been reported.
- November 2025: The bulk buyout closed. Continuum says it paid $48.5 million; Commercial Observer reported that legal documents suggest more than $61 million.
City approvals
- September 24, 2024: The North Miami council voted 3-1 for a text amendment allowing up to 238 feet in the Bayshore Zone through conditional use.
- November 26, 2024: The conditional use permit was granted 4-0, with one recusal. Biscayne Times reported that the benefits package included $100 million in unrestricted funds to the city over 20 years.
- January 14, 2025: The site plan was approved 4-0 for a 217-foot, 267-unit building with about 20,000 square feet of ground-floor retail and a public waterfront amenity. The developer has not said whether the retail and public amenity remain in the 2026 design.
- Zoning challenge: Two local residents filed suits to overturn the approvals. Continuum's appellate counsel says the court expedited the case and ruled for the developer within 24 hours of oral argument. The date was not given, and we found no independent report of the ruling.
Sales and construction
- Around February 25, 2026: Sales launched with in-house representation by Continuum Realty, from $1.4 million.
- March 2026: The developer's release detailed the Mermaid Club and the residence features.
- April 29, 2026: The developer held a launch event and opened a sales gallery.
- Next: The existing building will be demolished, and groundbreaking is slated for 2027. Florida YIMBY reports that construction is likely to take under two years.
As of October 23, 2026, no construction loan, demolition or groundbreaking has been reported, and neither the developer nor reliable press has published a completion or closing date. Treat this as an early-stage pre-construction purchase.

|---|---|---|---|
| Continuum 12000 | 12000 N Bayshore Dr, North Miami | 20 stories, 262 residences (developer) | 1,035 to 3,543 sq ft, from $1.4 million at launch, 4.3-acre bayfront site |
| Continuum Club & Residences | 79th Street Causeway, North Bay Village | 198 residences at the December 2023 launch, 236 in April 2026 construction-financing coverage | Launched from just under $1 million (The Real Deal) |

| The William Residences | North Miami Beach | 374 residences | Studio to three-bedroom, 552 to 1,412 sq ft (developer site; Florida YIMBY) |
Of these projects, only The William Residences has more residences than Continuum 12000, but The William's homes are much smaller. Continuum 12000's overall range starts at 1,035 square feet, while The William's largest homes top out at 1,412 square feet. Continuum Club launched in December 2023 from just under $1 million, while Continuum 12000 launched in February 2026 from $1.4 million. The two Continuum projects make the most direct comparison because they share a developer. Read our Continuum Club & Residences guide and La Baia North guide to compare them. Ask each sales team for price per square foot, the deposit schedule, the projected monthly assessment and the rental policy so you are comparing on the same terms.
How to evaluate Continuum 12000 before you buy
- Register on the Continuum 12000 building page to receive updates as the developer releases floor plans, pricing changes and construction news.
- Get the current program in writing. Because the height and unit counts have changed since the approvals, ask for the current residence count, site plan and floor plan for your unit.
- Ask for a per-type breakdown. Only the overall range of 1,035 to 3,543 square feet is public, so request the size, terrace depth and price for each layout you are considering.
- Clarify the water amenities. Ask which Mermaid Club features still depend on environmental permits, and how marina slips will be allocated.
- Understand the rental rules. Florida YIMBY reports no short-term rentals under six months. Confirm that the condominium documents say so if rental flexibility matters to you.
- Ask about the construction timeline. Groundbreaking is slated for 2027, but no completion date has been published. Ask the sales team what the contract allows if construction is delayed.
- Compare with other projects. Our Miami pre-construction condo guide, the October 2026 pre-construction news roundup and why buy pre-construction in Miami cover the wider market and the questions to raise at contract.
