VIDA Residences Edgewater: Urbana's Nine-Story Hotel and Residences Guide (2026)

VIDA Edgewater Hotel & Residences, marketed as VIDA Residences and VIDA Edgewater, is a nine-story, fully furnished condo-hotel at 410 NE 35th Terrace in Edgewater, Miami. It is developed by Urbana Holdings, the Atlanta firm led by Allan Gutierrez, through its Miami division Urbana Bueno, and designed by Miami architect Kobi Karp. The developer markets studios through four-bedroom residences of roughly 387 to 1,780 square feet, with a balcony on every residence in the 2022 fact sheet. The building is marketed with no rental restrictions, and the developer describes it as approved for Airbnb.

The structure topped off in March 2025. As of October 2026, the city was still issuing finishing permits and no certificate of occupancy had been recorded. This guide sets out what Urbana and the public record show about VIDA, where the sources disagree, and what to confirm before you buy a unit or take over another buyer's contract. For the wider neighborhood, start with our Edgewater neighborhood page and our Edgewater guide.

Most of these figures come from Urbana's project page, the developer's 2022 fact sheet and FlexShare floor-plan brochure, and reporting by The Real Deal, Commercial Observer and Florida YIMBY. Where those sources disagree, both figures are shown. The permit and property records are from City of Miami permit data and the Miami-Dade Property Appraiser, checked on October 23, 2026.

Residences, sizes and FlexShare floor plans

The smallest layouts start at about 387 square feet and the largest four-bedrooms reach about 1,780 square feet. The Real Deal and Florida YIMBY's 2025 coverage both give 387 to 1,780 square feet. Florida YIMBY's April 2023 article gave a top end of 1,826 square feet.

The developer's original fact sheet, dated November 2022, broke the sizes down by type:

Residence type2022 developer size range
Studio387 to 420 sq ft
One-bedroom, one-bath400 to 450 sq ft
Two-bedroom, two-bath774 to 849 sq ft
Three-bedroom, 2.5-bath1,233 to 1,450 sq ft
Four-bedroom, 3.5-bath1,702 to 1,780 sq ft

These are the original 2022 figures, not a current specification. The undated FlexShare brochure shows studio through three-bedroom plans only. The developer's sales site still describes studios through four-bedrooms, so ask which layouts are actually still available.

How the FlexShare lockoffs work

The brochure's main selling point is FlexShare, a set of lockoff layouts that split one residence into separately rentable keys:

  • A two-bedroom can be rented whole or split into a one-bedroom plus a studio.
  • A three-bedroom, 2.5-bath splits into a two-bedroom, 1.5-bath plus a studio.
  • A three-bedroom, three-bath splits into three one-bedroom keys.

For a short-term-rental buyer, this is what sets the larger plans apart. One owner can rent the whole unit to a family or rent the pieces separately to smaller groups. Ask how each lockoff is metered, whether each key has its own entry and kitchen arrangement, and how the rental program treats a split unit.

The unit count question

The sources give two different totals. Urbana's project page, the 2022 fact sheet, The Real Deal (June 2023) and Florida YIMBY (2023 and 2025) all say 121 residences. Commercial Observer's September 2024 report describes a 138-unit project, and the FlexShare brochure breaks the building into 70 hotel units and 68 residences, which also totals 138. No published source reconciles the two figures. The city's master building permit lists the use as "26 or more lodging units, apartment hotel," which fits the hotel-and-residences branding.

For a buyer, the split matters more than the total. Ask the sales team whether the unit you are considering is a hotel unit or a residence, and get the condominium documents that set out the difference in use, rental obligations and assessments.

Finishes

According to the developer's 2022 fact sheet, residences come furnished and turnkey, with a balcony on every unit, gourmet kitchens with Euro-style appliances, rain showers, custom vanities, an in-unit washer and dryer, built-out closets, smart-home systems and keyless entry. Florida YIMBY's 2025 coverage adds walk-in closets and balconies with Biscayne Bay views. Ceiling heights are listed as 9 feet in the 2022 fact sheet and Florida YIMBY's 2023 article, and as 10 feet on Urbana's current page and about 10 feet in the FlexShare brochure.

Architecture and project renderings

Kobi Karp's design is a long, low, nine-story block rather than a tower. The developer's renderings show a white frame with blue-glass balcony rails, a wood-slat podium carrying the VIDA Residences signage, two vertical cores clad in a mosaic pattern, and café seating along the ground floor. Commercial Observer's 2024 report describes ground-floor retail and a rooftop restaurant.

Conceptual renderings credited to Urbana Holdings. Final construction may differ.

The street-level rendering is the clearest view of how VIDA meets the block: retail and café seating are at grade, with residences starting above the podium. Because the building is only nine stories, the view from a given unit depends heavily on its floor and which side it faces. Ask for the floor and orientation of any unit before relying on the bay views shown in the marketing.

Amenities

Urbana's project page and sales site, the 2022 fact sheet and press coverage list the following amenities:

  • Rooftop: pool, bar and restaurant, jacuzzi, cabanas and grills.
  • Wellness: fitness center, spa and wellness center, and an outdoor meditation gym.
  • Daily use: juice and coffee bar, coworking and business center, and a garden area.
  • Service and security: 24-hour concierge and security, controlled access and valet parking.
  • Off-site: access to a members' beach club. The developer's sales site does not name the club or say where it is.
  • Ground floor: retail space, per Commercial Observer's 2024 report.

The developer's 2022 fact sheet gives more than 22,000 square feet of amenities in total. The rooftop itself has been reported two ways: as a 22,000-square-foot area (The Real Deal, 2023) and as an 11,000-square-foot deck (Florida YIMBY, 2025). The Real Deal also reported 3,800 square feet of coworking space. City permits for the pool and spa were issued in 2025 and 2026.

For a building where many owners rent short-term, ask how guest access to the rooftop pool and restaurant will be managed, whether the bar and restaurant are open to the public, and how amenity costs are split between hotel units and residences.

Parking

The developer offers valet parking. City of Miami records show a permit for a car lift (mechanical parking) issued on September 17, 2025. The number of spaces has not been published, so if you need a dedicated space, get the parking terms in writing.

Location: 410 NE 35th Terrace in Edgewater

VIDA sits on a 30,046-square-foot lot on NE 35th Terrace in northern Edgewater, ZIP code 33137. Its closest pre-construction neighbor is ELLE Residences Miami, about a block away at 3618 NE 5th Avenue. Florida YIMBY's 2025 coverage notes balconies with Biscayne Bay views.

The address can be confusing in documents. The Miami-Dade Property Appraiser and the developer's marketing use 410 NE 35th Terrace, while City of Miami building permits are filed under 436 NE 35th Terrace. Both are on the same folio, 01-3230-005-0030. You may see either address in contracts, permits and title documents.

Rental policy

Rentals are central to VIDA's marketing. Urbana markets the building with no rental restrictions and describes it as approved for Airbnb, saying owners can live in their unit or rent it short- or long-term. The FlexShare brochure says short-term rentals are permitted, and Florida YIMBY's December 2025 coverage describes a built-in rental program for short-term and extended stays. The Real Deal and Commercial Observer report the same positioning.

These statements come from marketing and press. We have not reviewed the recorded condominium declaration, and the rental program's operator, terms and fees have not been published. Before you sign, ask for the declaration, the rules and any rental-management agreement, and check whether any rental rules apply differently to hotel units and residences. Our guide to Miami condos that allow short-term rentals explains what to look for in those documents.

Pricing history

The published entry prices for VIDA have changed over time, from the low $300,000s in 2022 to the low $500,000s in 2026. All of these figures are dated, and none is a current price list:

Date and sourcePublished pricing
November 2022, developer fact sheetFrom the low $300,000s
April 2023, Florida YIMBY (citing a third-party sales site)$350,000 to $1.5 million
September 2024, Commercial Observer (citing Zillow)From a $603,432 one-bedroom to a $2.3 million three-bedroom
October 2026, developer sales siteFrom the low $500,000s

Price per square foot has not been published. The 2022 fact sheet set out the original deposit schedule: 10% at reservation, 10% at contract, 20% at groundbreaking (then expected in Q1 2023), 10% at top-off (then expected in Q4 2023) and 50% at closing (then expected in Q3 2024). Those dates have passed and no current schedule has been published, so treat the old schedule only as a guide to how the original contracts were structured.

Is VIDA sold out?

The sources disagree. Martinez Developments, whose portfolio lists VIDA Edgewater as a featured "Hotel & Residences" project, marks it sold out. Urbana's sales site still advertises residences from the low $500,000s. In September 2024, the construction lender told Commercial Observer there had been "a pretty decent amount of pre-sales." No sold percentage has been published. Martinez Developments does not say what its role in the project is. County sale records show Martinez Construction 2012 LLC conveying the land to Satori Land LLC, an affiliated party, in 2015, and Satori sold it to Urbana in 2023. If you are interested, ask the sales team directly what inventory is left and whether any contracts are being assigned.

Project history and construction status

Here is the dated record for the site and the project, as of October 23, 2026:

  • 2016: Heafey Group planned the site as Bentley Edgewater, a 32-story, 207-unit condo-hotel. It changed the plan to a 207-key hotel in 2019 and never built it (The Real Deal).
  • November 2, 2018: The application for the current master building permit was first submitted, before Urbana owned the site.
  • May 18, 2023: Urbana Bueno Land LLC bought the site from Satori Land LLC for $14 million, financed with an $8.5 million loan from Bixby Bridge Capital. The Property Appraiser's sale record confirms the date, price and parties.
  • December 18, 2023: Groundbreaking event, according to the developer's updates page.
  • March 5, 2024: City of Miami issued master permit BD18016505001B001. It covers 148,948 square feet at an estimated construction cost of $28,587,601. Ferncore Corporation is listed as the permit's contractor.
  • September 2024: Peachtree Group made a $38.5 million, 30-month floating-rate construction loan to Urbana Bueno, and Commercial Observer reported the project's value at $100 million.
  • March 2025: The developer's updates page scheduled a topping-off celebration for March 7, 2025, and Florida YIMBY reported on March 21, 2025 that the final deck had been poured.
  • September 17, 2025: Car-lift permit issued.
  • Through September 23, 2026: Finishing permits for pool finishes, railings, louvres, access control, fire alarm and garage doors. The folio has 74 permit records in all.

Completion timing. Urbana originally targeted 2024. Commercial Observer (September 2024) and Florida YIMBY (March 2025) later reported 2026, and Martinez Developments shows Q1 2026 next to the project. As of October 23, 2026, City of Miami data shows no certificate of occupancy, the master permit is still active, and the developer's sites give no current date. The 2026 county tax roll still classes the parcel as vacant land, with no building value and no condo units created. Until a certificate of occupancy is issued and the condo units appear on the roll, treat any move-in date as an estimate.

The most direct comparison is ELLE Residences, a block away: another furnished building where short-term rentals are permitted, but a taller tower with more units. HQ Residences is the opposite choice in the same neighborhood, a traditional condo that its developer says is not set up for condo-hotel or short-term-rental use. It may suit buyers who prefer a building without short-term guests. Cloud One in Wynwood is another low-rise building that pairs condos with a hotel, but it has not published its rental rules and targets a 2028 opening, while VIDA has already topped off. Read our guides to ELLE Residences and HQ Residences for the details. Compare all of them on the same terms: price per square foot, projected assessments, the rental program's terms and fees, and the written rental rules.

How to evaluate a VIDA Edgewater unit

  1. Register on the VIDA building page so we can tell you about available units, assignments and closing updates as they come up.
  2. Confirm what is actually for sale. With one source saying sold out and the developer still advertising from the low $500,000s, ask for the current inventory list and whether you would be buying from the developer or taking over another buyer's contract.
  3. Pin down the unit category. Ask whether the unit is one of the hotel units or one of the residences in the 70/68 split shown in the brochure, and what that means for use, rental obligations and assessments.
  4. Get the governing documents. Ask for the recorded declaration, the rules, the rental-program agreement and the projected budget. Marketing statements about Airbnb approval are not a substitute for the documents.
  5. Price the FlexShare option. If you are considering a two- or three-bedroom, ask how the lockoff keys are rented, metered and charged under the rental program.
  6. Plan around the closing. Since no certificate of occupancy has been recorded, ask for the developer's current closing estimate in writing and keep your financing flexible. Our guide on why buy pre-construction in Miami covers the contract questions that matter at this stage.
