Edge House Miami: Edgewater's Short-Term-Rental Pre-Construction Condo Guide (2026)
Edge House Miami is a 57-story tower of 608 fully furnished residences at 1837 NE 4th Ave in Edgewater, Miami, developed by the Peruvian firm Grupo T&C and designed by Kobi Karp Architecture & Interior Design, with interiors by Adriana Hoyos Design Studio. Also called Edge House or Edge House Residences, it is built around one idea: the developer markets the building as approved for short-term rentals, and every residence is delivered furnished. City filings and some press reports use 1825 NE 4th Ave for the same site.
The project is no longer a rendering-only launch. Foundation piles were finished in May 2026, the mat foundation was poured in mid-July 2026, and vertical construction is under way toward a fourth-quarter 2028 completion target. This guide sets out what the developer and the city record show about the residences, prices, deposits, amenities and rental program, and how Edge House compares with other Miami pre-construction condos. For the wider area, start with our Edgewater neighborhood page.

Two lines in this table have competing figures in the public record. The developer's site and fact sheet, and the Miami-Dade property appraiser's folio, use 1837 NE 4th Ave, while The Real Deal and several Florida YIMBY reports use 1825 NE 4th Ave. Height is the other, covered in the architecture section below. Pre-construction programs change, so confirm current numbers with the sales team before you sign.
Residences, sizes and floor plans
Edge House is a compact-residence building. The developer offers studios, one-bedrooms, two-bedrooms and three-bedrooms, and select two- and three-bedroom residences have lock-out options, which let part of the residence be closed off and used as a separate unit. The developer has not published how many of each type there are.
The developer's August 2025 fact sheet gives interior size ranges and starting prices for each type:
| Residence type | Interior size (fact sheet) | Starting price (fact sheet, August 2025) |
|---|---|---|
| Studio | 406 to 500 square feet | $530,000 |
| One-bedroom | 554 to 627 square feet | $674,000 |
| Two-bedroom | 848 to 924 square feet | $976,000 |
| Three-bedroom | 1,232 square feet | $1,600,000 |
These are developer figures from August 2025, and prices have moved since. Florida YIMBY reported pricing from the $550,000s in July 2026, and the developer's current range runs from the $500,000s to about $1.9 million. Press coverage gives an overall range of 410 to 1,242 square feet, and the developer site lists totals including terraces of 419 to 1,351 square feet.
Edge House Miami floor plans on the developer site
The developer site shows a selection of named floor plans. Here they are with their interior and terrace figures:
| Plan | Type | Interior | Terrace | Total |
|---|---|---|---|---|
| S1 | Studio | 406 sq ft | 46 sq ft | Listed as 419 sq ft |
| S2 | Studio | 497 sq ft | 43 sq ft | 540 sq ft |
| A1 | One-bedroom | 581 sq ft | 69 sq ft | 650 sq ft |
| C1 | Two-bedroom | 909 sq ft | 157 sq ft | 1,066 sq ft |
| C2 | Two-bedroom | 860 sq ft | Not shown | Not shown |
| C3 | Two-bedroom | 837 sq ft | Not shown | Not shown |
| D1 | Three-bedroom | 1,221 sq ft | 128 sq ft | 1,351 sq ft |
The S1 total does not add up: 406 interior plus 46 terrace is 452 square feet, not the 419 the developer lists. Ask the sales team for the plan sheet you would actually sign against, and compare interior square footage, not totals, when you weigh Edge House against other buildings. The Edge House building page carries the floor plans we track.
What comes with each residence
According to the developer's fact sheet, residences are delivered furnished and turnkey, with:
- 9-foot ceilings
- Floor-to-ceiling impact-resistant laminated glass
- Private terraces in select residences
- Italian cabinetry, Bosch appliances and quartz counters
- A washer and dryer in each residence
- Built-in closets with integrated lighting
Furnished delivery matters for a building built around rentals: an owner can list a residence without buying and installing furniture first. It also means the furniture package is part of what you are paying for, so ask for the inventory list and its replacement terms.
Architecture and project renderings
In the renderings, Kobi Karp's design rises from a gold-toned podium at its base. Above it, curving gold balcony bands run up the tower, and a wave-shaped cut-out carves into one face of the facade. The building program filed with the city stacks a lobby and mezzanine leasing offices at the base, eight parking levels, two amenity levels on floors 9 and 10, and 45 residential floors topped by a rooftop mechanical and amenity deck.
Project renderings credited to Grupo T&C.
On height, the public record does not agree. Florida YIMBY's September 2025 approval report and May 2026 construction update give 649 feet. Its report on the Urban Development Review Board application gave 630 feet. The FAA determination from August 2024 approved 637 feet above ground. All three describe the same tower. The story count also grew as the design developed: 55 stories at the April 2024 announcement, 56 in some approval-era headlines and 57 today.
Amenities
The developer's published amenity list:
- Arrival: concierge, a double-height lobby lounge with a cafe-bar, and a 24/7 gourmet market
- Packages: a Luxer One package room
- Pools: two resort-style pools with cabanas, a sun shelf, a hot tub and a full-service pool bar
- Wellness: a spa with sauna, steam and treatment rooms; a fitness center and yoga studio; a zen garden with a reflecting pond
- Social: a residents' lounge and library, a sky bar and lounge, a summer kitchen and a putting green
- Work: co-working space, meeting rooms and a podcast room
- Families and pets: a kids' game room and playground; the building is pet-friendly
- Practical: bike storage, A/C storage and EV charging
According to Florida YIMBY's reporting on the city filings and renderings, the pool deck is on Level 9, the amenity decks span Levels 9 and 10, and the sky lounge is on Level 57. The developer's own site does not assign amenities to floors, so confirm the layout with the sales team.
Water and air purification
In June 2025 the developer announced a partnership with Clear. The ClearCentral system sterilizes 100% of the building's incoming water, and ClearAir purifiers run in the corridors of every residential floor. Florida YIMBY's report on the partnership presented it as a selling point for a short-term rental tower.
Private offices on Level 8
In October 2026 Resident reported a private-office program on Level 8: 100 furnished private offices of about 100 square feet each, offered to buyers of select two- and three-bedroom residences. According to the report, owners can offer an office together with the residence or separately through EdgeFlex, subject to the program's terms. The eligibility rules come from that one report, so ask which residences qualify and whether the office is deeded or carries its own fees.
Short-term rentals and the EdgeFlex program
Short-term rental permission is the main reason buyers look at Edge House. The developer's fact sheet says the building is "Approved for short-term rentals," its website describes short-term rental options, and The Real Deal calls it "short-term rental-friendly." Owners can use the EdgeFlex rental-management program, which the developer says distributes listings to more than 80 booking platforms and handles reservations, check-in and owner statements.
The developer has not published the rules that decide how a rental performs: minimum stays, rental caps, whether EdgeFlex is required, its fees or revenue split, and the building's assessments. Get those in writing from the condominium documents before you sign, not from marketing. Our guide to Miami condos that allow short-term rentals explains which questions to ask and how buildings differ.
Pricing and deposit schedule
Pricing has risen since launch. Edge House opened sales in April 2024 at prices from the $400,000s. The August 2025 fact sheet started studios at $530,000, and Florida YIMBY reported prices from the $550,000s in July 2026. The developer's current range runs from the $500,000s to about $1.9 million. No price per square foot has been published.
The deposit schedule in the August 2025 fact sheet:
| Payment | Amount | Timing (fact sheet estimate) |
|---|---|---|
| Contract | 5% | At signing |
| Second deposit | 5% | 15 days after contract |
| Third deposit | 10% | 45 days after contract |
| Fourth deposit | 10% | 90 days after contract |
| 25th floor | 10% | Estimated end of 2026 |
| Top-off | 10% | Estimated end of 2027 |
| Closing | 50% | Estimated end of 2028 |
That puts 50% of the price in deposits before closing, with 30% due within 90 days of signing. The fact sheet is more than a year old, so ask whether the schedule has changed for current contracts.
Listing data. As of 2026-10-22, three Edge House residences were listed on the MLS at asking prices of $734,845 to $985,918. These are agent-entered MLS listings, not the developer's published price list, and they change often. The building page shows current listings.
Location and site
Edge House sits on NE 4th Avenue in Edgewater, on a vacant site of about 0.6 acres (28,058 square feet gross across four platted lots). County records show the land has been held by Meridian TC Real Estate Group, the Grupo T&C affiliate, since 2012. The site is zoned T6-36B-L. The tower reaches 57 stories by using Miami 21's bonus height program, which adds 20 stories in exchange for public benefits, and the application to the city requested no waivers or variances. The site is in FEMA flood zone AE, a designation lenders and insurers take into account.
The sales gallery is at 1789 Biscayne Blvd. Our Edgewater Miami guide covers the neighborhood's streets, waterfront and daily life, and our list of luxury Edgewater condos shows the established towers Edge House will sit among.
Project status and timeline
| Date | Milestone |
|---|---|
| April 2024 | Announced as a 55-story tower; sales launched through Douglas Elliman Development Marketing with prices from the $400,000s |
| August 19, 2024 | FAA determination for 637 feet above ground |
| Late March 2025 | Ceremonial groundbreaking |
| June 2025 | Clear water and air purification partnership announced |
| September 17, 2025 | City of Miami Urban Development Review Board approval |
| March 2026 | EB-5 offering announced |
| May 2026 | Foundation piles complete; north tower crane operating |
| Mid-July 2026 | Mat foundation of more than 7,000 cubic yards poured; vertical construction began |
| October 2026 | Level 8 private-office program reported |
| Fourth quarter 2028 | Completion target |
The March 2025 groundbreaking came before the review board approval, and Florida YIMBY was still expecting a groundbreaking in early 2026 as late as June 2025. Treat the March 2025 event as ceremonial and July 2026 as the real start of vertical construction. No topping-off has been reported. The fact sheet had estimated top-off at the end of 2027.
Financing. The Real Deal reported a $10 million predevelopment bridge loan from Vaster Capital and Winston Capital. We have not found a reported construction loan. Buyers putting 50% down before closing should ask the sales team how construction is being financed and how deposits are held in escrow.
EB-5. A March 2026 developer release announced an EB-5 offering of $1.05 million per investor with 80 slots, structured as a loan at a stated 4% annual interest. The release tied the offering to a September 30, 2026 grandfathering date, which has passed. Anyone considering it needs current terms from immigration counsel.
Our October 2026 pre-construction news roundup and the monthly Miami pre-construction condo guide track how Edge House's timeline compares with the rest of the pipeline.
Edge House vs. nearby projects
| Project | Location | Height | Residences | How it differs |
|---|---|---|---|---|
| Edge House Miami | 1837 NE 4th Ave, Edgewater | 57 stories | 608 | Furnished, marketed as approved for short-term rentals; completion target Q4 2028 |
| 14ROC Miami | 125 NE 14th St, Arts & Entertainment District | 31 stories | 283 | Owners can self-manage or join an on-site rental program; about 50% sold before vertical construction; completion expected 2028 (Florida YIMBY, June 2026) |
| HQ Residences Miami | 422 NE 29th St, Edgewater | 35 stories | 229 | Traditional condo from $850,000 (The Real Deal, November 2025); the developer told Commercial Observer in March 2026 that it does not allow condo-hotel operations |
| Aria Reserve Skyclub | 500 NE 24th St, Edgewater | 49 stories | About 430 | Melo Group's final phase, with planned units averaging about 1,403 square feet (Florida YIMBY, June 2025) |
The comparison shows the trade-off. 14ROC is the closest match in model: a smaller tower with an on-site rental program, also targeting 2028. HQ Residences goes the other way: a traditional Edgewater condo that is not set up for condo-hotel use. Aria Reserve Skyclub plans units averaging about 1,403 square feet, larger than Edge House's largest published three-bedroom interior. Our guides to HQ Residences and Aria Reserve Skyclub cover each in detail.
How to evaluate Edge House before you buy
- Read the rental rules in the condominium documents. "Approved for short-term rentals" is a marketing line. Minimum stays, caps, registration requirements and EdgeFlex terms are what decide how the residence can be used.
- Confirm the current deposit schedule. The published schedule calls for 50% before closing, with 30% due within 90 days. Make sure the funds are available on that timeline.
- Compare interior square footage. Edge House's totals include terraces, and one published total does not add up. Price each plan on interior size to compare it fairly with other buildings.
- Ask about the extras. If you are considering a two- or three-bedroom, ask whether it includes a lock-out option or private-office eligibility, and what each adds in price and fees.
- Request the projected budget. Assessments for a building with two pools, a spa, a 24/7 market and valet parking will shape your carrying costs. Ask for the projected monthly assessment for your exact residence.
- Plan for parking. With 296 spaces for 608 residences, about 0.5 per residence, ask whether a space comes with your unit, costs extra or is valet-only.
- Join the waitlist on the Edge House building page to get updates as construction moves forward. For the general case for and against buying early, see why buy pre-construction in Miami.
