Villa Miami, Edgewater: Terra and One Thousand Group's Bayfront Condo Guide (2026)

Villa Miami is a 56-story, roughly 650-foot condominium tower under construction at 710 NE 29th Street in Edgewater, on Biscayne Bay. It is the first partnership between Terra and One Thousand Group, with Major Food Group as hospitality and brand partner. ODP Architecture & Design is the architect, and Vicky Charles of Charles & Co. designed the interiors. The project was first revealed in April 2023 under the name Villa, and you will also see it called Villa Residences, Villa Miami Residences or 710 Edge.

The defining number is 70. That is the total residence count reported by Commercial Observer, South Florida Agent Magazine, PROFILEmiami and Florida YIMBY, including a three-level penthouse. Residences are sold as half floors and full floors, so most owners share their floor with one neighbor or none. This guide sets out what the developers and the trade press have published, what current listing data shows, and where construction stands as of October 22, 2026. For the wider neighborhood, start with our Edgewater neighborhood page and our Edgewater guide.

The story count has moved. The April 2023 announcement and the early permit filing described 58 stories, and the level guide on the official website ends at Level 55, with the penthouse on Levels 53 to 55. Reporting from 2024 onward has consistently said 56 stories. The address also appears two ways: the press and MLS listings use 710 NE 29th Street, while the legal notice on the official website lists 700 NE 29th Street as the address of the owner entity, 710 Edge Property LLC.

Residences: Villa Mezzo, Villa Piano and the penthouse

Villa Miami's homes come in three formats:

  • Villa Mezzo: half-floor residences, two per floor.
  • Villa Piano: full-floor residences, one per floor.
  • The penthouse: a single three-level residence at the top of the tower.

South Florida Agent Magazine reported standard residences at about 3,000 to 6,000 square feet in January 2025, and Florida YIMBY gave "about 3,000 to over 6,000" in May 2025. Those figures are an overall range for the building. The developer has not published sizes by bedroom count, so treat any per-bedroom figure you see on a broker site with caution and ask for the developer's floor plan for the exact residence you are considering.

Bedroom counts run from three to five. When Florida YIMBY covered the 2023 reveal, it described the homes as four- and five-bedroom residences. Current Miami MLS listings shown on our Villa Miami building page include three-bedroom, three-and-a-half-bath and four-bedroom, four-and-a-half-bath half floors, plus a four-bedroom, four-and-a-half-bath full floor. The penthouse has five bedrooms.

The $55 million triplex penthouse

PROFILEmiami revealed the penthouse in December 2025 at $55 million, a figure Florida YIMBY repeated in January and May 2026. It is designed by Vicky Charles and delivered fully finished and furnished. PROFILEmiami's reveal lists:

Penthouse detailPublished figure
LevelsThree (53 to 55 in the official level guide)
Interior area12,752 sq ft
Exterior area2,069 sq ft
Bedrooms and baths5 bedrooms, 5 baths and 2 powder rooms (the official website lists 5.5 baths)
Outdoor space4 terraces and a private pool (an infinity pool in Florida YIMBY's March 2026 report)
Private facilitiesGym, sauna and staff quarters
CirculationPrivate elevator and a spiral staircase

Kitchens by Mario Carbone

Major Food Group's role reaches into the residences. Mario Carbone designed the residential kitchens, and Florida YIMBY's March 2026 report lists CornuFe dual-fuel ranges and integrated pasta cookers among the fittings. If the kitchen matters to you, ask for the appliance specification sheet for your residence type.

Architecture and project renderings

ODP's design wraps the tower in a copper-toned exoskeleton frame with floor-to-ceiling glass. The renderings show a slender glass tower outlined by its copper frame, set on a landscaped bayfront site with boat docks at the water's edge. Enzo Enea is the landscape architect, and DeSimone Consulting Engineers handled the structure.

Project renderings courtesy of Terra; the tower exterior rendering is by Binyan Studios.

The gallery covers the tower over Biscayne Bay, the landscaped motor-court arrival, the amenity pool terrace, a residence living room opening onto a terrace, a bay view from the upper floors and the Copper Club. Because Villa Miami sells half and full floors, orientation matters more than in a building with many units per floor. A full-floor Villa Piano wraps all sides of the tower, while a half-floor Villa Mezzo faces a specific set of directions. Ask which exposures your line has, and ask for the view from your actual floor rather than from the rendering's vantage point.

Amenities: The Arrival, the Copper Club and the waterfront

The official website organizes the building by level:

LevelProgram
Level 1, The ArrivalLobby, restaurant, baywalk, covered drop-off and docks
Levels 3 to 5, the ClubThe Copper Club, a three-level private residents' suite
Levels 6 to 52Residences
Levels 53 to 55The penthouse

The Copper Club is the residents' private suite, with private dining, lounges, wellness space, a salon and a screening room. The broader amenity program adds a spa with plunges and saunas, a pool deck, conference rooms, an estate manager and a rooftop helipad.

At the base, Major Food Group will run a two-level waterfront restaurant, according to Florida YIMBY's March 2026 report, and the May 2026 report says residents will have priority access. The site also has private docks and a baywalk along the bay.

Ask the sales team how the Copper Club is staffed and booked, how dock space is allocated and whether it carries a separate fee, how helipad use is governed, and how residents' priority access to the restaurant works.

Location: 710 NE 29th Street on Biscayne Bay

Villa Miami sits on Biscayne Bay at 710 NE 29th Street in Edgewater, and the project's renderings look east across the bay toward Miami Beach. Several other new projects are close by. Cove Miami is on the same street at 456 NE 29th Street, HQ Residences Miami is farther west at 422 NE 29th Street, and LILLI Miami Edgewater is at 717 NE 27th Street.

Parking is the detail to check most carefully. Florida YIMBY reported in March 2026 that a separate nine-story parking structure is planned on a nearby parcel. No timeline for that garage has been published, and neither has the number of spaces per residence. If parking is important to you, ask the sales team where the garage will be, when it will be delivered relative to the tower and what your contract includes.

The most recent sold figure published is Commercial Observer's December 2024 report that about half the residences were under contract. As of October 22, 2026, we have not found a topping-off announcement. Villa Miami is an active construction project with a late-2027 delivery target, so a buyer today is choosing from the remaining inventory, not reserving ahead of a launch.

Pricing: launch figures and current listing data

Starting prices have been reported at different points in the sales cycle:

  • From $5 million: Commercial Observer, December 2024, and South Florida Agent Magazine, January 2025.
  • From $5.5 million: Florida YIMBY, May 2025.
  • $55 million: the triplex penthouse, December 2025.

These are dated entry points, not a current price list. Miami MLS listings shown on our building page give a more recent snapshot. As of October 22, 2026, that listing data showed:

Villa Miami has far fewer residences than LILLI, EDITION or HQ, and its reported entry price is several times those of LILLI, Cove and HQ. LILLI shares one firm with Villa, since ODP is its architect of record, though Adrian Smith + Gordon Gill designed it and its homes start at roughly a third of Villa's reported entry price. EDITION is another hospitality-branded bayfront building nearby. Our deeper guides cover each one: LILLI, EDITION Residences, Cove Miami and HQ Residences Miami. Two more Edgewater projects worth comparing are Aria Reserve and Anantara Miami.

How to evaluate a Villa Miami residence

  1. Join the waitlist on the Villa Miami building page to hear about remaining inventory and new listings.
  2. Choose a format first. A Villa Mezzo half floor and a Villa Piano full floor are different purchases in size, price and exposure. As of October 22, 2026, MLS listing data showed several residences asking between $5.75 million and $6.6 million and a full floor asking $10.9 million.
  3. Get the developer's current terms in writing. Ask for the price sheet, deposit schedule and the floor plan for the specific residence, and check them against any figures you have seen on broker sites.
  4. Settle parking and docks. The garage is a separate structure with no published timeline. Ask how many spaces come with your residence, when they will be available and how docks are assigned.
  5. Ask about ongoing costs and use rules. Projected association dues and the rental policy have not been published, so request both before signing.
  6. Compare MLS listings with developer inventory. With about half the building under contract by December 2024, some residences now appear as MLS listings. Ask whether a listing is developer inventory or an existing contract being resold, and compare asking prices on the same basis.
  7. Work with an advisor who tracks the building. REHUB Miami follows Villa Miami's listings and the Edgewater pipeline. See our October 2026 pre-construction news and our Miami pre-construction roundup for current context.
