Anantara Miami Resort & Residences: First US Anantara (2026 Pre-Construction Guide)

Anantara Miami Resort & Residences is the first US project from Anantara Hotels & Resorts, the Thailand-founded luxury brand operated by Minor Hotels (a subsidiary of Bangkok-listed Minor International). The tower will rise 50 stories and roughly 650 feet at 3601 Biscayne Boulevard in East Edgewater, programming 100 private branded condominiums, 120 resort residences that may be placed into a hotel rental pool, and 50 boutique hotel suites under a single roof.

The project is developed by Miami-based One Thousand Group -- the team behind One Thousand Museum (the 62-story Zaha Hadid tower in downtown Miami), Villa Miami (with Terra and Major Food Group), Ten Museum Park, Regalia on the Ocean, Paramount on the Bay, and Emerald Brickell. Architecture is by Kohn Pedersen Fox (KPF) with ODP Architecture & Design as architect of record, and interiors mark Patricia Urquiola's first US residential commission. One Sotheby's International Realty leads sales, with a public launch expected in 2026 and delivery targeted for 2030.

Where is Anantara Miami?

The site sits at 3601 Biscayne Boulevard, on the corner of NE 36th Street, in East Edgewater. A working orientation:

  • Margaret Pace Park -- the 8-acre bayfront park on Biscayne Bay -- is roughly 4-5 blocks east
  • The Miami Design District -- with Hermes, Louis Vuitton, Cartier, Chanel, Dior, and the Institute of Contemporary Art Miami -- is 3-4 minutes north
  • Wynwood's gallery walk and brewery cluster is 3-4 minutes west
  • Midtown Miami (Shops at Midtown, Target, Trader Joe's) sits one block south on N Miami Avenue
  • Adrienne Arsht Center is about 10 minutes south on Biscayne Boulevard
  • Perez Art Museum Miami and Frost Science are roughly 10-12 minutes south
  • South Beach is 12-15 minutes east via the Julia Tuttle Causeway
  • Miami International Airport is roughly 15 minutes via I-195

The orientation matters: the 50-story height and the building's massing on the eastern side of the Biscayne corridor are designed to capture unobstructed northern views over Biscayne Bay. The marketing has positioned the tower as the first building at this address to do so without sightline conflicts with neighboring high-rises.

This is the wedge where Edgewater, the Design District, and Wynwood meet -- a corner that has rebuilt from a low-rise residential and warehouse district into a luxury condominium corridor over the last 15 years.

Who's Behind Anantara Miami

The project is structured as a partnership between a brand operator and a development sponsor:

Minor Hotels (brand operator)

Minor Hotels is the hotel-and-resort arm of Minor International, one of the largest hospitality and leisure companies in the Asia-Pacific region. The group operates roughly 560 hotels across the Anantara, Avani, Elewana Collection, Oaks, NH Hotels, NH Collection, nhow, and Tivoli brands. Anantara is the company's flagship luxury brand.

Anantara Hotels & Resorts (brand)

Anantara was founded in 2001 by William Heinecke, Chairman and Founder of Minor International, with the rebranding of The Royal Garden Village in Hua Hin, Thailand. The brand celebrated its 25th anniversary in 2026, with a portfolio that has grown to more than 50 hotels and resorts across 24 countries, including expansion into Amalfi, Amsterdam, Budapest, Dublin, Nice, Rome, and Vienna in recent years. The name Anantara comes from the Sanskrit word meaning "without end."

The brand was popularized for a North American audience after Anantara Mai Khao Phuket served as the backdrop for HBO's The White Lotus Season 3, exposing the brand's Thai-luxury identity to a US audience that had previously known it primarily through Conde Nast and Forbes Travel Guide rankings.

One Thousand Group (developer)

The Miami-based developer was founded by Kevin Venger, Louis Birdman, and Michael Konig. The firm specializes in high-end residential and branded condominium projects. The portfolio includes:

  • One Thousand Museum -- the 62-story, 84-residence Zaha Hadid tower in downtown Miami
  • Villa Miami -- the 56-story copper-clad branded residence with Terra and Major Food Group (the first condominium branded by Major Food Group)
  • Ten Museum Park
  • Regalia on the Ocean
  • Paramount on the Bay in Edgewater
  • Emerald Brickell

For Anantara, One Thousand Group is also pursuing a 47-story office tower in Edgewater as a separate project.

Architecture and Interiors

The design team:

Kohn Pedersen Fox (KPF)

New York-based KPF is one of the most prolific large-scale architectural firms in the world. The Miami residential portfolio includes The Residences at Mandarin Oriental, Miami -- the 66-story tower at 500 Brickell Key designed for Swire Properties -- and the under-development Tower 36 office project. Other US work includes towers across Manhattan, Hudson Yards, and downtown West Palm Beach. For Anantara, KPF leads design with ODP Architecture & Design as architect of record.

Patricia Urquiola (interiors)

Born in Spain, based in Milan, Patricia Urquiola studied architecture and design at the Universidad Politecnica de Madrid and the Politecnico di Milano under Achille Castiglioni. She founded Studio Urquiola in 2001 with Alberto Zontone, and has worked across industrial design, hospitality, retail, residential, exhibitions, and creative direction. Architectural projects include Il Sereno on Lake Como, Casa Brera in Milan, the spa at the Four Seasons Hotel Milan, the Mandarin Oriental Barcelona, and Das Stue in Berlin. She has been Creative Director of Cassina since 2015 and has worked with Alessi, Kartell, Boffi, Kvadrat, Hermes, Moroso, B&B Italia, Louis Vuitton, Cappellini, and Rosenthal.

Anantara Miami is Patricia Urquiola's first US residential commission. That detail matters for the interiors -- her vocabulary tends toward warm modernism, layered textiles, color, and natural materials, rather than the white-and-stone Miami norm.

The Three Collections Inside One Tower

What makes Anantara Miami architecturally unusual is the three-tier residential and hotel program stacked vertically inside a single tower:

CollectionUseNotes
Hotel suites (50)Lower floorsAnantara boutique hotel keys
Resort residences (120)Mid floorsOwner can place in hotel rental pool
Private residences (100)Upper floorsBranded condominiums (quarter-, half-, full-floor configurations)
Penthouse collectionTop of towerDuplex residences

The result is a true condo-resort where:

  • Buyers gain access to full-service Anantara hospitality
  • Resort-residence owners get optional rental income through the hotel program
  • The hotel anchors the lower floors with food and beverage, wellness, and arrival sequence
  • The penthouse collection caps the top with duplex residences near the rooftop helipad

The private residences sit in quarter-floor, half-floor, and full-floor configurations. Penthouses are programmed as duplex residences at the top of the tower.

Residences

Verified specifications:

  • Full-height windows capturing unobstructed northern Biscayne Bay views
  • Private terraces in select residences
  • Custom Italian millwork and cabinetry
  • Natural stone finishes
  • Spa-grade bathrooms with deep soaking tubs and rain showers
  • Smart-home climate control
  • Quarter-, half-, and full-floor configurations in the private collection
  • Duplex penthouse residences at the top of the tower

Square footages, floor plans, bedroom mix, and pricing have not been publicly released. Expect those to follow the formal sales launch -- public sales are expected to begin in 2026.

Resort residences and hotel rental pools work differently from a standard short-term rental program. Owners who place units in the pool typically share rental revenue with the operator at a contractually defined split, and the unit is managed and serviced by the hotel rather than by the owner. Read the resort residence agreement carefully and model net yield after the hotel's management fee, FF&E reserves, and revenue split before committing.

Brand Heritage: 25 Years of Anantara

Anantara was launched in 2001 with a single resort in Hua Hin, Thailand, built around a thesis of immersive, culturally connected luxury -- design that draws on local craft, cuisine rooted in regional traditions, and on-property programming oriented to the destination rather than a generic luxury template.

The brand's first international expansion was Anantara Dhigu Maldives Resort in 2006, followed by expansion into the Middle East, Africa, Asia, and most recently Europe -- with new properties in Amalfi, Amsterdam, Budapest, Dublin, Nice, Rome, and Vienna. The Anantara collection now spans more than 50 hotels and resorts across 24 countries.

For Miami, that brand DNA shows up in the planned vitality and longevity center, which Minor Hotels has confirmed will pair contemporary movement, nutrition, and recovery science with on-site activities inspired by centuries-old Thai healing traditions -- thermal cabins, hydrotherapy circuits, and a Technogym-equipped fitness studio alongside Pilates and yoga spaces, sauna, steam, and plunge pools.

Amenities

The amenity stack is structured around two concepts: a vitality and longevity center spanning the podium, and a rooftop with helipad at the top of the tower.

Vitality and longevity center (podium)

  • Movement, nutrition, and recovery facilities
  • Thermal and hydrotherapy experiences -- sauna, steam, plunge pools
  • Thermal cabins
  • Technogym-equipped fitness studio
  • Pilates and yoga spaces
  • Meditation rooms
  • Anantara wellness programming drawing on Thai healing traditions

Resident-only amenities

  • Private resident pool and pool terrace
  • Rooftop gardens and outdoor amenity deck
  • Wine room
  • Resident theater

Resort hospitality

  • Resort dining venues
  • Lounges and wellness cafe
  • Anantara signature concierge and estate-management services

How Anantara Compares to Other Edgewater Branded Residences

Edgewater has built a deep bench of branded and design-led product in the last decade. A few reference points:

ProjectBrand / sponsorStatus
Anantara MiamiAnantara (Minor Hotels)Pre-construction, 2030
Villa MiamiMajor Food Group (with Terra and One Thousand Group)Under construction
Missoni BaiaItalian fashion brandDelivered
Edition Residences Miami EdgewaterEdition Hotels (Marriott)Pre-construction
Cipriani Residences Miami EdgewaterCiprianiPre-construction
Aria Reserve North/SouthMelo GroupDelivering 2026
Aria Reserve SkyclubMelo GroupPre-construction, sales 2026

Anantara's distinctions:

  • The only Anantara branded residence in the United States at launch
  • Three-collection condo-resort structure (private, resort, hotel), not a pure condo or pure condo-hotel
  • First US residential project from Patricia Urquiola
  • Vitality and longevity center anchors the program, not a chef restaurant
  • Rooftop helipad -- a rare amenity in Miami at this scale
  • Optional rental pool distinguishes resort residences from pure-condo offerings

For buyers cross-shopping wellness-forward branded residences, this is in dialogue with SIRO Brickell -- both pre-construction, both wellness-organized -- with the difference being location (Edgewater vs. Brickell), height (50 stories vs. unannounced), and brand DNA (Thai luxury via Minor vs. fitness-and-recovery via Kerzner).

The Edgewater Neighborhood

East Edgewater has changed faster than almost anywhere in Miami over the last decade. The 3601 Biscayne Boulevard address sits at a deliberate intersection of three established sub-neighborhoods:

Edgewater (immediate context)

  • Margaret Pace Park -- 8-acre bayfront park
  • Biscayne Bay shoreline
  • High-rise residential corridor along Bayshore Drive
  • Aria Reserve twin towers, Missoni Baia, Paramount on the Bay (One Thousand Group's earlier project)

Miami Design District (3-4 minutes north)

  • Hermes, Louis Vuitton, Cartier, Chanel, Dior, Fendi, Gucci, Balenciaga
  • Institute of Contemporary Art Miami (ICA Miami)
  • Fly's Eye Dome by Buckminster Fuller in Palm Court
  • Michael's Genuine Food & Drink, Swan, MIA Market

Wynwood (3-4 minutes west)

  • Wynwood Walls
  • NW 29th Street gallery walk
  • Wynwood Brewing, J. Wakefield, Veza Sur
  • KYU, Coyo Taco, Beaker & Gray

Midtown (1 block south)

  • Shops at Midtown (Target, Marshalls, Trader Joe's, Sephora)
  • The Standard Residences Midtown

Cultural anchors south on Biscayne Boulevard

  • Adrienne Arsht Center for the Performing Arts
  • Perez Art Museum Miami
  • Frost Science Museum

Anantara's positioning at the wedge of all four neighborhoods is the structural location advantage. Few buildings in Miami sit equidistant from luxury retail (Design District), street culture (Wynwood), big-box errands (Midtown), and the bay (Edgewater proper).

The 100 private residences are conventional branded condominiums on the upper floors. Is Anantara Miami waterfront?

No, not directly. The site sits at 3601 Biscayne Boulevard, several blocks west of the bay. The marketing emphasizes unobstructed northern views over Biscayne Bay captured by the 50-story height, but residents do not have direct bay frontage. Margaret Pace Park on the bay is 4-5 blocks east.

What is Anantara?

Anantara is a luxury hotel brand founded in 2001 by William Heinecke of Minor International, headquartered in Bangkok. The brand has grown to more than 50 hotels and resorts across 24 countries, and was popularized for a US audience after Anantara Mai Khao Phuket served as the setting for HBO's The White Lotus Season 3. The name comes from the Sanskrit word for "without end."

Yes. The rooftop is planned to include a private helipad, enabling direct rotor access to the Florida Keys, Palm Beach, and the Bahamas.

Bottom Line

Anantara Miami is the first Anantara branded property in the United States and Patricia Urquiola's first US residential interior project, with KPF architecture and a three-collection condo-resort program -- 100 private condominiums, 120 hotel-pool-eligible resort residences, and 50 Anantara suites -- on a 50-story Edgewater tower targeted for 2030. For buyers who want Thai-luxury hospitality, a wellness-organized building, and a Biscayne Boulevard corner that sits equidistant from the Design District, Wynwood, and the bay, this is the most distinctive condo-resort entering the Edgewater pipeline in 2026.
