OLIN Palm Beach

OLIN Palm Beach is a pre-construction condominium on the South End of Palm Beach at 2720 and 2730 South Ocean Boulevard. Its 4.9-acre site runs from the Atlantic Ocean to the Lake Worth Lagoon. OKO Group and Cain International are the developers. OMA, the firm founded by Rem Koolhaas, designed the architecture, with OMA partner Jason Long as design architect and Spina O'Rourke + Partners as architect of record. Christine and John Gachot of GACHOT are designing the interiors, and Corcoran Sunshine Marketing Group is the exclusive sales agent. The developers now market 32 residences in three five-story buildings, two on the oceanfront and one on the lagoon side of South Ocean Boulevard. Plans reviewed by the town in 2025 described 41 units, with a penthouse on the top floor of each building. Both parcels get underground parking garages. The project replaces the Ambassador Hotel and the lakeside Edgewater House, which together held 135 units. Developer renderings show stone-clad arched columns, deep terraces under wood pergolas, planted roof edges and pool terraces facing both the ocean and the lagoon. The easternmost building has open Atlantic views, the lakefront building looks west over the Intracoastal, and the oceanside building nearest the road wraps a landscaped courtyard. OKO Group and Cain bought the properties in October 2022 for $147.6 million. The Architectural Commission approved most of the design in October 2025, the Town Council approved the project and its variances in November 2025, and the commission signed off on the remaining details on June 24, 2026. BDT & MSD Partners provided $55 million in pre-development financing in January 2026. Early demolition work began in July 2026, and demolition was expected to wrap up by the end of October. The Palm Beach Daily News reported that it is the first South End condo development to reach construction since Bellaria was completed in 2006.
