OLIN Palm Beach: OMA's Ocean-to-Lake Pre-Construction Condo Guide (2026)

OLIN Palm Beach is a planned condominium at 2720 and 2730 South Ocean Boulevard on the South End of Palm Beach, on a 4.9-acre site that runs from the Atlantic Ocean to the Lake Worth Lagoon. The developers are OKO Group, led by Vlad Doronin, and Cain International, led by Jonathan Goldstein. OMA, the firm founded by Rem Koolhaas, designed the architecture, with OMA partner Jason Long as design architect. Christine and John Gachot of GACHOT are designing the interiors, and Corcoran Sunshine Marketing Group is the exclusive sales agent.

The developers now market 32 residences in three five-story buildings: two on the ocean and one on the lake side of South Ocean Boulevard. The plans the town reviewed in 2025 described 41 units. Early demolition work began in July 2026, and the old buildings were expected to be cleared by the end of October. Prices and a construction schedule have not been released.

The site was long known as the Ambassador, and some coverage still calls it the Ambassador Palm Beach redevelopment. This guide covers what has been published about OLIN so far and how to compare it with what is on the market in Palm Beach and across the lake in West Palm Beach.

These details come from the developer's website, OKO Group's project page, the Palm Beach Daily News's July and October 2026 reports, and Commercial Observer's April 2025 and January 2026 coverage.

Residences: 32 homes in three buildings

OLIN is a very small building by South Florida standards. The developer's website and OKO Group's project page both give 32 residences, and the Palm Beach Daily News used the same figure in July and October 2026.

The number has come down. Commercial Observer's April 2025 report described 41 units, 24 in the two oceanfront buildings and 17 in the lakefront building. The town approval coverage in October 2025 and Commercial Observer's January 2026 report repeated 41. Fewer units on the same footprint usually means larger homes. The developers have not said how the 32 residences split between the buildings.

The 2025 plans also called for a penthouse on the top floor of each building. The 2026 marketing does not restate that, so ask the sales team whether it still holds.

Unit mix, bedroom counts and residence sizes have not been published. When they are, the OLIN building page will carry them.

Architecture and project renderings

OMA's design breaks the program into three low buildings instead of one tower. The renderings show stone-clad arched columns, deep terraces under wood pergolas, planted roof edges and floor-to-ceiling glass behind glass balcony rails. The Architectural Commission approved the balcony railing design separately in February 2026.

The three images show an oceanfront building with arched terraces above the beach, the lakefront building with its pool terrace on the Lake Worth Lagoon, and a residence terrace looking out to the Atlantic. No aerial of the full site or street view has been released.

Each building has a different outlook, according to the Palm Beach Daily News:

  • The easternmost oceanfront building has an unobstructed Atlantic view.
  • The oceanside building nearest South Ocean Boulevard wraps a landscaped courtyard.
  • The lakefront building west of the road faces the Intracoastal.

That split is the first decision a buyer here will make. The two sides share a name and a design but offer different daily lives: beach and sunrise on one side, water and sunset on the other, with the road between them.

Site, parking and shared spaces

Both parcels get underground parking garages. The renderings show a pool terrace on each side of the road: one stepping toward the beach and one facing the lagoon. The developers have not published an amenity list beyond that. Ask how residents of each building will use the other side's facilities and whether the garages connect.

OLIN is not an Aman project. Commercial Observer's January 2026 report first linked it to Aman, then ran a correction after OKO Group said it would not carry the Aman brand, and the Palm Beach Daily News reported in July 2026 that the project is not affiliated with Aman. No hotel or residence brand has been announced.

Location: the South End of Palm Beach

OLIN sits on the South End of the island. Its site crosses South Ocean Boulevard, with frontage on both the Atlantic and the Lake Worth Lagoon.

Context for buyers:

  • The Reef, a landmarked 1974 low-rise condo at 2275 South Ocean Boulevard, is about a mile north.
  • The Palm Beach Daily News reported in October 2026 that OLIN is the first South End condo development to reach construction in more than two decades. The last was Bellaria, at 3000 South Ocean Boulevard, completed in 2006.
  • Across the lake, West Palm Beach has several new waterfront condos along South Flagler Drive, including Maison d'Or and South Flagler House.

Our Palm Beach neighborhood guide covers the island as a whole. If you are weighing the island against the mainland, our West Palm Beach guide covers the towers going up along the waterfront there.

Project status and timeline

  • October 2022: OKO Group and Cain bought the Ambassador Hotel and Edgewater House properties for $147.6 million in three simultaneous deals.
  • February 2024: The developers dropped a proposed zoning text amendment at a Town Council session.
  • April 2025: The Architectural Commission voted 4-3 to defer its decision to May 2025.
  • October 29, 2025: The Architectural Commission approved most of the design and the demolition of the existing buildings, leaving some details for later review.
  • November 2025: The Town Council approved the project, including multiple variances.
  • January 2026: BDT & MSD Partners provided $55 million in pre-development financing.
  • February 2026: The Architectural Commission approved the balcony railing design.
  • June 24, 2026: The commission approved the remaining design details.
  • July 2026: Early demolition and site staging began, with heavy machinery on both parcels by mid-July.
  • End of October 2026: Demolition was expected to finish, with construction to follow soon after. No construction start date has been announced.

The buildings coming down are the Ambassador Hotel on the ocean side and Edgewater House, a 1967 former co-op on the lake side. The two properties held 135 units between them, according to the Palm Beach Daily News.

On sales, the developer's website takes inquiries and says the project is soon to be unveiled. OKO Group lists the status as pre-construction sales. No price list has been published.

Figures for the other buildings come from our October 2026 guides to The Reef, Maison d'Or, Banyan Tree Residences and South Flagler House.

The Reef is the island comparison: a low-rise South End building on the ocean, but more than 50 years old. Maison d'Or is the closest in size, with 39 residences. Banyan Tree is also designed by OMA, and it shows what the firm does with a tower rather than low buildings. South Flagler House is the furthest along. OLIN is the only one of the five that is new construction on the island itself. For other condos by OMA and other Pritzker laureates, see our Pritzker Prize architects guide.

How to prepare for OLIN Palm Beach sales

  1. Join the waitlist on the OLIN building page so you hear when residences, plans and prices are released.
  2. Choose ocean or lake first. The three buildings face different water. Decide which side suits how you live before you look at floor plans.
  3. Ask how the 32 homes split. Get the count per building, the penthouse plan and the size range, and ask how the current layout relates to the 41-unit plans the town reviewed.
  4. Ask about the two sides of the road. Find out how parking, pools and services work across South Ocean Boulevard and what owners on each side share.
  5. Compare on the same terms. Request price per square foot, deposit schedule, projected assessment, rental policy and estimated completion from OLIN and from any West Palm Beach project you are considering. Our guide on why buy pre-construction covers the questions that matter at contract.
