Maison d'Or West Palm Beach: Kolter and Perko's 39-Residence South Flagler Tower, Buyer's Guide (2026)
Maison d'Or is a planned 19-story, 39-residence condominium on the Intracoastal Waterway along South Flagler Drive in West Palm Beach, developed by Kolter Urban and Perko Development Partners. The name means "House of Gold" in French. The architect is 10 Design, interiors are by Hirsch Bedner Associates (HBA) and the landscape architect is EDSA. Sales launched in January 2026 with pricing from $5.7 million, and in August 2026 the single full-floor penthouse was offered at $39.7 million.
With 39 homes across 19 floors, Maison d'Or is one of the smallest new towers on the West Palm Beach waterfront. This guide covers the published residence plan, the amenity program, the site's history and how the building compares with other South Flagler Drive projects. For the wider city, see our West Palm Beach guide.

A note on the address
Buyers will see two street numbers for this project. Kolter Urban and Perko's launch materials use 3705 South Flagler Drive, while MLS listings for the new residences use 3773 South Flagler Drive. The 3705 address also belongs to the former Flagler House condominium that stood on the site, and older listings and sales at that number refer to the previous building, not to Maison d'Or. When you review comparable sales or public records, check which building a record describes before relying on it.
The residences: a floor-by-floor plan
Maison d'Or's 39 homes are arranged in eight floor plans, and the developers have published which floors hold which residence types:
| Floors | Residence type | Published detail |
|---|---|---|
| 4 to 14 | Two- and three-bedroom residences | Entry sizes from nearly 3,000 square feet |
| 15 to 17 | Estate Collection | Four-bedroom residences |
| 18 | Two lower penthouses | Four bedrooms and five and a half baths each |
| 19 | Full-floor penthouse | 10,190 square feet; four bedrooms, six full baths, three powder rooms, 11-foot ceilings |
The overall published range runs from nearly 3,000 to more than 10,000 square feet. The developers have not released a square footage for each plan below the penthouse, so treat the 3,000-square-foot figure as the floor of the range, not as the size of every two-bedroom. Ask the sales team for the plan sheet for the specific line you are considering.
Every residence has terraces on both the east and west sides. The east terraces look over the Intracoastal Waterway toward Palm Beach and the Atlantic, and the west terraces face the city and the sunset. With roughly two to three homes per floor on the lower levels and a single home on the 19th floor, most residences have two exposures, which is less common in the larger towers along Flagler Drive.
The $39.7 million penthouse
In August 2026 the developers unveiled the top-floor penthouse at $39.7 million. It occupies the entire 19th floor at 10,190 square feet, with four bedrooms, six full baths, three powder rooms, 11-foot ceilings, floor-to-ceiling glass and terraces facing both sunrise and sunset. It is the largest home in the building.
Design and interiors
10 Design's tower uses a palette of natural stone, white stucco, laminated glass and metal, with landscaped setbacks at the base. HBA's interiors draw on Mediterranean and Regency references: a neutral base of natural textures in the residences, with gold, pink, green and blue accents, patterned fabrics and tropical motifs in the lobby and amenity rooms. Kolter Urban's Ed Jahn described the goal as classic European style with a modern touch.
Images are drawn from published marketing materials and MLS listing photos for the building.
Amenities
The amenity program is scaled to a 39-home building. Published amenities include:
- Club Lounge with a cocktail bar called the Green Room
- Private dining room with a catering kitchen
- Screening theater
- Virtual sports simulator suite
- Private wine storage and a tasting room
- Elevated east-facing pool deck overlooking the Intracoastal, with a spa and day cabanas
- Fitness and wellness center with men's and women's steam rooms, a sauna, treatment rooms and a salon suite
- Two furnished guest suites reserved for owners
- Dog spa and grooming room
In a building this size, every shared space is split among few owners, which tends to mean a quieter pool deck and also a larger share of the operating budget per residence. The developers have not published a projected monthly assessment, so request the proposed budget before you sign.
Location: the South Flagler Drive corridor
Maison d'Or sits on the Intracoastal side of South Flagler Drive in the southern part of West Palm Beach. Commercial Observer described the site as across the water from Mar-a-Lago, and the developers point to Worth Avenue, Antique Row, Royal Poinciana Plaza and the Nora District as nearby destinations. The sales gallery is a short drive away at 3014 South Dixie Highway.
South Flagler Drive here is mostly lower-rise and residential, quieter than the downtown blocks to the north. Downtown West Palm Beach, the Norton Museum of Art and the Royal Park Bridge to Palm Beach are reached by driving north along Flagler Drive. Site history and project status
The project replaced an older low-rise condominium. Here is the sequence as reported:
| Date | Milestone |
|---|---|
| May 2025 | A Kolter and Perko joint venture closed on 35 of the 38 units at the Flagler House condominium, according to Commercial Observer |
| June 2025 | The joint venture terminated the Flagler House condo association; CIBC Bank provided a $34.5 million loan |
| June 2025 | Plans filed by PK Flagler LLC showed 39 units on a 1.42-acre lot with 87 parking spaces, according to Florida YIMBY |
| January 2026 | Sales launch at pricing from $5.7 million; sales gallery opens at 3014 S Dixie Highway |
| August 2026 | Full-floor penthouse offered at $39.7 million |
The 2025 filings described an 18-story building of about 194 feet; the developers' 2026 sales materials describe 19 stories. Florida YIMBY's June 2025 report also noted objections from nearby homeowners to the tower's height. As of October 2026, the developers had not announced a groundbreaking or a completion date, so treat Maison d'Or as a pre-construction purchase and plan for a multi-year wait between contract and closing.
Maison d'Or vs. nearby West Palm Beach towers
| Building | Developer | Residences | Pricing (published) | Status |
|---|---|---|---|---|
| Maison d'Or | Kolter Urban and Perko | 39 | From $5.7 million | Pre-construction, selling |
| South Flagler House | Related Ross | 105 | $7.9 million to $73 million | Topped off November 2025 |
| Edgeworth | Related Ross | 168 | $2.5 million to $35.5 million | Pre-construction, selling |

Maison d'Or's closest peers by scale are the completed boutique towers, Forté and The Bristol, where buyers can tour finished homes and review an operating budget. Its closest peers by timing are Related Ross's South Flagler House and Edgeworth, which are much larger buildings with broader amenity programs. Our guides to South Flagler House and Edgeworth cover those projects in detail.
How to evaluate Maison d'Or before you buy
- Choose a floor band first. The floor plan decides the residence type: two- and three-bedrooms on 4 to 14, four-bedrooms on 15 to 17, penthouses above. Knowing which band you need narrows the conversation quickly.
- Ask for plan-specific square footage. The published range starts near 3,000 square feet; get the interior and terrace area for the exact line.
- Request the deposit schedule and timeline. No deposit structure or construction start has been published. Ask what is due at contract, what triggers each later deposit and what happens to deposits if the schedule slips.
- Get the proposed budget. A 39-residence building spreads staffing, insurance and amenity costs over few owners. Compare the projected assessment per square foot with Forté and The Bristol.
- Check the address on every comparable. Sales at 3705 South Flagler Drive before 2025 belong to the former Flagler House condominium.
- Read the rental and pet provisions in the condominium documents, since neither has been published.
