Olara West Palm Beach: Savanna's North Flagler Waterfront Condo, Buyer's Guide (2026)
Olara is a 26-story condominium tower at 1919 North Flagler Drive in West Palm Beach, on the Intracoastal Waterway about two miles north of downtown. The developer is Savanna, a New York real estate investment and development firm making its first West Palm Beach project. Arquitectonica designed the building, Gabellini Sheppard Associates designed the interiors and amenity spaces, EDSA is the landscape architect and Gilbane and SavCon are building it.
According to Savanna's December 2025 construction announcement, the condominium holds 275 residences in two- to four-bedroom-plus-den plans of roughly 1,500 to more than 4,200 square feet, with pricing from $1.7 million and completion scheduled for 2028. The waterfront site also carries the address 1911 North Flagler Drive and includes a separate rental apartment tower. What sets Olara apart on North Flagler is the size of its shared program: more than 80,000 square feet of amenities, a 192-foot private marina and a ground-floor restaurant by José Andrés Group.

Residences and sizes
Savanna describes the residences as two- to four-bedroom homes, each with a den, with floor-to-ceiling windows, large terraces, great rooms, European-style kitchens and spa-style primary baths with freestanding soaking tubs. Views run east across the Intracoastal to Palm Beach and the Atlantic.
A note on the count. Savanna's own materials, from the 2023 sales launch through the December 2025 construction release, say 275 condominium residences. Commercial Observer's March 2025 financing report gave 287. We use the developer's figure; ask the sales team to confirm the final count in the condominium documents.
Residences offered through the MLS give a useful picture of how the published range breaks down:
| Residence type | Sizes in MLS records (October 2026) |
|---|---|
| Two-bedroom plus den | About 1,480 to 1,910 sq ft |
| Three-bedroom plus den | About 2,360 to 3,290 sq ft |
| Four-bedroom plus den | About 3,810 to 4,230 sq ft |
These are the plans that have appeared on the MLS, not a full catalog. Earlier coverage, including Florida YIMBY's May 2023 report, described residences above 5,000 square feet, so ask whether larger combined or penthouse-level plans remain.
Architecture and design
Arquitectonica designed both towers on the site: the 26-story condominium and a separate rental tower. Gabellini Sheppard, the New York firm, handled the residential interiors and the amenity spaces, and showed its model residence in the 7,000-square-foot sales gallery that opened in December 2023 at 300 Butler Street. EDSA designed the landscape.
The tower sits on a 100,000-square-foot podium. Savanna says the podium houses a generator sized to back up every residence along with electric-vehicle chargers in the garage, a practical detail in a hurricane market. The project also committed to LEED Silver certification as part of its city approval.

Amenities
Olara's amenity program is the core of the pitch. Published elements include:
- 13,000-square-foot fitness center, indoors and out, programmed by The Wright Fit, with an open-air yoga deck, turf training lanes, a Pilates studio and an energy studio
- Regeneration spa managed by Arch Amenities, with a Japanese-style onsen, cold plunge, vitality pools, experience showers, sauna, steam and treatment rooms and meditation rooms
- Medical services through Sollis Health
- Olympic-size lap pool and a separate leisure pool
- Game room, multi-sport simulator, co-working space and conference rooms, library and juice bar
- Waterfront veranda
- 192-foot private marina extending into the Intracoastal with dedicated resident slips and a seafaring concierge who arranges charters; The Palm Beach Post reported in May 2026 that two "house" yachts are planned for residents
- José Andrés Group restaurant, the group's first in the Palm Beaches, an 8,500-square-foot ground-floor space open to the public with indoor and outdoor seating, plus in-residence dining and food service in the amenity areas for owners
The marina is the item to examine closely. Savanna describes "dedicated slips" without publishing a count, sizes or whether slips are sold, leased or assigned. Ask before you assume a residence comes with dockage.
Location: North Flagler Drive
Olara sits on the east side of North Flagler Drive, directly on the Intracoastal, between downtown West Palm Beach and the Northwood area. Currie Park is just to the north. As part of its approval, Savanna agreed to give the city $3.62 million for Currie Park improvements and to build a 30-foot landscaped strip with a walkway along Flagler Drive, which the developer now markets as the North Flagler Promenade.
This stretch of North Flagler has become one of West Palm Beach's busiest new-construction corridors. Related Ross's Shorecrest is the next site to the south, at 1865 and 1901 North Flagler, and is a separate building. Just beyond it is The Ritz-Carlton Residences, West Palm Beach. Downtown, the Brightline station, the Kravis Center and the bridges to Palm Beach are a short drive south. Our West Palm Beach neighborhood guide covers the wider city.
The trade-off is construction. With three towers rising within a few blocks, expect cranes, lane closures and changing water views on this part of Flagler through at least 2028.
Timeline
| Date | Milestone |

| December 20, 2022 | West Palm Beach planning board unanimously approves two towers of about 300 feet, the first project under new public-benefit height rules near Currie Park |
| Early 2023 | Condominium sales launch; Madison Realty Capital provides a loan of about $55 million; demolition of older commercial buildings begins by May |
| December 2023 | Sales gallery opens at 300 Butler Street |
| March 2024 | Groundbreaking ceremony; José Andrés Group partnership announced |
| March 2025 | $380 million construction loan from One Investment Management, Sculptor, Octo Capital Management and Zeckendorf Development |
| October 2025 | Compass takes over sales from Douglas Elliman Development Marketing |
| December 2025 | Vertical construction begins with the podium; completion scheduled for 2028 |
| May 2026 | Construction at the 11th floor; more than $250 million in sales since December |
The schedule has moved. In 2022 and 2023 the project was reported for delivery in 2026, the March 2024 groundbreaking and March 2025 financing reports said 2027, and Savanna's December 2025 release said 2028. In May 2026 The Palm Beach Post reported a June 2028 target. Build some slack into any plan that depends on a closing date.
Prices, sales and carrying costs
Pricing opened at $2 million in 2023 and was quoted from $1.7 million in Savanna's December 2025 release. In May 2026 Olara's sales director told The Palm Beach Post that residences ran from about $1.7 million to more than $10 million, and that the project had recorded more than 65 contracts during the winter season. When Compass took over sales in October 2025, the building was reported to be about 50 percent presold.
MLS records as of October 2026 show 31 Olara residences on the market, 20 of them already marked pending:
- Asking prices from about $1.63 million (a two-bedroom of about 1,480 sq ft) to about $9 million (a four-bedroom of about 4,110 sq ft)
- A median asking price of about $1,460 per square foot
- Higher floors and four-bedroom lines carry the highest per-foot pricing, above $2,000 per square foot in a few cases
There are no closed resales yet, because the building has not delivered.
Projected association fees in those listings work out to about $1.08 per square foot per month, for example about $1,575 a month on a 1,483-square-foot two-bedroom and about $4,450 on a 4,110-square-foot four-bedroom. These are estimates from the developer's proposed budget. Budgets for an amenity program this large, with a spa operator, a marina and full-building generator, often change in the first years after owners take control.
How Olara compares on North Flagler
| Building | Address | Developer | Residences | Published pricing | Status |
|---|---|---|---|---|---|
| Olara | 1919 N Flagler Dr | Savanna | 275 | From $1.7 million | Under construction; 2028 |
| Shorecrest | 1865 N Flagler Dr | Related Ross | 98 | From $3.5 million | Broke ground April 2026; 2027 expected |
| Ritz-Carlton Residences, West Palm Beach | 1717 N Flagler Dr | Related Group and BH Group | 138 | From $3 million | Broke ground February 2026; 2028 expected |
| Alba Palm Beach | 4714 N Flagler Dr | BGI Companies | 55 | Resale | Completed |
| Mandarin Oriental Residences | 5400 N Flagler Dr | Great Gulf | 87 | From about $3.5 million | Pre-construction; 2031 target |
Olara is the largest condominium of the group and has the lowest published entry price, so it suits buyers who want a new waterfront building with a full resort program without starting at $3 million. The trade is scale: 275 neighbors and a busier amenity deck than in the 98-residence Shorecrest or the 138-residence Ritz-Carlton. Our Shorecrest guide, Ritz-Carlton Residences guide and Mandarin Oriental guide cover those projects.
How to evaluate Olara before you buy
- Pick a line, then a floor. MLS pricing shows a wide spread for similar sizes on different floors. Compare the same plan across floors before deciding what a higher view is worth.
- Ask for the deposit schedule. Savanna has not published one. Confirm what is due at contract and at each later stage, and how deposits are held.
- Get the proposed budget and reserve plan. At about $1.08 per square foot per month, projected fees are moderate for this program. Ask what the spa, marina, generator and concierge cost and how they are funded.
- Pin down marina rights. Ask how many slips there are, how they are allocated and what they cost.
- Understand the rental tower. The site includes a separate tower of about 170 apartments. Ask which amenities, parking and access are shared with it and how costs are split.
- Read the rental and pet rules in the condominium documents. MLS records list the building as pet-friendly, but no leasing minimums have been published.
