One Hollywood Residences: Downtown Hollywood Pre-Construction Condo Guide (2026)
One Hollywood Residences is a planned 23-story condominium tower with 248 residences at 1817 Taylor Street, Hollywood, FL 33020. It sits on the west side of Federal Highway in downtown Hollywood, a short walk north of ArtsPark at Young Circle and across the highway from Gaia Residences. The developer is Star Developers Group, led by managing director Alejandro Ensinck. BC Architects designed the building, and Fortune Development Sales handles sales. The project was first announced as Star Tower Hollywood.
Sales started in June 2024. Construction has not been reported as started. No groundbreaking, construction loan or contractor has been reported, and the lot was still classed as vacant land on Broward County's 2026 property roll. That is the most important fact in this guide, and it shapes how you should approach a contract here.

Figures come from the developer's 2025 fact sheet and website, Sun Sentinel and South Florida Business Journal coverage from June and July 2024, and Broward County property records. Early reports in June 2024 described a 22-story tower. The developer and later coverage say 23.
Residences and floor plans
One Hollywood is a mid-size tower with smaller homes. The 248 residences run from studios to three bedrooms with a den, with one to three baths, across 11 floor plans. Interiors range from 517 to 1,425 square feet, and terraces from 54 to 406 square feet.
The developer has not published sizes by bedroom count. Developer-side MLS listings from July 2026 give a sense of the range:
| Listing | Layout | Size | Asking price (July 2026) |
|---|---|---|---|
| Unit 804 | One-bedroom | 785 sq ft | $591,500 |
| Unit 814 | One-bedroom | 819 sq ft | $650,000 |
| Unit 1110 | One-bedroom | 953 sq ft | $745,000 |
| Unit 701 | Two-bedroom | Not available | $926,500 |

| Unit 2109 | Three-bedroom | 1,393 sq ft | $1,197,000 |
These are listing asks, not a price list, and they will change. Ask the sales team for the full floor plan set and current availability.
Residences are delivered move-in ready with floor-to-ceiling windows, glass-railed balconies, European-style kitchens with quartz countertops, bathrooms with dual vanities and porcelain flooring, a washer and dryer and prewired smart home technology. Buyers get a choice of flooring.
Architecture and project renderings
BC Architects designed the tower. The arrival rendering shows a porte-cochere under a bronze-toned decorative screen carrying the building's name, with planting spilling over the top of the podium. Keith Engineering Landscape is the landscape architect.
The interior designer changed after launch. The June 2024 release named Domus Aurea Interiors for the shared spaces. In October 2024, Star appointed Adriana Hoyos Design Studio, and the current fact sheet names Hoyos.

The gallery shows the arrival, an aerial of downtown Hollywood with the site marked, the pool deck and the rooftop lounge. The aerial is the most useful image for a buyer. It shows how close the site is to Young Circle and how the tower would sit among the existing downtown buildings.
Amenities
The developer's 2025 fact sheet and its June 2024 launch release list:
- Arrival: porte-cochere drop-off, valet, a lobby with reception and smart package lockers
- Wellness: fitness center with a yoga studio, sauna, spa and treatment room, and separate locker rooms
- Pool deck: resort-style pool and spa with cabanas, plus an outdoor barbecue area with seating
- Work and social: clubroom and private event space with a dedicated kitchen, business center and co-working spaces, and Wi-Fi in common areas
- Families and pets: kids club and playground; the building is pet friendly
- Practical: bike storage, EV chargers and an outdoor plaza with a fountain
- Rooftop lounge: outdoor seating and a viewing deck, an outdoor TV area, private event space, a bar and a summer kitchen
- Beach club: a complimentary membership for one year after closing
The developer has not published the beach club's operator, location or terms after the first year. Ask before you count it as a reason to buy. MLS listings show one parking space per residence, valet or assigned. In 2024, the Sun Sentinel reported expected association fees of about $1 per square foot a month. Ask for the current budget.
Rental policy
Owners may rent for a minimum of 30 days, up to 12 times a year. That is the rule the sales director, Maria Elena Plasencia, described to the South Florida Business Journal in June 2024, when she said, "This is not a condo hotel." That allows monthly rentals but not nightly or weekly stays. If you plan to rent, build your numbers around monthly tenants and confirm the rule in the condominium documents.
Location: 1817 Taylor Street
The site is on the west side of Federal Highway at Taylor Street, in the city's North Downtown high-intensity mixed-use zone. ArtsPark at Young Circle is a short walk to the south, and Hollywood Boulevard runs through the circle. The sales gallery is on Hollywood Boulevard at 1939.
Gaia Residences is across Federal Highway at 401 N Federal Highway, on a different block. The two projects are easy to confuse, so check the address on any listing.
This is a downtown address, not a beachfront one. Hollywood Beach is east of downtown. Our Hollywood Beach guide covers the beach side of the city if you are weighing both.
Project status and timeline
- March 2022: 1817 Taylor Development LLC buys the vacant 35,516-square-foot lot for $6.7 million.
- Before 2024: The site is planned as Star Tower Hollywood, a 19-story building with 182 units, according to a 2024 South Florida Business Journal report.
- Early 2024: The city approves an amended, taller plan, according to the same report.
- June 11, 2024: Pre-construction sales begin. Reports that month and in July put starting prices in the low $400,000s, or about $700 per square foot.
- October 2024: Star appoints Adriana Hoyos Design Studio as interior designer.
- April 2025: The sales gallery opens at 1939 Hollywood Boulevard. The developer still quotes prices from the low $400,000s and a groundbreaking later in 2025.
- November 2026: No groundbreaking, construction loan or contractor has been reported. The parcel was still classed as vacant commercial land on the 2026 county roll.
At launch, reports targeted a 2025 groundbreaking (the first quarter in one report, the summer in another) and completion in late 2027. Those dates have passed or no longer fit. Some MLS listings show the building as under construction with a 2028 year built, but those are listing fields, and the same listings describe the project as pre-construction. Treat One Hollywood as a project that has been selling for more than two years without a reported construction start.
What that means for a buyer
A long gap between sales and construction puts more weight on the contract. Before you sign, ask:
- When does the developer expect to break ground, and what has to happen first, such as presales, permits or a construction loan?
- What deposits are due before construction, and are they held in escrow?
- What is the outside completion date in the contract, and what are your rights if it passes?
- Can the developer change the plans, finishes or amenities, and how much?
The developer has not published a deposit schedule, so get it in writing. Our guide on why buy pre-construction in Miami walks through these protections.
One Hollywood vs. nearby projects
| Project | Height | Residences | Notes |
|---|---|---|---|
| One Hollywood Residences | 23 stories | 248 | From the mid-$400,000s (developer website, November 2026); 30-day minimum rentals; no construction start reported |
| Gaia Residences | 18 stories | 238 | Across Federal Highway at 401 N Federal Hwy; also quoted from the mid-$400,000s and also sold by Fortune |
| Icon Beach Residences | 38 stories | 350 | On Hollywood Beach; broke ground June 18, 2026; residences from $850,000 |
| Hollywood Moon | Two six-story buildings | 48 | Boutique option on the beach at 901 S Ocean Dr |
Gaia is the direct comparison: the same downtown location, a similar size and a similar starting price. Icon Beach starts at a higher price, but it is on the beach and has started construction.
