Icon Beach Residences Hollywood: Related and BH Group's Pre-Construction Condo Guide (2026)
Icon Beach Residences is a 38-story condominium tower with 350 residences at 3724 S Ocean Drive in Hollywood, FL 33019, developed by Related Group and BH Group. Launch materials and press coverage also call it Icon Beach Waterfront Residences, and the developer's documents name it the 3724 South Ocean Drive Condominium. The tower sits on the Intracoastal side of South Ocean Drive, across the road from the Diplomat Beach Resort, with CFE Architects as architect, Meyer Davis designing the interiors and Witkin Hults + Partners on the landscape.
The project has moved from sales into construction. Sales launched in March 2024. Commercial Observer reported a $360 million construction loan from Tyko Capital in April 2026, and the tower broke ground on June 18, 2026, according to Florida YIMBY, with completion targeted for 2028. The developer now advertises residences from $850,000 and publishes a floor plan set of one- to three-bedroom homes.
This guide covers the published plans, the amenity program, the marina and the off-site beach club, the deposit schedule, a dated timeline and how Icon Beach compares with nearby pre-construction condos. For the area around it, start with our Hollywood Beach neighborhood guide.

A note on the address: 3724 S Ocean Drive is the address in the condominium's legal name on the developer's fact sheet and floor plans, and it is the address Florida YIMBY used in 2024 and 2025 and Commercial Observer used in April 2026. Other numbers appear in print. BH Group's project page lists 3451 S. Ocean Dr., Florida YIMBY's March 2024 article on the second Diplomat Landing tower gave 3451 to 3690 South Ocean Drive, and Florida YIMBY's June 2026 groundbreaking article prints 3824, which appears to be a typo. Use 3724 for the condominium itself.
Residences, floor plans and sizes
The developer's current floor plan set, posted to its website in August 2026, covers one-bedroom, one-bedroom plus den, two-bedroom and three-bedroom residences. Each sheet gives an interior area and a balcony area, measured to the exterior wall boundaries and the centerlines of demising walls. The figures below are as printed.
| Residence | Bedrooms and baths | Interior sq ft | Balcony sq ft | Total sq ft |
|---|---|---|---|---|
| Residence 04 | 1 bedroom plus den, 2 baths | 945 | 211 | 1,156 |
| Residence 05 | 1 bedroom, 1 bath | 948 | 233 | 1,181 |
| Residence 03 | 2 bedrooms, 2 baths | 1,152 | 292 | 1,444 |
| Residence 07 | 2 bedrooms, 2 baths | 1,145 | 303 | 1,448 |
| Residences 06 and 08 | 2 bedrooms, 2 baths | 1,310 | 293 | 1,603 |
| Residence 01 | 2 bedrooms, 2 baths | 1,295 | 522 | 1,817 |
| Residence 10 | 3 bedrooms, 3.5 baths | 1,738 | 617 | 2,355 |
| Residence 02 | 3 bedrooms, 3 baths | 1,695 | 670 | 2,365 |
| Residence 09 | 3 bedrooms, 3 baths | 1,725 | 665 | 2,390 |
A few things stand out in the plans:
- The one-bedroom homes are close in size. Residence 04 adds a den and a second bath in 3 fewer interior square feet than Residence 05, so the den plan trades open floor area for an extra room.
- The two-bedroom lines vary more by balcony than by interior. Interiors run 1,145 to 1,310 square feet, but Residence 01 carries a 522-square-foot balcony, against 292 to 303 square feet for most other two-bedroom lines.
- The three-bedroom homes are similar inside. All three run 1,695 to 1,738 square feet of interior space, with balconies of 617 to 670 square feet. Residence 10 is the only plan in the set with a half bath.
- Floors are not printed. The set does not say which floors each line occupies, so ask the sales team for the floor range of any line you are considering.
The published size ranges do not match each other. The developer's 2024 fact sheet gives 948 to 2,500 square feet, launch coverage and 2025 and 2026 reporting give 948 to 2,580 square feet, and Florida YIMBY reported 950 to 2,600 square feet in March 2024. The current plan set tops out at 2,390 square feet including the balcony. No separate penthouse count has been published. If you are shopping for the largest homes in the building, ask whether any plans beyond the ten lines above exist.
When comparing Icon Beach with other buildings, compare interior with interior. Some developers quote totals that include terraces, and the balconies here add 211 to 670 square feet to each plan.
Finishes in the residences
The developer lists these features:
- Balconies: expansive balconies with floor-to-ceiling sliding glass doors.
- Kitchens: designed by Meyer Davis, with custom Italian cabinetry, large islands and imported porcelain counters, offered in two color schemes.
- Appliances: Bosch and Thermador, including an induction cooktop and a speed oven.
- Primary baths: soaking tubs with Kohler and Hansgrohe fixtures.
- Closets: walk-in closets in all primary bedrooms.
The developer markets the tower with Atlantic Ocean and Intracoastal views, but its disclaimer says no specific view is guaranteed and that views vary by unit. On a tower this tall, the floor and the side of the building a line faces will shape the view more than any rendering can show.
Architecture and project renderings
CFE Architects designed the 38-story tower, and the developer has not named a separate design architect. The developer's twilight rendering shows the full tower from South Ocean Drive with the Intracoastal behind it, and the fact sheet describes a lobby with a porte-cochere. Witkin Hults + Partners is the landscape architect.
Images are developer renderings, labeled by the developer as artist conceptual renderings. They are not photographs of the finished building.
Florida YIMBY's June 2026 article reports that select works from the Jorge M. Perez Contemporary Art Collection are planned for the common areas. The developer's disclaimer says art it installs is on loan to the association and can be removed at the developer's election, so treat the art as a feature the developer can withdraw rather than a permanent asset of the association.
Amenities
The developer's amenities page and 2024 fact sheet list:
- Pool deck: a pool with a sun shelf and cabanas, plus a hot tub and a cold plunge.
- Health club: 3,000 square feet with cardio and weight equipment, bikes and yoga rooms.
- Spa and wellness center: a cold plunge, steam room and Jacuzzi.
- Social spaces: a gathering lounge with an outdoor cocktail bar, an outdoor cinema and a gourmet cafe.
- Events: a reservable event space over the Intracoastal.
- Outdoors: a sunset terrace with a yoga and fitness lawn.
- Arrival: a porte-cochere lobby.
- Services: concierge, a 24-hour front desk, valet parking, an on-site general manager and security.
The developer has not said which level each amenity is on, and its materials give different totals for the amenity space. The 2024 fact sheet describes 40,000 square feet of outdoor amenities, 2024 launch coverage cited 30,000 square feet, and the current amenities page says more than 60,000 square feet including marina access. Those figures may measure different things, so ask the sales team what each one includes.
Parking is valet. No space count or parking ratio has been published for the condo, so ask how many spaces come with each residence type.
The marina
The developers' June 2026 groundbreaking announcement, Florida YIMBY and South Florida Agent Magazine describe a private marina with 32 slips, and the developer lists marina access among the amenities. With 350 residences and 32 slips, not every owner can have one. The developer has not published how slips are assigned, whether they are sold or leased, or what they cost. If a slip matters to you, get those terms in writing before you sign.
The off-site beach club
The developer lists use of a beach club, and the terms deserve a careful read. According to the developer's fact sheet, amenities page and disclaimer, the beach club is off site, is provided under a separate third-party agreement, may be available only for a limited term, is not a common element of the condominium, and requires payment that is not included in association assessments. In other words, beach club access is a separate cost and may not last as long as you own the residence. Ask for the operator, the location, the term and the fees before treating it as part of the building.
Location: South Ocean Drive at Diplomat Landing
According to Commercial Observer, Icon Beach rises immediately south of Diplomat Landings, a 52,000-square-foot retail plaza with a two-story garage that will remain, and next to the 1,000-room Diplomat Beach Resort, which sits across South Ocean Drive on the ocean side. The tower faces the Intracoastal, which the reservable event space overlooks.
The site has a recent history. Florida YIMBY reported that Related and BH Group paid $30 million for the condo site in August 2023 and $21.5 million for the 4.5-acre hotel site. Commercial Observer put the total at $51.5 million for nearly 8 acres, bought from the Diplomat's owners, Trinity Investments and Credit Suisse. Florida YIMBY reported in March 2024 that a second Diplomat Landing tower had been approved: 42 stories with 500 hotel rooms and 366 parking spaces, under a separate Phase 2 entity. Its current status has not been confirmed, so ask the sales team what is planned next door and on what schedule, because a second tower on the same site would affect views, traffic and construction activity.
Other South Ocean Drive buildings on our site include Diplomat Residences and Hyde Resort and Residences, which are useful reference points for resale pricing along the same stretch. Our Hollywood Beach neighborhood guide covers the wider area. Before you commit, visit at different times of day, walk the route you would take to the beach, and drive the routes you will use most.
Project status and timeline
| Date | Milestone | Source |
|---|---|---|
| August 2023 | Condo site acquired for $30 million | Florida YIMBY |
| March 2024 | Sales launch, reported at $825,000 to $2.8 million | Mann Report; launch press coverage |
| March 2024 | Second Diplomat Landing tower approved | Florida YIMBY |
| April 23, 2026 | $360 million construction loan from Tyko Capital announced | Commercial Observer |
| June 18, 2026 | Groundbreaking ceremony | Florida YIMBY; developer announcement |
| 2028 | Completion target, no month published | Florida YIMBY |
BH Group's project page says the project has full entitlements. That page also still says groundbreaking "is scheduled to take place in April 2026", which the June 2026 ceremony has overtaken. Early 2024 coverage described a 37-story tower. The developer and 2025 and 2026 coverage say 38 stories.
At the 2024 launch, Dezer Platinum Realty, with Gil Dezer and Sebastian Tettamanti, was named the sole sales and marketing firm, according to Mann Report, and Florida YIMBY still described Dezer Platinum Realty as leading sales in November 2025. The developer's website now shows partner logos for Fortune and Dezer Development, so ask which firm represents the developer today. The sales gallery at 3660 S Ocean Drive is open. No sold percentage or contract count has been published.
Pricing and the deposit schedule
The developer now advertises residences from $850,000. At the March 2024 launch, coverage reported a range of $825,000 to $2.8 million, and Florida YIMBY gave the same $825,000 starting point. The developer has not published a current upper price or a price per square foot.
For context, five residences in the building were listed for sale on the MLS as of 2026-10-23, asking $995,000 (unit 405), $1,180,000 (1205), $1,388,000 (607), $1,945,000 (902) and $2,105,000 (509). These are listing asking prices, not developer pricing or closed sales, and they change often. Check the Icon Beach building page for current listings.
The developer's 2024 fact sheet sets this deposit schedule:
| Stage | Deposit |
|---|---|
| At contract | 20% |
| At groundbreaking | 20% |
| At top-off | 10% |
| At closing | 50% |
Half of the price is due before closing. Because groundbreaking took place in June 2026, ask the sales team whether a contract signed now combines the first two installments, which would put 40% down at signing, and confirm the schedule in the current contract rather than relying on the 2024 fact sheet.
The fact sheet also says owners pay assessments to both a condominium association and a master association. Neither budget has been published, so request both, plus the beach club fee, before comparing monthly costs with other buildings.
Icon Beach vs. nearby pre-construction projects
| Project | Height | Residences | Published detail | Source |
|---|---|---|---|---|
| Icon Beach Residences | 38 stories | 350 | From $850,000; broke ground June 2026; 2028 target | Developer; Florida YIMBY, June 2026 |
| The Residences at Shell Bay | 20 stories | 108 | From $2 million | Florida YIMBY, March 2026 |
| Oasis Hallandale | Two 25-story towers | 500 | West Tower full TCO in August 2026, closings begun | Florida YIMBY, August 2026 |
| Seven Park | 8 stories | Roughly 121 to 124 | Kadima project targeting 2027 | Florida YIMBY, November 2025 |
The comparison shows where Icon Beach fits. Icon Beach starts at $850,000 against Shell Bay's reported $2 million, and it carries more than three times as many residences as Shell Bay in a taller tower. Oasis Hallandale is further along, with closings under way in its West Tower, while Icon Beach broke ground only in June 2026. Seven Park is a much smaller, low-rise building with an earlier target. Our guides to Shell Bay, Oasis Hallandale and Seven Park cover each project in detail.
When you weigh them, compare on the same terms: interior price per square foot, deposit schedule, projected association dues (both associations here), the rental policy and the delivery date. Our guide on why buy pre-construction in Miami explains what to check at contract, and our Miami pre-construction condo roundup and October 2026 pre-construction news track the wider pipeline.
How to approach Icon Beach as a buyer
- Pick the plan first. With ten published lines, decide whether you need a one-bedroom, the den plan, a two-bedroom or a three-bedroom, and note which plans carry the larger balconies, such as Residence 01.
- Ask for floors and orientation. The plan set has no floor ranges, and the developer does not guarantee views. Ask which floors and which direction each line covers.
- Confirm the deposit timing. With groundbreaking already held, confirm how the contract and groundbreaking installments apply to a contract signed now.
- Get both association budgets and the beach club fee. Your monthly cost includes the condominium association, the master association and any beach club charge, which is not part of the assessments.
- Get the marina terms in writing if you want a slip, since there are 32 slips for 350 residences.
- Ask about the rental policy before you sign if you might lease the residence, and get it from the condominium documents rather than a brochure.
- Ask what is planned next door. A second tower was approved for the Diplomat Landing site in 2024, and its status affects views and construction activity.
- Join the waitlist on the Icon Beach building page for listing and project updates, and talk with an advisor who follows the building.
