The Residences at Shell Bay Hallandale Beach: Auberge Collection Condo Guide (2026)
The Residences at Shell Bay, Auberge Collection, also marketed as Shell Bay Residences, is a 20-story, 108-residence condominium tower inside the private Shell Bay Club in Hallandale Beach, FL 33009. The club covers about 150 acres on the Intracoastal Waterway, on land that was once the Diplomat golf course. The developers are Witkoff, led by CEO Alex Witkoff, and PPG Development, led by founder and CEO Ari Pearl. Kobi Karp designed the tower, AvroKO designed the interiors, and Auberge Collection will manage both the residences and a 60-key Auberge hotel on the same property.
The tower topped off in March 2026, and completion is targeted for 2027. Reporting through 2026 puts pricing from $2 million. This guide covers the developer floor plans we hold, the residence finishes, the tower and club amenities, what owners were told about club membership, the pricing and sales history, and the questions to settle before you sign. For the wider city, start with our Hallandale Beach neighborhood guide.

Neither the developer nor Auberge publishes a street address for the tower, which is why the sources disagree on the number. Our building records use 501 Diplomat Parkway. If the exact address matters for a title search, insurance quote or lender, confirm it with the sales team.
Residences, floor plans and sizes
The developer's website describes one- to three-bedroom residences plus a Penthouse Collection, and says the duplex penthouses include a plunge pool and a summer kitchen. Press coverage from 2025 and 2026 calls the mix one- to four-bedroom. The two descriptions fit together: the four-bedroom homes we can identify are penthouses. No developer or press source we found says how many of the 108 homes are penthouses.
We hold developer-branded floor plan sheets for the lines below. They carry The Residences at Shell Bay, Auberge Resorts Collection branding and the developer's Florida condominium disclaimers. Interior, exterior and total areas are as printed on the plans.
| Residence | Floors | Bedrooms and baths | Interior sq ft | Exterior sq ft | Total sq ft |
|---|---|---|---|---|---|
| Residence F | 3-4 | 1 bedroom, 1.5 baths | 952 | 263 | 1,215 |
| Residence B | 3-4 | 1 bedroom, 1.5 baths | 1,227 | 510 | 1,737 |
| Residence C | 16-18 | 2 bedrooms, 2.5 baths | 1,626 | 353 | 1,979 |
| Residence E | 6-14 | 2 bedrooms, 2.5 baths | 1,918 | 701 | 2,619 |
| Residence E | 15 | 2 bedrooms, 2.5 baths | 1,918 | 783 | 2,701 |
| Residence D | 6-14 and 16-18 | 3 bedrooms, 3 baths | 2,162 | 690 | 2,852 |
| Residence A | 16-18 | 3 bedrooms, 3.5 baths | 2,401 | 814 | 3,215 |
| Residence B | 6-14 and 16-18 | 3 bedrooms, 3.5 baths | 2,605 | 805 | 3,410 |
| Penthouse B | Penthouse | 4 bedrooms, 3 baths and 2 powder rooms | 4,546 | 2,909 | 7,455 |
Penthouse B adds a private roof deck with a pool and an outdoor kitchen. This is not a complete unit mix. The set skips some lines, including the fifth-floor lines, the Duplex 4-H, the other penthouses and the nineteenth floor, so it does not add up to 108 residences. Ask the sales team for the full line list and the plans for any line you are considering.
Two things stand out in the plans. The terraces are large: most lines carry 500 to 815 square feet of outdoor space, and Penthouse B's exterior is close to two-thirds of its interior. And the same letter is reused across floors. "Residence B" on floors 3-4 is a one-bedroom, while "Residence B" on floors 6-14 and 16-18 is a three-bedroom, so always pair the letter with the floor when you compare plans or listings.
Earlier marketing quoted a range of about 1,250 to 2,600 square feet. Florida YIMBY reported that range in 2023, and The Real Deal repeated it in July 2026, citing a broker site. It does not cover the lower-floor one-bedrooms or the penthouse in the plan set, which is why the plans run both smaller and larger.
Finishes and residential services
The developer lists these features for the residences:
- Ceilings and glass: 10-foot-clear ceilings in the living, dining and entertaining spaces, with floor-to-ceiling windows and sliding glass doors.
- Terraces: a private balcony on every residence, with living spaces opening to wraparound terraces.
- Floors: large-format, limestone-style porcelain in most interior spaces and on all balconies.
- Kitchens: white oak cabinetry, honed marble counters, backsplash and island, and a full Gaggenau appliance suite with an induction cooktop and wine refrigerator.
- Primary bath: honed marble floors and walls, a white oak vanity with a limestone top, a separate water closet and, in most residences, a freestanding tub.
- Other details: a powder room with Venetian-plaster-style walls, a valet closet for contactless deliveries and a minibar serviced by Auberge.
The developer lists Auberge concierge services with a dedicated Director of Residences, butler service, package receiving, and dining and entertainment reservations. Douglas Elliman's 2023 sales-launch announcement added Ă la carte resort services, including in-residence housekeeping and dining. Florida YIMBY and Douglas Elliman have reported that the culinary program will be led by Michelin-starred chef Julien Jouhannaud, with house sommelier services. Ask which services are covered by the association budget and which are billed Ă la carte. That split drives the monthly cost of a serviced building. Our branded residences guide explains how these arrangements usually work.
Architecture and project renderings
Kobi Karp's design is a slender slab of stacked white terrace bands, with each floor's balcony edge wrapping the tower. The renderings show it rising above a palm-planted base at the edge of the golf course, with views across the course's water features. Nievera Williams Design is the landscape architect, and the developer describes the planting as Mediterranean-inspired. Florida YIMBY has described an attached parking structure topped with outdoor amenity space.
Project renderings shown through MLS listing photos. Profile Miami credited the project's renderings to MARCH. Renderings are artist's concepts, not photographs of the finished building.
In a 20-story building with large wraparound terraces, the side of the tower a residence faces can change the home as much as the floor does. A hero rendering shows the building from its best angle, so ask the sales team which direction each line faces and what will sit in front of it: the course, the club buildings, the hotel or the parking structure.
Amenities in the tower
The developer's site presents the tower and club amenities together and does not always say which space is where. It places the pools on the roof and the restaurant at garden level, but does not give a level for the rest. It lists:
- Rooftop pools with poolside cabanas and dining. Auberge gives the rooftop pool area as 14,000 square feet.
- A garden-level fine dining restaurant.
- Spa and fitness: an indoor-outdoor spa and fitness center, which Auberge gives as 18,000 square feet, with a boxing area, Pilates reformers, yoga space and an open-air terrace.
- Entertainment suite with a bowling alley, a screening room, indoor and outdoor gaming and play areas and a self-serve refreshment bar.
- Wine tasting room with secure wine drawers.
- Multi-sport simulator lounge and a sunset cocktail terrace.
- For children and teens: a Children's Play Lab and Creation Studio, a Teens' Club and an outdoor jungle-gym playground.
- Outdoors: an orchid garden and a dog walking trail.
- Work: a co-working lounge and private meeting suites.
- Arrival: a dedicated residents' lobby, a six-car porte-cochère, and secured enclosed parking with EV charging.
The developer has not published a parking ratio or space count, so ask how many spaces come with each residence type.
The Shell Bay Club and owner membership
The tower sits inside the Shell Bay Club, which opened its golf course in October 2023. The developer, Auberge and press coverage describe these club facilities:
- Golf: an 18-hole championship course designed by Greg Norman, which Witkoff and CNN give as 7,254 yards (Profile Miami reported 7,250), plus a 12-acre practice facility with a nine-hole par-3 course, according to Florida YIMBY. The developer's site map also shows a golf academy.
- Racquet Club: tennis courts in all four Grand Slam surfaces, including European red clay and grass, according to Auberge, plus pickleball and padel courts. Golf.com has also reported a basketball court and batting cages at the club.
- Yacht club: a 48-slip private marina on the Intracoastal. Douglas Elliman reported in February 2025 that the marina opens in 2027.
- Clubhouse and events: the developer lists a 20,000-square-foot clubhouse with a dining room, cocktail lounge and lobby bar, and 30,000 square feet of event space with a terrace.
Membership terms are the biggest open question for buyers. CNN reported in October 2023 that owners in the 108 residences receive automatic social membership in the club and can pay an additional fee for golf, that the club offers no golf-only membership, and that the club's initiation fee was $1 million. CNN did not give the golf fee for owners, and these are the 2023 terms. Ask the sales team for the current membership agreement, the golf fee, annual dues, and whether membership transfers when you sell. For how Shell Bay compares with other private clubs in the region, see our guide to exclusive golf clubs in Miami and Palm Beach.
No developer, Auberge or press source we checked mentions a beach club. Shell Bay is a golf, racquet and marina community on the Intracoastal, not an oceanfront building.
The Auberge hotel
Auberge plans a 60-key boutique hotel with guest rooms and suites at Shell Bay, debuting in 2027. Witkoff, Commercial Observer, Florida YIMBY and The Real Deal all report the same 60-room count. Auberge will manage the hotel and the residences, so owners will share the property with hotel guests. Ask which amenities are reserved for residents, which are shared with hotel guests, and which belong to the club.
Location: Diplomat Parkway in Hallandale Beach
Shell Bay sits off Diplomat Parkway in Hallandale Beach, on the Intracoastal Waterway. Commercial Observer reported that the developers bought the 150-acre property for $43 million in 2018. Because the tower sits inside a private club, daily life centers on the club grounds: the golf course, the racquet courts, the marina and the clubhouse.
Our Hallandale Beach neighborhood guide covers the city around it, from the beach and Hallandale Beach Boulevard to the newer towers going up nearby. Before you commit, drive the routes you will use every day at the times you will use them, including to the beach, to Aventura and to the airport you fly from most. Then visit the club itself so you can see where the tower stands relative to the course, the marina and the hotel.
Pricing and sales history
The developer does not publish a price list. Reported pricing has moved over time:
- 2023: Florida YIMBY reported pricing from $2.5 million in May 2023. CNN reported a $3 million minimum, with penthouses from $11 million, in October 2023.
- 2024: Profile Miami reported more than $100 million in sales by February 2024. In November 2024, a joint-venture spokesperson told Commercial Observer that about 50% of the residences had sold at an average of about $2,000 per square foot. Florida YIMBY reported about 55% presold the next day.
- 2025 and 2026: Douglas Elliman, Profile Miami and Florida YIMBY have all reported pricing from $2 million, most recently in March 2026. The Real Deal gave a range of $2 million to $10 million in July 2026, citing a broker site.
We found no sales percentage published since November 2024, so ask how much inventory remains in the lines and exposures you want.
What MLS listings show (as of October 22, 2026)
On October 22, 2026, 12 Shell Bay residences were active or pending on the MLS. Asking prices ran from $2,406,000 for Unit 3-G to $10,500,000 for Penthouse B, which was pending. These are asking prices entered by listing agents, not the developer's price list, and they change. The Shell Bay building page shows the current listings.

The Residences at Shell Bay vs. nearby projects
| Project | What has been reported | Context for Shell Bay buyers |
|---|---|---|
| The Residences at Shell Bay | Witkoff and PPG Development; 20 stories; 108 residences; from $2 million (Florida YIMBY, March 2026) | Auberge-managed tower inside a private golf, racquet and marina club |
| Oasis Hallandale | 500 residences in two 25-story Arquitectonica towers; West Tower full TCO in August 2026; pricing reported from $750,000 (Florida YIMBY, August 2026) | A much larger, lower-entry-price project in the same city that is already delivering |
| Seven Park Residences | Kadima Developers; eight stories; SKLARchitecture; 218-220 SE 7th Street; 121 residences at the June 2025 launch, 124 in November 2025 reporting | A mid-rise at a far smaller price point |
| Avenia Aventura by Fendi Casa | 22 residences of about 3,500 square feet overlooking the Turnberry Isle golf courses (developer site, checked October 2026) | Same architect, Kobi Karp, and also sold through Douglas Elliman; another golf-view option nearby |
Shell Bay and Avenia both sell golf-course views with large residences, but Shell Bay adds a club, a marina and a hotel on the same property. Oasis and Seven Park show the range of the Hallandale Beach pipeline below Shell Bay's price point. Our Oasis Hallandale guide and Seven Park guide cover both in detail. When you compare any of them, ask each sales team for the same items: current price per square foot, deposit schedule, projected association fees, rental rules and estimated completion. Our explainer on why buy pre-construction in Miami explains why each one matters at contract, and our Miami pre-construction condo roundup covers the rest of the pipeline.
How to buy at The Residences at Shell Bay
- Join the waitlist on the Shell Bay building page to hear about price and inventory changes.
- Choose lines, not just a bedroom count. Use the floor plan table above to narrow your search to two or three lines, then ask which ones are still available. Pair each letter with its floor, because the same letter covers different homes on different floors.
- Get the club terms in writing. Ask for the current membership agreement, the golf fee for owners, annual dues and the transfer rules on resale. The only published terms date from 2023.
- Get the cost of ownership. Ask for the projected association budget, which Auberge services it covers and what is billed separately, plus parking assignments for your line.
- Get the contract terms. The developer has not published a deposit schedule, so ask for it along with the current price list and the delay provisions. If you plan to rent, read the rental provisions in the condominium documents yourself.
- Compare resale and new inventory. With MLS listings already active in the building, compare the developer's price for a line with what listing agents are asking for the same line.
- Work with an advisor who tracks the building. REHUB Miami follows the Shell Bay construction reports and the Hallandale Beach pipeline, and we can compare Shell Bay's current numbers with the alternatives.
