Seven Park Residences Hallandale Beach: Kadima's Pre-Construction Condo Guide (2026)

Seven Park Residences, usually shortened to Seven Park or Seven Park Hallandale, is an eight-story condominium under construction at 218-220 SE Seventh Street in Hallandale Beach, FL 33009, directly across the street from the 16-acre Peter Bluesten Park. The developer is Kadima Developers, led by CEO and founder Alejandro Chaberman with managing partner Joseph Melul, and the architect is SKLARchitecture. Florida YIMBY put the project cost at $70 million when ground was broken in November 2025.

Next to the twin 25-story Oasis Hallandale towers nearby, Seven Park is a small mid-rise. It has studios through three-bedroom residences, which launched from about $375,000 in June 2025, and the developer markets it with no rental restrictions. This guide covers the developer's unit-line table, the finishes and amenities it has published, the construction updates through September 2026, and the questions to ask at the sales gallery. For the wider city, start with our Hallandale Beach neighborhood guide.

The unit count is the one headline figure the sources disagree on. Kadima's June 2025 launch announcement said 121 residences, and so did early coverage. Florida YIMBY's groundbreaking report and South Florida Agent Magazine both said 124 in November 2025. The developer's own website gives no total and lists no penthouse collection, so ask the sales team for the current count.

Residences, unit lines and floor plans

Seven Park's residences run from studios to three bedrooms. The developer's June 2025 announcement gave an interior range of about 500 to 1,645 square feet. The project website also publishes a table of unit lines with bedroom and bathroom counts. Those figures are what most buyers search for as Seven Park floor plans, so here they are, grouped by type:

TypeUnit lines (as published)Developer-listed size
Studio, 1 bathUnits 307-310607 sq ft
Studio, 1 bathUnits 209-210973 sq ft
1 bedroom, 1 bathUnit 15703 sq ft
1 bedroom, 1 bathUnits 01-04 and 07-09789 sq ft
1 bedroom, 1.5 bathUnit 061,023 sq ft
1 bedroom + den, 2 bathUnit 121,243 sq ft
1 bedroom, 1 bathUnit 2111,320 sq ft
2 bedroom, 2 bathUnit 101,039 sq ft
2 bedroom, 2 bathUnits 16-18 and 206-2081,041 sq ft
2 bedroom, 2 bathUnit 111,057 sq ft
2 bedroom, 2 bathUnit 141,126 sq ft
2 bedroom, 2 bathUnit 051,163 sq ft
3 bedroom, 2.5 bathUnit 131,930 sq ft

Read these sizes carefully. The table on the website does not say whether the figures are interior or total area, but the developer's individual floor-plan sheets do: they are totals that include outdoor space. The sheet for the 01-04 and 07-09 line shows 660 square feet of interior space plus a 129-square-foot balcony, for the 789 total. Line 13 shows 1,647 interior plus 283.5 of balcony, or 1,930.5. The 307-310 studios show 497 interior plus 110 of balcony. The developer labels lines 206-208, 209-210 and 211 as "Lanai" residences, and the 209-210 sheet shows why their totals run high: the same 497-square-foot studio interior plus 476 square feet of outdoor space with a private yard. So a "789-square-foot" one-bedroom has 660 square feet of interior space. Ask the sales team for the interior and outdoor split on any line you are considering.

The developer lists these features for the residences:

  • Layout and light: 10-foot ceilings, floor-to-ceiling glass and oversized balconies.
  • Everyday features: walk-in closets in primary bedrooms, an in-unit washer and dryer, programmable thermostats and porcelain flooring.
  • Kitchens: Italian Mia Cucina cabinetry, panel-ready integrated Bosch appliances, and one-piece Italian quartz waterfall countertops with a matching backsplash.
  • Bathrooms: frameless glass walk-in showers, Italian porcelain floors and one-piece counters.

On interiors, the sources disagree. Launch coverage in 2025 credited Addison House with the interiors, and the residences page still says curated designer packages by Addison House are available. The developer's July 2026 construction update instead featured Interiors by Steven G, with a quote from its president and CEO, Steven Gurowitz. No source explains how the two firms' roles divide. If interior design or a furniture package matters to your decision, ask which firm is doing what and what a package costs.

Architecture and project renderings

SKLARchitecture's design keeps the building low and wide along SE Seventh Street. The renderings show a central, wood-toned entry volume with a tall arched window and the "SEVEN PARK" sign. On either side are residential wings wrapped in rounded bronze and charcoal bands, with glass balcony railings running the length of each floor. At street level the renderings show retail space, including a café, set behind arched storefronts that face the park.

The renderings include a sunset street view from Bluesten Park along with aerial and pool-deck views. Use them to judge how the building meets the street. In an eight-story building, the floor and the side of the building matter more than the view in any single image. A park-facing residence on SE Seventh Street and a residence facing the back of the lot are very different homes.

Amenities and building features

Seven Park's amenity program covers nearly 30,000 square feet. The developer has not published which level each space is on. Its launch announcement, website and construction updates describe:

  • Pool area: a pool with two hot tubs, private cabanas and barbecue stations.
  • Wellness: a spa with a steam shower, sauna and cold plunge, plus a fitness center.
  • Social space: a resident lounge and a party room.
  • Creation Room: a flexible room the developer describes as a space for creative work and collaboration.
  • Pickleball: a court on the amenity deck, featured in the September 2026 construction update.

Building features on the developer's site include:

  • 24 EV charging stations and a scooter and e-bike station.
  • Keypad entry for all residents, as part of what the developer calls a connected building.
  • Limited private storage, so ask early if you need a unit.
  • Pet-friendly policies with a dog-walk area.
  • Ground-floor retail and restaurant space in four bays of about 4,500 square feet in total.
  • LEED Gold, which the developer uses to describe the building. Treat it as a target. A finished certification has not been confirmed.

Parking is in a garage inside the building. In September 2026 the Level 2 garage deck was the next step in construction. The developer has not published a space count or a parking ratio, so ask how many spaces come with each residence type and whether more can be bought.

Rental policy

The developer markets Seven Park with no rental restrictions. Its site describes the building as ownership for buyers who want to stay, host or rent out their residence. The condominium documents you receive at contract govern how rentals actually work, including any registration or management requirements. Hallandale Beach's own short-term-rental rules apply on top of them. Read both before you plan around rental income. This guide makes no claim about rental demand or returns.

Location: across from Peter Bluesten Park

Seven Park sits on SE Seventh Street, facing Peter Bluesten Park, a 16-acre city park with an artificial-turf soccer field, three baseball fields, a stage, a playground, and tennis, basketball and racquetball courts. The park reopened in August 2019 after a city rebuild that a 2019 business-magazine report put at $26 million.

The site is on the mainland. By our measurement it is about half a mile south of Hallandale Beach Boulevard and roughly 1.8 miles west of the ocean, across US-1 and the Intracoastal Waterway. This is a park-front building, not a beach-front one, so plan on a short drive or bike ride to the sand. The sales gallery, which opened in July 2025, is in Aventura at 21495 East Dixie Highway.

Our Hallandale Beach neighborhood guide covers the wider city. Before you commit, visit the block on a weekday evening and a weekend morning to see how the park and street feel at different times. Drive your own routes to work, to the beach and to Aventura.

The developer's site does not currently give a date, so ask the sales team for the current schedule and how the contract handles delays.

What MLS listings show (as of October 22, 2026)

Four Seven Park residences were listed on the MLS as of October 22, 2026. Three were two-bedroom, two-bath units of 885 to 970 square feet, asking $661,900 to $694,900. The fourth was a 660-square-foot one-bedroom asking $796,900, which looks out of line with the others and should be checked before you use it for comparison. These are asking prices entered by listing agents, not the developer's price list, and the sizes are as the listing agents entered them. The Seven Park building page shows the current listings.

The closest point of comparison is Oasis, which shares a general contractor but is a much larger, higher-priced project. Our Oasis Hallandale guide covers it in detail. When you compare any of these buildings, ask each sales team for the same items: current price per square foot, deposit schedule, projected association fees, rental rules and estimated completion. How to buy at Seven Park

  1. Join the waitlist on the Seven Park building page to hear about price and inventory changes.
  2. Choose a line before you visit. Use the unit-line table above to narrow it to two or three lines, then ask for the interior and balcony split on each. Lines with the same bedroom count differ by several hundred square feet in total area, much of it outdoor space on the Lanai lines.
  3. Get the current numbers in writing. The June 2025 launch price of about $375,000 is a starting point, not today's price list. Ask for current pricing, the deposit schedule, the projected monthly association fee and the parking assignment for your line.
  4. Settle the open questions. Confirm the final unit count, which firm is designing the interiors, the cost of any designer package, whether storage units are still available, and the current completion schedule.
  5. Read the rental provisions yourself. If you plan to rent, review the condominium documents and the city's short-term-rental rules before signing, and do not rely on marketing language alone.
  6. Visit the site and the gallery. Walk Bluesten Park and SE Seventh Street, then visit the Aventura sales gallery to see finishes in person.
  7. Work with an advisor who tracks the building. REHUB Miami follows Kadima's construction updates and the Hallandale Beach pipeline, and we can compare Seven Park's current numbers with the alternatives.
