Eturna Beachside Residences Hollywood Beach: Boutique Condo Guide (2026)

Eturna Beachside Residences is a seven-story, 36-residence condominium at 3319 N Ocean Drive in Hollywood, FL 33019, on the ocean side of A1A. It is developed by Condra Property Group, led by Mark Drachman and Allen Konstam, with Hansford Boca LLC, and Husein Sonara of Hansford Boca is the construction manager, according to The Real Deal. Hollywood-based Kaller Architecture designed it. The MLS and some press coverage call it Eturna Residences.

Unlike most projects we cover in the pre-construction pipeline, Eturna is close to done. The building is up, and recent listing photos show a finished-looking exterior and pool deck. But every delivery date the team has published has come and gone, and new MLS listings entered on October 13, 2026 still described the building as under construction. We have found no certificate of occupancy or completion report. This guide covers what has been published, how the schedule slipped, and what to verify before you sign. For the wider area, see our Hollywood Beach neighborhood guide.

These details come from the project's sales site as archived in March 2026, Broward County property records, MLS data, and reporting by The Real Deal (June 2025), Commercial Observer (July 2025) and Bisnow (August 2025).

Residences and sizes

Eturna holds 36 residences. The sales site described them as one- to four-bedroom homes, including villas. The Real Deal reported a split of 26 condos and 10 villas in June 2025.

The size figures do not line up across sources, so here are both. The Real Deal gave the condos as 1,000 to 1,500 square feet and the villas as 2,300 to 3,000 square feet. The residences the sales team actually listed in March 2026 were smaller at both ends:

TypeResidences listed in March 2026Sizes listed
One-bedroom501, 506, 507, 602, 607, 608883 to 1,033 sq ft
Two-bedroom502, 503, 508, 509, 603, 604, 609, 702986 to 1,232 sq ft
Three-bedroom villaTH2 to TH81,992 to 2,516 sq ft
Four-bedroom villaTH9, two stories, 4.5 baths2,759 sq ft

That list covered 22 of the 36 homes. It was an availability list, not the full building, so the sold residences are missing from it. Residence 702 is the only seventh-floor home that was listed, and the MLS calls it PH702.

Finishes on the published spec sheet:

  • 10-foot ceilings in living areas
  • Floor-to-ceiling impact windows and private balconies
  • Travertine waterfall countertops, porcelain tile and Fisher & Paykel appliances
  • Frameless glass balconies and internal staircases in the villas
  • Pre-wiring for smart-home systems

The condos are compact for a beachfront building. A two-bedroom at about 1,000 to 1,200 square feet suits a second home or a downsizer more than a family that needs room to spread out. If you need space, the villas are the real choice here.

Architecture and building photos

Kaller Architecture's design is a white, low-rise building with curved balcony edges, glass railings and deep slab overhangs above a solid white podium with glass openings at ground level. The sales site says the structure uses ultra-high performance concrete (UHPC).

Loading photos…

These are photographs of the building from its October 2026 MLS listings, not renderings. Listing photos can be edited, so visit the building to see its current condition.

The aerial shows how narrow the barrier island is here. The building sits on the ocean side of A1A, with the Intracoastal Waterway just across the road. The street-level photo, taken at the corner of New Mexico Street, shows the facade with its glass and railings in place.

Amenities

The sales site and listing remarks describe a short, practical amenity list for a building of this size:

  • Level 3 pool deck: a heated pool and spa facing the Intracoastal
  • Fitness: a fitness center, with a sauna and cold plunge noted in MLS remarks
  • Arrival: a wood-paneled, double-height lobby with a front desk, described in listing remarks as staffed around the clock
  • Beach service: chairs, umbrellas and towels on Hollywood Beach
  • Services: EV charging, bike storage and a gated entrance
  • Pets: the building is marketed as pet-friendly

With 36 owners sharing one pool deck, the amenities stay quiet. The trade-off is a small budget base, so ask for the adopted operating budget. The sales site quoted association fees of about $0.55 per square foot per month in March 2026. Get the current figure in writing.

Parking

Residents park in assigned, covered spaces in a garage under the building, according to MLS listings. The January 2026 listings showed one to four spaces depending on the residence: residence 501 listed two and Villa TH9 listed four. The October 2026 listings show one space each, including Villa TH6, which had listed four in January. The total space count has not been published. Get the exact spaces tied to any residence in your contract, because on Hollywood Beach a second space matters.

Location: 3319 N Ocean Drive

The building is on the ocean side of A1A in north Hollywood Beach, steps from the sand and the Hollywood Beach Broadwalk. The sales site puts Fort Lauderdale-Hollywood International Airport about 10 minutes away.

What that means day to day:

  • Beach access without crossing A1A, which matters on a busy weekend
  • The Broadwalk for walking and cycling along the beach
  • Intracoastal views from the pool deck and the west-facing residences

Two other new projects on Hollywood Beach sit to the south. Icon Beach Residences and Hollywood Moon are both on S Ocean Drive. Read our Hollywood Beach guide for the wider area.

How the schedule slipped

Eturna's dates have moved several times. Here is the record in order:

  • June 2025: The Real Deal reported the building under construction and about 40% sold, with completion then expected by fall 2025.
  • July 2025: Commercial Observer reported a $40 million construction loan from S3 Capital, with 14 of the 36 residences presold and completion slated for early 2026.
  • August 2025: Bisnow reported construction more than halfway done, about 39% presold, and a temporary certificate of occupancy expected by February 2026.
  • January 2026: MLS listings entered by the sales team gave delivery as Q1 2026.
  • March 2026: the sales site said the building was 65% complete, with delivery in Q2 2026. A later update to one MLS listing also gave estimated delivery as Q2 2026.
  • October 13, 2026: new MLS listings from a different brokerage went up with the building still marked under construction. Most of the January listings went off market.
  • November 5, 2026: the project's sales website no longer loads.

Bottom line: the building looks close to finished, but there is no published completion date we can confirm. Do not plan a move or a lease around any date until the developer shows you a certificate of occupancy or a written closing schedule.

Pricing history

Eturna's asking prices have come down this year, based on what was published. Each figure below is dated and tied to its source.

DateSourceWhat it showed
June 2025The Real DealPre-construction asks of up to $2.1 million for condos and $3.75 million for villas, with a 20% deposit
January 2026MLS listings entered by the sales teamAsks from $1,192,050 to $3,448,750, matching the March price list
March 2026Project sales site (archived March 12, 2026)$1,192,050 for the 883-square-foot one-bedrooms (507 and 608) to $3,448,750 for Villa TH9; deposit of 20% at contract and 80% at closing
October 13, 2026New MLS listings from Serhant Florida$1,096,686 for residence 608 (was $1,192,050), $1,530,144 for residence 509 (was $1,663,200) and $2,532,300 for Villa TH6 (was $2,752,500)

These are asking prices, not closed sales. One January listing, residence 702, went under contract after its ask was cut from $1,485,000 to $1,366,200, and the final sale price has not been recorded. The team selling the building has changed since March, so ask for the current price list and deposit terms before you compare. A lower ask on a nearly finished building is worth a look, but only once the completion question is answered.

Hollywood Moon is the closest match in feel, a small low-rise building on the beach. Icon Beach is a large tower with a full resort program and a 2028 target. Gaia is the inland, lower-priced option. Eturna stands out for timing. If it delivers soon, you would be living there years before anything else on this list. Our guides to Hollywood Moon, Icon Beach and Gaia go deeper on each.

How to approach Eturna as a buyer

  1. Ask for proof of completion status. Request the current permit status, the expected temporary certificate of occupancy date and the written closing schedule in your contract.
  2. Get today's price list and deposit terms. The March 2026 prices and deposit schedule may not apply under the current sales team.
  3. Visit the building. At this stage you can judge views, noise from A1A and finish quality in person, which is rare for a new project.
  4. Check parking and storage. Confirm how many garage spaces convey with the residence you want.
  5. Read the condominium documents. Look for the operating budget, reserves and rental rules before you commit. Our guide on why buy pre-construction in Miami covers the deposit and contract questions that apply here too.
