Bungalow East Fort Lauderdale Beach: Merrimac's 34-Residence Pre-Construction Condo Guide (2026)

Bungalow East is a planned 14-story boutique condominium with 34 residences at 530 North Birch Road, Fort Lauderdale, FL 33304, in North Beach Village one block from the beach. Also marketed as Bungalow East Residences, it is a project of Merrimac Ventures, the Motwani family firm led by co-managing partners Dev and Nitin Motwani. Swedroe Architecture is the architect, Adriana Hoyos Design Studio is designing the interiors and amenity spaces, and OneWorld Properties handles sales.

The building is made up of three- and four-bedroom homes plus two penthouses. The four published floor plans run from 2,105 to 2,829 interior square feet, and the developer prices the residences at about $2 million to $4 million. Sales launched in November 2024. In March 2026, the developer said groundbreaking is slated for later in 2026.

This guide covers what Merrimac and the press have published, what the club memberships include, and how Bungalow East compares with other Fort Lauderdale pre-construction condos. For the wider area, see our Fort Lauderdale neighborhood guide.

Floor plans and residence sizes

Bungalow East has 34 residences across 14 floors. The developer has published four floor plans, all for the standard residences:

PlanBedrooms and bathsInteriorTerrace
Residence A4 bedrooms, 4 baths2,829 sq ft691 sq ft
Residence B3 bedrooms, 3 baths2,105 sq ft652 sq ft
Residence C3 bedrooms, 3 baths2,110 sq ft662 sq ft
Residence D4 bedrooms, 4 baths2,818 sq ft721 sq ft

So the choice comes down to two sizes: a three-bedroom of about 2,100 square feet or a four-bedroom of about 2,800 square feet. The November 2024 release said some plans can be set up as a three-bedroom plus den or a two-bedroom plus den instead. If you want fewer bedrooms and more living space, ask which plans allow it and whether the change costs extra.

Penthouses. The two penthouses have four or five bedrooms, and both the 2024 launch materials and the March 2026 release say they come with private rooftop terraces. Their plans have not been published. The 2024 materials described them at about 4,000 square feet each. The March 2026 release puts the building's overall range at about 2,100 to 4,680 square feet, without saying whether that top figure is interior or total area. Ask for the penthouse plans and how the area is measured.

Residence features. According to the developer, every home has:

  • A private elevator and foyer
  • 10-foot ceilings
  • Floor-to-ceiling impact glass
  • Terraces up to 12 feet deep with summer kitchens
  • Italkraft European-inspired kitchens
  • Sub-Zero and Wolf appliances with a gas cooktop

Adriana Hoyos Design Studio is designing all the interior and amenity spaces and guides the residence finishes. The developer says the homes look out on the ocean and the Intracoastal. Which view you get depends on the line and the floor, so ask which way each plan faces.

Architecture and renderings

Swedroe Architecture is both the design architect and the architect of record. The renderings show a pale tower with deep, rounded terraces that wrap the corners, planted edges on the lower levels and a covered entry on North Birch Road. With only 34 homes in the building, each floor holds just a few residences.

The gallery shows the tower at dusk, the street entry, the pool deck, the rooftop lounge and a terrace facing the Atlantic. These are renderings of a building that has not been built. Neighboring towers on the beach will shape what a lower floor sees, so treat the hero images as a guide to the design, not a promise of a view.

Amenities and club memberships

The developer's amenities page and March 2026 release list:

  • Pool deck: a resort-style pool with a jacuzzi and cabanas.
  • Wellness: a spa with massage treatment rooms, sauna, steam room and cold plunge, plus a beauty salon.
  • Fitness: a fitness center, a movement room and a yoga lawn.
  • Rooftop: an amenity lounge on the roof.
  • Pets: a pet spa and dog run.
  • Work and social space: a resident lounge with a conference room, a library-style workspace and a gaming and entertainment lounge.
  • Lobby: an entry lobby and reception, with space for a bistro and boutique.

The November 2024 release described about 1,300 square feet of lobby space set aside for a future cafe, bistro or wine bar.

Memberships. Ownership also comes with three outside memberships, according to the developer:

  • A yacht club membership with access to a fleet of yachts
  • A Conrad Fort Lauderdale Beach club membership with beach service and hotel amenities
  • A private restaurant membership with access to more than 200 venues around the world

These perks matter most if they last. Ask how long each membership runs, who pays the dues after closing, and whether they pass to a buyer if you sell.

Location: 530 North Birch Road

The site is in North Beach Village, one block from the beach on Fort Lauderdale's barrier island. According to the developer, Bungalow East neighbors Hugh Taylor Birch State Park, the Bonnet House Museum & Gardens is within walking distance, and Fort Lauderdale-Hollywood International Airport is about 15 minutes away.

The Motwani family has owned this site for about three decades. More than 35 years ago, the family put together a set of oceanfront motels on Fort Lauderdale Beach. Those sites later became the Four Seasons, the Conrad, The Gale and the Paramount. Bungalow East continues that history on a site the family has held for decades.

The sales gallery is not on the project site. It is at 701 North Fort Lauderdale Beach Boulevard, Suite CU-1, the address of Paramount Fort Lauderdale Beach. It opened in February 2025 with a full-scale model kitchen, bar and bathroom, so you can see the finishes before you buy.

Because the site is one block back from the sand rather than on it, you trade a beachfront address for a 34-residence building with the beach a short walk away. Read our Fort Lauderdale neighborhood guide for the wider area, and walk the route to the sand and the park before you decide.

The start date has already moved once, from late 2025 to 2026. As of November 5, 2026, we found no report of a groundbreaking or a construction loan. Ask the sales team where permitting and financing stand, and what completion date the purchase contract will state.

The developer's legal disclosures say the project uses the Merrimac Ventures name under a license agreement and that Merrimac Ventures is not the legal developer. That is common with branded projects. Check which company is named as seller in your contract and who holds your deposit.

The Ritz-Carlton project, a few blocks away, is the closest new-build comparison. It has more than twice as many homes, a hotel brand and Intracoastal frontage, and its reported launch price of about $2.5 million falls inside Bungalow East's range. The Four Seasons and Paramount are finished buildings on former Motwani motel sites. You can tour them, see what is listed and check their recent sales, which helps you judge whether a new home one block back from the ocean is priced fairly. See our guide to The Ritz-Carlton Residences, Fort Lauderdale Beach for more on that project.

How to buy at Bungalow East

  1. Join the waitlist on the Bungalow East building page for availability and construction updates.
  2. Choose between the two sizes. The published plans are about 2,100 square feet for three bedrooms or about 2,800 for four. With 34 homes, the line you want may already be taken, so ask what is left.
  3. Visit the sales gallery at 701 North Fort Lauderdale Beach Boulevard, which opened with a full-scale model kitchen, bar and bathroom.
  4. Get the terms in writing. The developer has not published a deposit schedule, parking details, a rental policy or the monthly assessment. Ask for all four.
  5. Read the membership terms. Find out how long the yacht, beach club and restaurant memberships last and who pays for them.
  6. Work with an advisor who tracks the project. REHUB Miami follows Merrimac's updates and can tell you when groundbreaking happens.
