Bungalow East

Bungalow East is a boutique pre-construction condominium planned for 530 North Birch Road in North Beach Village, one block from the sand on Fort Lauderdale Beach. Merrimac Ventures, the Motwani family firm, is developing it on a site the family has owned for about three decades. Swedroe Architecture is the architect, Adriana Hoyos Design Studio is designing the interiors and amenity spaces, and OneWorld Properties handles sales from a gallery at 701 North Fort Lauderdale Beach Boulevard. The 14-story building holds 34 residences: three- and four-bedroom homes plus two penthouses with private rooftop terraces. The published floor plans run from 2,105 to 2,829 interior square feet, with terraces of 652 to 721 square feet, and the developer's March 2026 release puts the building's overall range at about 2,100 to 4,680 square feet. Residences have private elevators and foyers, 10-foot ceilings, terraces up to 12 feet deep with summer kitchens, Italkraft kitchens and Sub-Zero Wolf appliances with gas cooktops. The developer lists prices from about $2 million to $4 million. Amenities include a pool deck with a jacuzzi and cabanas, a wellness spa with massage rooms, sauna, steam room and cold plunge, a fitness center and movement studio, a beauty salon and a yoga lawn. There is also a rooftop lounge, a pet spa and dog run, a resident lounge with a conference room, a library-style workspace and a gaming lounge, plus lobby space for a bistro or boutique. Owners also get a yacht club membership, a Conrad Fort Lauderdale beach club membership and access to a private restaurant network. Hugh Taylor Birch State Park is next door, and the Bonnet House Museum & Gardens is within walking distance. Sales launched in November 2024 and the sales gallery opened in February 2025. Construction was first expected in late 2025; the developer said in March 2026 that groundbreaking is slated for later in 2026.
