3000 Waterside

3000 Waterside is a pre-construction condominium planned for 3000 East Oakland Park Boulevard in Fort Lauderdale, directly on the Intracoastal Waterway. Claridge Homes, the Ottawa-based developer led by Bill Malhotra, is building it, with architecture by FSMY Architects + Planners, interiors by Manhas Design and ARCHiflux, and landscape architecture by Barranco. The sales gallery is a short walk west at 2844 East Oakland Park Boulevard. The 18-story tower holds 129 residences in 13 floor plans. Homes have two, three or four bedrooms, and the developer's October 2026 fact sheet lists interior sizes of 1,613 to 2,646 square feet. Many plans add a den or media room. Penthouses fill the top four floors in five designs. Each residence comes with one parking space and a storage unit, and penthouses over 1,613 square feet include two spaces. Up to 13 boat docks will be offered for purchase to owners. The developer lists pricing from $999,999. Residents get a waterfront pool deck with a spa and barbecue courtyard, plus an 8,500-square-foot rooftop deck on the 19th floor with an outdoor bar, two grills and two fire pits. A fourth-floor spa has a sauna, steam room and treatment room. There is also a fitness center with a yoga studio, a billiards room and a party room with a bar and warming kitchen, a double-height lobby facing the water, and two guest suites owners can rent. An on-site restaurant offers indoor and outdoor dining on the Intracoastal. Kitchens have Poggenpohl cabinetry and Miele appliances. Claridge bought the 2.16-acre site for $12.5 million in 2022 and cleared the office building that stood there. A 19-story plan went to the city's Development Review Committee in May 2024, and the refined 18-story design followed in January 2025. The developer says construction is slated to begin in October or November 2026.
