Riva Residenze Fort Lauderdale: The Yacht-Branded Intracoastal Pre-Construction Condo Guide (2026)

Riva Residenze is a 20-story, 36-residence condominium tower at 3013 and 3019 Harbor Drive, Fort Lauderdale, FL 33316, on two waterfront parcels with about 200 feet of frontage on the Intracoastal. It carries the name of Riva, the Italian yacht builder owned by the Ferretti Group, and launch coverage in 2024 called it the first yacht-branded residential tower. Arquitectonica designed the building, and yacht designer Giuseppina Arena is doing the interiors. The project's website lists WellDuo and Vertical Developments as the development team.

The project was first filed with the city under the name Ocean Harbor. Residences have two to six bedrooms, starting at about 2,000 square feet, and two penthouses are planned at more than 8,000 square feet each. The building has a private marina with six slips for yachts up to 65 feet. Launch pricing was reported from $3.5 million, and in August 2025 the sales team began converting reservations to binding contracts.

This guide covers what the developer and the press have published, how the plan has changed since the Ocean Harbor filing, and how Riva Residenze compares with other Fort Lauderdale pre-construction condos. For the wider area, see our Fort Lauderdale neighborhood guide.

These figures come from the project's website, South Florida Agent Magazine's August 2025 report, Bisnow's October 2024 launch report and Florida YIMBY's coverage of the 2023 filing and the 2024 launch. Confirm the current numbers with the sales team before you sign.

Residences and sizes

Riva Residenze has 36 residences on 20 floors. The project's website lists layouts from two to six bedrooms. That is a change from launch: Florida YIMBY and Bisnow described three to six bedrooms in late 2024. If you want the smallest home in the building, ask how many two-bedroom residences there are and on which floors.

Sizes have moved too. Here is how each source describes them:

SourceResidence sizes
Ocean Harbor filing, February 20231,507 to 4,280 square feet
Florida YIMBY, November 2024 launch2,000 to 6,000 square feet
South Florida Agent Magazine, August 20252,000 to 4,493 square feet, plus two penthouses of more than 8,000 square feet

The 2025 figures are the most recent. The 2023 filing also included four small studio suites, which do not appear in the later descriptions. The developer has not published sizes by bedroom count, so ask for the plan and interior area of each residence you are considering.

Residence features. According to the August 2025 report, homes are planned with:

  • Private elevator foyers
  • Floor-to-ceiling windows
  • Large terraces
  • Italian-designed kitchens
  • Spa-style primary baths

Launch coverage in 2024 cited ceilings of 10 to 14 feet. Giuseppina Arena, who designs yacht interiors, is responsible for the residences' interior design.

Architecture and renderings

Arquitectonica designed both the original Ocean Harbor plan and Riva Residenze. The tower rises about 240 feet. Bisnow noted that is double the 120-foot height standard along the Intracoastal. The current renderings show a slim glass tower with terraces that taper at the corners, a rounded, ribbed base and the marina at the water's edge.

The gallery shows an aerial with the marina, the pool deck, the rooftop Sky Deck and the wellness area. The facade in the 2026 renderings appears to differ from the images released at the 2024 launch. If you saw older marketing, ask the sales team for the current design.

Amenities and the private marina

More than 20,000 square feet of amenities are spread across three floors. The project's website and the August 2025 report describe:

  • Wellness: heated hydrotherapy pools, a heated spa, steam room, sauna and treatment lounge.
  • Fitness: a TechnoGym fitness center.
  • Pool deck: a 75-foot lap pool, a resort-style pool, a sun deck and cabanas.
  • Rooftop: a Sky Deck pool modeled on the beach deck of the Riva 54 Metri yacht, beside a 3,400-square-foot Sky Lounge with a kitchen, cinema, library and golf simulator.
  • Waterfront: a waterfront deck and a surf room for residents who boat or paddle.

The marina. The building has six private slips for yachts up to 65 feet, plus a dedicated arrival and departure dock. Launch coverage counted seven slips including that dock, so the total has not really changed. Six slips for 36 homes means most owners will not have one. If a slip matters to you, ask how slips are allocated, what they cost and whether a slip stays with the residence when you sell.

Location: Harbor Drive on the Intracoastal

The site sits between Harbor Drive and the Intracoastal Waterway on Fort Lauderdale's barrier island. Bahia Mar, home of the Fort Lauderdale International Boat Show and the planned St. Regis Residences Bahia Mar, is a short distance north. Pier Sixty-Six, with its resort and large marina, is to the south. Riva Residenze launched sales at the boat show in October 2024, which suits a building aimed at boat owners.

We could not confirm a construction start. Ask the sales team where permitting and construction stand, and what completion date the purchase contract states. The deposit schedule has not been published either, so get it in writing.

Pricing. Bisnow, Florida YIMBY and South Florida Agent Magazine all reported prices from $3.5 million. That figure dates from the 2024 launch and the 2025 contract phase, so ask for the current price list.

Who you are buying from. The legal developer named on the project's website is Ocean Harbor Properties, LLC. The site's disclaimer says WellDuo, Vertical Developments and GCF Development are not the developer. Check which entity is the seller in your contract and how your deposits will be held.

Riva Residenze is the smallest of the four projects and the only one with a private, building-only marina. St. Regis Bahia Mar shares Arquitectonica as its architect but is a much larger project around a big third-party marina; its developer expects construction to begin in 2027. Pier Sixty-Six offers resort amenities and a far bigger marina, and its condo buildings are already finished, so it is the option if you want to buy and move in now rather than wait for construction. Sage is the closest in scale, with 44 homes from about 2,767 square feet, and has been under construction since November 2025. Our guides to St. Regis Bahia Mar and Sage Intracoastal Residences cover both in detail.

Compare the pre-construction options on the same terms: price per square foot for the residence you want, the deposit schedule, the projected monthly assessment, the rental policy and the completion date in the contract. Our guide on why buy pre-construction in Miami explains the contract questions that apply across South Florida.

How to buy at Riva Residenze

  1. Join the waitlist on the Riva Residenze building page for availability and project updates.
  2. Ask what is left. With 36 residences and contracts signed since August 2025, some lines may be sold. Ask for current availability by floor and bedroom count.
  3. Settle the slip question first. There are six slips for 36 homes. If you own a boat, find out how slips are sold before you choose a residence.
  4. Get the current price list. The $3.5 million figure dates from launch.
  5. Get the terms in writing. Ask for the deposit schedule, the projected assessment, the rental policy and the completion date in the contract.
  6. Work with an advisor who tracks the project. REHUB Miami follows Riva Residenze and the other Fort Lauderdale marina projects and can help you compare them.
