St. Regis Residences Bahia Mar, Fort Lauderdale: Pre-Construction Condo Guide (2026)

The St. Regis Resort & Residences, Bahia Mar is a pre-construction condominium and hotel project at 801 Seabreeze Boulevard in Fort Lauderdale. It sits on the Bahia Mar site, about 40 acres of city-owned land between the Atlantic Ocean and the Intracoastal Waterway that is home to the Fort Lauderdale International Boat Show. Related Group is behind the project with Tate Capital and Rok Acquisitions. Arquitectonica is the design architect, Tara Bernerd & Partners designed the interiors and EDSA is the landscape architect. Phase 1 has three towers: two 23-story Private Residences towers and a 24-story Resort Tower that holds the St. Regis hotel and a furnished condominium called the Resort Collection.

You may also see the project called the St. Regis Residences Bahia Mar, St. Regis Bahia Mar or simply the Bahia Mar redevelopment. Sales are open. The developer's site lists residences from $3 million, and the October 2026 announcement says construction is expected to begin in 2027, with delivery anticipated in 2030.

This guide covers what the developer and the press have published about St. Regis Bahia Mar condos, points out where the figures don't agree, and shows how the project compares with other Fort Lauderdale pre-construction condos. For the wider area, see our Fort Lauderdale neighborhood guide.

The tower, residence and size figures come from the developer's project site, checked on October 22, 2026. The starting prices and timing come from the developer's October 2026 Bahia Mar Club announcement. Some counts differ between sources, as explained below, so confirm the current numbers in the condominium documents before you sign.

Two kinds of residences: Private Residences and the Resort Collection

St. Regis Bahia Mar sells two separate condominium products. The Private Residences are full-floor-plan homes in Towers 1 and 2. The Resort Collection is a set of furnished homes inside the St. Regis hotel tower, with hotel services. They carry different sizes, amenities and starting prices.

The developer publishes overall size ranges, not sizes for each bedroom type. It doesn't publish a size range for the penthouses in the private towers either. As one listing data point, the MLS listing for PH 2302 showed five bedrooms and 5,777 square feet as of 2026-10-22, well above the standard range.

Where the counts disagree

Buyers comparing marketing materials will run into different numbers for the same project:

  • Private Residences. The developer's site lists 80 homes per tower, and Florida YIMBY's October 2024 report gave the same 160 total across the two towers. The October 2026 press release describes "a 78-home tower," and the Douglas Elliman project page lists 159 residences without saying how they split between the private and resort products.
  • Resort Collection. The developer's site and the October 2026 release both say 106 residences. In June 2025, the Sun Sentinel reported 79 furnished residences on floors 14 through 22.
  • Resort Collection sizes. The current site lists 1,160 to 2,737 square feet. Haute Residence cites an October 2025 developer sheet that gave 1,343 to 5,552 square feet.
  • Hotel rooms. The developer's site says about 200 rooms, and 2024 and 2025 press coverage said 197 keys. The October 2026 release describes a "122-key hotel with 106 resort residences." The plan the city approved in 2023 had 256 rooms.

None of the published sources explains these differences. Ask the sales team for the current unit count in your tower and the total number of units in your association, since that number affects how the budget is shared.

Residence features

According to the developer, the Private Residences have keyed private elevators that open into each home, ceilings of about 10 feet, Sub-Zero and Wolf appliances, Kallista and Dornbracht fixtures, glass terraces, smart-home infrastructure and climate-controlled storage assigned to each residence. St. Regis Butler Service and a 24/7 concierge are part of the service program.

The Resort Collection homes come fully furnished, with ceilings of about 10 feet, Sub-Zero and Wolf appliances with a coffee system, Kallista and Dornbracht fixtures, a powder room in every home, furnished terraces, an in-residence owner's closet and 24-hour room service. Each of the two duplex penthouses has a private elevator and its own pool.

Architecture and project renderings

Arquitectonica designed the towers, Tara Bernerd & Partners did the interiors, and EDSA is designing more than 10 acres of landscaping across the site, including the Bahia Mar Club. The two Private Residences towers rise 23 stories and 270 feet each, and the Resort Tower reaches 24 stories and 300 feet. That puts all three Phase 1 towers in a similar height range. On a site this large, which way your residence faces and which tower it's in will shape your view much more than the floor number.

Loading photos…

Project renderings from the development team's marketing, as published in MLS listings. The towers have not been built.

When you review the renderings, note where each tower stands relative to the marina, the Intracoastal and the beach. Then ask the sales team which tower and which exposure the residence you're considering is in. An aerial hero image shows the whole site, but it rarely tells you what a mid-floor residence on one side of one tower will actually see.

Amenities, the Bahia Mar Club and the marina

Private Residences amenities

The developer's amenities page and the October 2026 release describe 35,000 square feet of amenities in each private tower. The developer's residences page says 32,000 square feet, and the 2024 and 2025 announcements said 17,000 square feet per tower, so ask which figure applies to your tower. The current list includes:

  • A pool deck with cabanas and a whirlpool
  • A sauna, steam room and hot and cold plunge pools
  • A spa treatment suite and salon
  • A pickleball court with bay views
  • An indoor and outdoor fitness center
  • A lounge and cocktail bar
  • A private dining room with a catering kitchen, plus a summer kitchen
  • A media and meeting room, a multisport simulator and a billiards lounge
  • A children's play area

The Bahia Mar Club

Unveiled in October 2026, the Bahia Mar Club is a one-acre private outdoor club open only to owners of the Private Residences. EDSA designed it and it's open 24 hours. It includes tennis and padel courts with a courtside gallery, a two-lane lap pool, a clubhouse serviced by St. Regis, an outdoor kitchen with a social patio, a wellness lawn, a serenity garden, a playground and a sunset terrace with fire pits. Because the club is reserved for Private Residences owners, it's one of the clearest practical differences between the two condo products.

Resort amenities

The Resort Tower's 44,000 square feet of amenities include two waterfront pools with plunge pools, one facing the ocean and one facing the Intracoastal. There's also a poolside bar and restaurant, a fitness center, a spa, a fine-dining restaurant, a private lounge, a boardroom and two ballrooms, the St. Regis Spirits Room and Tea Room, and a Children's Club.

Beach Club, marina and public spaces

  • St. Regis Beach Club. A full-service beach club reached by a private footbridge. The developer says using it may involve fees on top of regular assessments.
  • Marina. The marina has 250 deepwater slips for yachts up to 350 feet. A third party owns and runs it. Buyers can lease slips first come, first served, at extra cost. Slips don't come with the residences.
  • Public spaces. The 2024 plans described about 88,000 square feet of waterfront commercial space, a public park and a pedestrian promenade along the Intracoastal. Parts of the waterfront are planned to be open to the public, next to the residents-only spaces.

Before you sign, ask which amenities each product's owners can use, whether Private Residences owners can use the resort's pools and restaurants, and which services cost extra.

Location: Bahia Mar on Seabreeze Boulevard

Bahia Mar sits on Fort Lauderdale's beach barrier island, between the Atlantic and the Intracoastal, on Seabreeze Boulevard. The site has long been home to the Fort Lauderdale International Boat Show, and the marina is central to the project. The developer describes a private footbridge from Bahia Mar to the beach, and the plans include a promenade along the Intracoastal side.

A few nearby reference points:

Read the Fort Lauderdale neighborhood guide for the wider area. If you're weighing a beachside address against downtown or Las Olas, drive the routes you'd use every day and visit the Bahia Mar area during an event week as well as a quiet one. A boat show site and a public waterfront bring crowds at certain times of year.

Pricing

Published starting prices. The developer's site says "Now selling" with residences from $3 million. The October 2026 announcement gives starting prices of $4.9 million for the Private Residences and $3 million for the Resort Residences.

How pricing has moved. At the October 2024 launch, Bisnow reported condos from $4.4 million and hotel residences from $2 million. By June 2025, the Sun Sentinel reported $3 million to $25 million overall, with the condos from $5 million to $25 million. Starting prices for both products are higher now than at launch.

Listing data (as of 2026-10-22). Our building page showed eight active MLS listings, with asking prices from $3,088,900 (R 1509) to $20,500,000 (PH 2302). These are MLS asking prices, not developer price lists, and they change often:

October 2026The Bahia Mar Club is unveiled; construction is expected to begin in 2027, with delivery anticipated in 2030

The schedule has slipped. In 2024, Bisnow reported a construction start in early 2026. In June 2025, the Sun Sentinel reported a start in summer 2026. The October 2026 announcement now says 2027. For completion, 2024 launch coverage citing CNBC put the opening in late 2029, and the current announcement says 2030. The developer's own site gives no date.

Financing. Construction financing is meant to follow presales. Jimmy Tate gave the Sun Sentinel a goal of 45% to 50% pre-sold. As of October 22, 2026, no construction loan or groundbreaking had been reported. For a buyer, that means the project is still at the sales stage. Ask how your deposits will be held, when they could be used for construction, and what your contract says if the schedule moves again.

Phase 2. Four condo towers are approved for the site in total. Phase 1 includes the two Private Residences towers, and the Sun Sentinel reported in 2025 that the other two would follow later. If views or construction near your tower matter to you, ask where any later towers would go.

Who you contract with, and how the building is run

Read the legal fine print on the developer's site carefully. The residences are sold by three entities: PRH/TRR BM Tower 1, LLC, PRH/TRR BM Tower 2, LLC and PRH/TRR BM Condo, LLC. The disclaimer says Related Group's marks are used under license and that Related "is not a Developer of any tower." Marriott licenses the St. Regis name and does not develop or sell the residences. Check which entity is named as the seller in your purchase agreement.

Each tower's condominium association sits within a master association. To keep the St. Regis name and services, the associations must keep management agreements with Marriott, and some services cost extra. When you compare costs, add up the tower assessment, your share of the master association, any Beach Club fees, a marina slip lease if you need one, and any services billed separately.

Andare and Sage figures are from Florida YIMBY's reports, with Sage's loan also reported by Commercial Observer. The Ritz-Carlton figures are from Florida YIMBY's February 2026 report.

The comparison shows how these projects differ. Andare and Sage have both broken ground, and Sage has a reported construction loan. St. Regis Bahia Mar is a much larger site, with a marina, a hotel and two condo products, but it is further from completion. The Ritz-Carlton Residences is also a branded beachside project, and Douglas Elliman Development Marketing sells it too. That makes it easy to compare branded-residence assessments and services side by side. You can also browse the Pier Sixty-Six building page for another marina property nearby.

How to evaluate St. Regis Bahia Mar

  1. Pick the product first. The Private Residences (three and four bedrooms, 2,600 to 3,550 square feet, plus the Bahia Mar Club) and the furnished Resort Collection (one to three bedrooms, 1,160 to 2,737 square feet) serve different buyers. Starting prices are $4.9 million and $3 million.
  2. Confirm the numbers in writing. Ask for the current unit count, hotel room count and size range for your tower. Published figures differ between sources.
  3. Ask about rentals before you sign. Rental rules for both products haven't been published. If you plan to rent, get the policy in writing from the condominium documents.
  4. Add up the full monthly cost. That's the tower assessment, your master association share, Beach Club fees, a slip lease if you need one and any extra St. Regis services.
  5. Plan around the timeline. Construction is expected to begin in 2027, with delivery anticipated in 2030, and the dates have moved before. Ask the sales team for the deposit schedule and how deposits are protected.
  6. Compare on the same terms. Ask each project for the price per square foot, deposit schedule, projected assessments, rental policy and estimated completion. Our guides on why buy pre-construction in Miami and the Miami pre-construction market cover the questions that matter at contract.
  7. Track the building. Join the waitlist on the St. Regis Bahia Mar building page for updates on pricing, availability and construction.
