Sage Intracoastal Residences Fort Lauderdale: PMG's 44-Residence Waterfront Tower, Buyer's Guide (2026)

Sage Intracoastal Residences is a 28-story condominium tower under construction at 900 Intracoastal Drive, Fort Lauderdale, FL 33304, developed by Property Markets Group (PMG), the firm led by Dan Kaplan and Ryan Shear. FSMY Architects + Planners, a Fort Lauderdale firm, designed the tower, and BAMO is designing the interiors. The program is small for a building of this height: 44 residences, two per floor, starting at about 2,767 square feet, on a waterfront lot with about 200 linear feet of Intracoastal frontage.

PMG celebrated the groundbreaking on November 12, 2025 and poured the foundation on May 18, 2026, and June 2026 reports described the tower as entering its vertical phase. This guide covers what PMG and the press have published about Sage, also called Sage Intracoastal. It includes current asking prices from MLS listings and how Sage compares with other Fort Lauderdale pre-construction condos. For the wider area, see our Fort Lauderdale neighborhood guide.

PMG's own project page lists the address and the 28-story height. Florida YIMBY published most of the program in its November 2025 groundbreaking report and in later reports in January and June 2026. Commercial Observer reported the financing in December 2025. Pre-construction details can change before closing, so confirm the current figures with the sales team.

Residences, bedroom mix and finishes

Sage is a two-residences-per-floor building. Florida YIMBY's November 2025 report lists semi-private elevators and a private elevator foyer for each home.

Bedroom mix. The sources disagree on this point. PMG's groundbreaking announcement, Florida YIMBY's November 2025 report and Commercial Observer's December 2025 report all describe three- and four-bedroom residences. Florida YIMBY's January and June 2026 reports, written around the construction loan and the foundation pour, describe two-, three- and four-bedroom layouts. None of the active MLS listings on October 22, 2026 is a two-bedroom. If you want a smaller home, ask the sales team directly whether a two-bedroom layout is offered and on which floors.

Sizes. Residences start at about 2,767 square feet. PMG has not published a maximum size or a size range for each bedroom count. The active listings give a sense of current sizes: a three-bedroom of 2,792 square feet on the seventh floor and four-bedrooms of 3,191 and 3,216 square feet (see the pricing section below).

Published finishes and features:

  • 10-foot ceilings, with higher ceilings in the Penthouse Collection
  • Floor-to-ceiling impact glazing
  • Italian kitchen cabinetry by BAMO
  • Custom Italian doors
  • Smart-home systems
  • Midnight bars in the primary bedrooms
  • Terraces with summer kitchens and clear glass railings
  • Semi-private elevators with private foyers

Sage Penthouse Collection. The top residences are marketed as the Sage Penthouse Collection, with private rooftop spaces that include summer kitchens and plunge pools, according to Florida YIMBY's January 2026 report. PMG has not published how many penthouses there are or which floors they occupy.

Architecture and renderings

FSMY Architects + Planners designed the tower, and BAMO handles the interiors and the kitchen cabinetry. The design has changed since it was first filed. The early 2024 site plan, as Florida YIMBY reported it in March 2024, was a 16-story building, and The Real Deal reported 18 stories at the time. By the time the Fort Lauderdale Planning and Zoning Board approved the project in October 2024, coverage described the current 28-story design. Some broker websites still list Sage at 18 floors. That figure comes from the earlier plan and is out of date.

Loading photos…

Images come from MLS listings for Sage Intracoastal Residences. The tower is still under construction, so views of the building and residences are renderings, not photographs of finished homes.

When you review renderings for a waterfront tower, focus on orientation. With two residences per floor, the exposures of the two homes on a floor can differ. Ask the sales team how each residence on a given floor is oriented toward the Intracoastal and the ocean.

Amenities and services

Florida YIMBY's November 2025 report describes more than 19,000 square feet of amenities:

  • Spa: steam room, sauna, cold plunge, treatment rooms and locker rooms
  • Fitness: a fitness studio, a movement studio and a yoga lawn
  • Pool: a waterfront pool and an expanded jacuzzi
  • Social spaces: a cafe, grilling and dining areas, and a bar and lounge overlooking the water
  • Private cabana suites
  • Golf simulator

Services include a private porte-cochere, 24-hour valet and concierge, package handling, house bicycles, a dog run and dog-walking services.

PMG has not said which floors the amenities occupy. With only 44 residences sharing more than 19,000 square feet of amenities, residents get a lot of space per home. It also means fewer owners share the cost of running it, so ask for the projected monthly assessment early.

Location: 900 Intracoastal Drive

Sage is rising on the Intracoastal Waterway at 900 Intracoastal Drive. Commercial Observer describes the site as just east of the Galleria Mall. The lot covers about 33,000 square feet, or 0.8 acre, with about 200 linear feet of Intracoastal frontage. Florida YIMBY's January 2026 report notes that the views are protected by the Bonnet House Museum & Gardens. The tower replaces a co-op building from the 1950s. Commercial Observer dates it to 1957, and Florida YIMBY's 2024 coverage gives 1958.

The sales office is not at the building site. The project website lists its contact address as 1209 E Las Olas Blvd, and Florida YIMBY reported in January 2026 that the sales gallery is open by appointment.

Read our Fort Lauderdale neighborhood guide for the wider area. Before you commit, drive the trips you would make every day, to the beach, Las Olas, the airport and the office, at the times you would make them.

Pricing and current asking prices

PMG has not published a price list, price per square foot or deposit schedule. Two sources show what buyers have been asked to pay:

  • Early pricing. South Florida Agent Magazine reported in December 2024 that homes started from $3.5 million. That figure is almost two years old, not a current price.
  • Current MLS asking prices. These listings were active on our Sage building page on October 22, 2026:
ResidenceBedroomsSizeAsking priceAsking price per sq ft
#70132,792 sq ft$2,975,000About $1,066
#60243,191 sq ft$3,715,185About $1,164
#240143,216 sq ft$5,188,355About $1,613

These are asking prices for three specific units, not the developer's price list. The spread is large: the 24th-floor four-bedroom asks almost 40 percent more per square foot than the sixth-floor four-bedroom of nearly the same size. Floor height, orientation and seller pricing can all contribute, so compare any unit against the others before you make an offer. The seventh-floor three-bedroom also asks less than the $3.5 million starting price reported in December 2024. If it interests you, ask the listing agent who is selling the unit and what deposit terms apply.

Completion. PMG's groundbreaking announcement targets late 2027, and Florida YIMBY repeated that target in January and June 2026. Some broker pages say spring 2028, and the MLS listings show a 2028 year built, which is what our building page header shows. Treat late 2027 as the developer's target and 2028 as a reasonable planning case. Ask the sales team for the completion date stated in the purchase contract, which is the date that matters for your deposits and financing. No topping-off had been reported as of October 22, 2026.

Sales. PMG's project page lists Sage as in active sales. PMG Residential is the exclusive sales team, and Florida YIMBY reported in January 2026 that the gallery is open by appointment. PMG has not disclosed what percentage of the building has sold.

The closest comparison is The Ritz-Carlton Residences, Fort Lauderdale Beach. It is also a small waterfront project, on Bayshore Drive between the beach and the Intracoastal, but it has 83 residences in two 13-story towers, while Sage puts 44 residences in one taller tower. Andare is a larger high-rise on Las Olas that targets a similar completion year. Ombelle is the high-volume opposite of Sage's two-per-floor format. For more detail, see our guides to The Ritz-Carlton Residences, Fort Lauderdale Beach, Andare Residences and Ombelle.

When you compare these projects, ask each one for the same items: price per square foot for the residence you want, the deposit schedule, the projected assessment, the rental policy and the completion date in the contract. Our guide on why buy pre-construction in Miami explains the contract questions that apply across South Florida.

How to buy at Sage Intracoastal

  1. Register on the Sage building page to follow new listings and price changes.
  2. Settle the bedroom question first. Because the sources disagree about two-bedroom residences, confirm what is actually offered before you plan around a smaller home.
  3. Choose your exposure. Each floor has only two residences, so the view and price can depend on which one you buy. Compare the floor and orientation of any residence against the asking prices above.
  4. Get the terms in writing. Ask for the deposit schedule, the projected monthly assessment, the leasing and rental rules, and the contract completion date. PMG has not published any of these.
  5. Confirm who is selling each unit. PMG Residential is the exclusive sales team, and units also appear on the MLS. Ask whether a listed unit is developer inventory or a resale of an existing contract, and how that affects your deposits.
  6. Work with an advisor who follows the building. REHUB Miami tracks Sage's listings and construction milestones and can compare it with other Fort Lauderdale waterfront projects.
