Sereno Fort Lauderdale: Integra's 14-Story Condo and Hotel Plan, Buyer's Guide (2026)
Sereno Fort Lauderdale is a 14-story pre-construction project at 2901 NE 9th Court, Fort Lauderdale, FL 33304, on the barrier island just south of Hugh Taylor Birch State Park. Integra Investments is developing it with Flying Point. FSMY Architects + Planners is the architect, 1508 London designed the interiors and Design Studio Boca is the landscape architect. The project was known earlier as Ocean Park Residences.
The most important thing to know is that the plan has changed. Sereno launched sales in March 2025 as an all-condo building with 76 residences. In May 2026, the Fort Lauderdale City Commission approved an amendment for 88 condos plus 113 hotel rooms, with much smaller homes of 372 to 1,252 square feet. This guide describes the approved 2026 plan first, explains what changed and lists the questions to ask the sales team before you rely on anything from the 2025 launch. For the wider area, see our Fort Lauderdale neighborhood guide.

The revised program comes from the updated plans Florida YIMBY reported in December 2025 and the city's May 2026 agenda, and The Real Deal reported the approval that month.
What changed between 2025 and 2026
Sereno has been redesigned twice since Integra bought the site, and buyers should keep the versions apart.
| March 2025 sales launch | May 2026 approved amendment | |
|---|---|---|
| Condos | 76 | 88 |
| Hotel rooms | None | 113 |
| Residence types | One to three bedrooms | Studio to three bedrooms |
| Residence sizes | About 1,080 to 2,400 sq ft | 372 to 1,252 sq ft |
| Pricing | From $1.4 million at launch | Not published for the revised plan |
The launch pricing and sizes were set for larger homes that are no longer in the approved plan. Do not use the $1.4 million figure to judge the new, smaller residences. Ask for a current price list tied to the 2026 floor plans.
If you reserved or signed during the 2025 launch, ask the sales team in writing how the amendment affects your unit, its size and your contract.
Residence mix and sizes
The revised plan calls for 88 condominium homes from studios to three bedrooms, ranging from 372 to 1,252 square feet. The developer has not published sizes for each bedroom type, so ask for the line-by-line floor plans.
When the project launched in 2025, Florida YIMBY described the residences with semi-private elevators, floor-to-ceiling windows, wraparound terraces, Italian kitchens with Sub-Zero and Wolf appliances and spa-style baths. Ceilings were about 9 feet, and 10 feet in penthouses. Those details belong to the larger 2025 layouts. Confirm which finishes and features carry over to the new floor plans before you compare Sereno with other buildings.
The 113 hotel rooms change the character of the building. Our research did not find a named hotel brand or operator, or whether the rooms will be sold to buyers or kept by the developer. Both points matter for how the building will feel day to day and how its costs are shared.
Architecture and project renderings
FSMY's revised design places the 14-story tower on Sunrise Boulevard with a separate four-story parking garage beside it. The rendering below shows the revised plan, with the Intracoastal and the state park behind the site. The 2025 design was described as a curving, all-glass facade; check the current elevations, because the revision may have changed it.
Project rendering of the revised plan credited to FSMY Architects + Planners.
In the revised plan, hotel guests and residents have separate entrances. A hotel guest pool sits on the garage roof, and the resident pool stays on the tower roof. When you look at the rendering, note how close the garage and the hotel functions are to the residential floors, and ask which lines face the park, the Intracoastal or Sunrise Boulevard.
Amenities
The amenity list published at the 2025 launch spread shared space across two rooftops:
- Residential rooftop: a resort-style pool, sundeck and summer kitchen.
- Wellness rooftop: a pickleball court, Technogym fitness studio, yoga lawn, steam room, infrared sauna and cold plunge.
- Indoor and service amenities: a resident lounge, children's playroom, pet spa, 24/7 app-based valet, EV charging, bike and water-toy storage and a porte-cochere.
- Off-site perks: Bonnet House memberships and beach chair service.
The 2026 amendment keeps a residents' pool on the tower roof and adds a hotel guest pool on the garage roof. Since the hotel takes space that was once all residential, ask which of the 2025 amenities remain for owners only, which are shared with hotel guests and how the costs are split in the condo budget.
Location: Sunrise Boulevard and Hugh Taylor Birch State Park
Sereno sits on the barrier island at Sunrise Boulevard, directly south of Hugh Taylor Birch State Park and north of Las Olas. According to Florida YIMBY, Fort Lauderdale Beach, the Bonnet House and The Galleria are within walking distance. The rendering shows the Intracoastal and its marinas behind the site.
The Paramount Fort Lauderdale Beach oceanfront tower, beside the Bonnet House Museum and Gardens, is less than half a mile southeast. Sage Intracoastal, another FSMY design, is nearby on the Intracoastal side. Read our Fort Lauderdale neighborhood guide for the wider area, and walk Sunrise Boulevard at rush hour before you decide. It is a busy road, and the side of the building you pick will shape both your view and the noise you hear.
Project status and timeline
- March 2021: Integra and Flying Point buy the 1.26-acre site for $7.2 million.
- June 2022: The city approves the first plan, Ocean Park, as a 12-story, 100-room hotel and an 11-story, 54-unit condo.
- Late 2024: The hotel is dropped for a 14-story, 76-condo building, and the city approves the amended site plan. A December 2024 report targeted a spring 2026 groundbreaking and a $65 million construction cost.
- March 2025: Sales launch as Sereno Fort Lauderdale, with 76 residences from $1.4 million.
- May 2025: Interiors by 1508 London are revealed, and ONE Sotheby's International Realty is named exclusive sales agent.
- December 2025: Revised plans propose 88 condos plus 113 hotel rooms, with homes of 372 to 1,252 square feet.
- May 2026: The City Commission approves the amendment at its May 5 meeting.
We have not found a reported groundbreaking or construction loan, so treat Sereno as pre-construction and ask the sales team for the current site status. The 2028 completion target from the 2025 launch predates the redesign. Treat it as out of date until the developer publishes a new schedule.
Sereno vs. nearby Fort Lauderdale projects
| Project | Format | Why compare it |
|---|---|---|
| Sereno Fort Lauderdale | 14 stories; 88 condos plus 113 hotel rooms | Smaller homes of 372 to 1,252 sq ft near the park and beach |
| Four Seasons Private Residences Fort Lauderdale | 22 stories; 41 private residences and 41 hotel residences | A local example of condos sharing a building with a hotel |
| Sage Intracoastal | 44 residences on the Intracoastal | Same architect, FSMY, with much larger homes from about 2,767 sq ft |
| Paramount Fort Lauderdale Beach | Completed 18-story oceanfront tower | A finished building less than half a mile southeast, beside Bonnet House |
The Four Seasons is the closest comparison for how a condo-plus-hotel building works, so ask Sereno's team the same questions you would ask there: who runs the hotel, what residents share with guests and how the costs are divided. Sage is the opposite end of the size range. Paramount gives you a completed building you can tour today. Our Sage Intracoastal guide covers that project in detail.
How to evaluate Sereno before you buy
- Join the waitlist on the Sereno building page so you receive the updated floor plans and pricing.
- Ask for 2026 documents only. Request the floor plans, price list and condo documents that reflect the approved 88-condo, 113-room plan, not the 2025 brochure.
- Get the hotel answers in writing. Ask who will operate the hotel, whether its rooms are sold or kept by the developer, and which amenities, entrances and elevators residents share with guests.
- Ask about rentals. Our research found no published rental policy. Find out whether owners can rent, for how long, and whether any rental program runs through the hotel.
- Confirm the schedule and deposits. Ask whether construction has started, whether a lender is in place and what the deposit schedule is. Our guide on why buy pre-construction in Miami covers the deposit and timing risks to weigh.
- Compare with care. Line Sereno up against other Fort Lauderdale pre-construction condos on price per square foot, assessments and rental terms once the numbers are out.
