Viceroy Residences Fort Lauderdale: Naftali's Flagler Village Condo Guide (2026)
Viceroy Residences Fort Lauderdale is a planned 45-story, roughly 500-foot condo tower at 505 NE 2nd Street in Flagler Village, on the north side of downtown Fort Lauderdale. It is developed by Naftali Group, with amenities and services by Viceroy Hotels & Resorts, architecture by Arquitectonica, interiors by Rockwell Group and landscape by EDSA. Douglas Elliman handles exclusive sales. The current program calls for 251 one- to four-bedroom residences, topped by two four-bedroom penthouses, with pricing from $700,000 according to Elliman.
The project has been selling since December 2024, but it has changed along the way. Launch coverage described a larger, 370-unit tower that started with studios, and as of this writing no groundbreaking or construction loan has been reported. This guide sets out what Naftali and its sales team have published, how the program has shifted, and how to weigh Viceroy against other Fort Lauderdale pre-construction condos. For the wider area, start with our Fort Lauderdale neighborhood guide.

The figures above come from Naftali's project materials and press releases, the Douglas Elliman building page and trade coverage through 2026. Confirm each line with the sales team before you rely on it, because this program has already been revised once.
Residences and the penthouse collection
The current plan is 251 residences ranging from one to four bedrooms, with one to four and a half baths. That is a smaller building than the one announced at launch: in December 2024, Bisnow and the South Florida Business Journal described 370 units from studios to four bedrooms, and the Business Journal reported pricing from $520,000. Naftali's 2026 releases and Elliman's building page use 251 and start at one bedroom. Treat the earlier figures as history, not as the current offering.
Naftali has not published an overall size range for the standard residences. The best public signal is the MLS: as of 2026-10-23, 15 developer units were listed with asking prices from about $745,000 to $4.41 million and listed sizes from 732 to 2,585 square feet. That is listing data for the units currently on the market, not a developer price list, and it does not tell you what each bedroom type measures. Ask the sales team for the floor plans of the specific lines you are considering.
The two penthouses
Naftali unveiled the penthouse collection in May 2026. The two four-bedroom penthouses sit at the top of the tower, and according to the developer's release each one offers:
| Penthouse feature | Published detail |
|---|---|
| Bedrooms and baths | Four bedrooms, five full baths plus a powder room |
| Interior | More than 4,000 square feet |
| Outdoor space | More than 2,000 square feet, with wraparound terraces |
| Ceilings | 11 feet |
| Access | Private elevator |
| Outdoor features | Outdoor kitchens and private rooftop hot tubs |
| Interiors | Rockwell Group |
| Views | Atlantic Ocean, Intracoastal Waterway and the Fort Lauderdale skyline |
| Pricing | $8.8 million to $10.4 million |
Architecture and project renderings
Arquitectonica designed the tower, with Rockwell Group, the New York firm, on interiors and EDSA on landscape. Bisnow's 2024 launch coverage said the design draws on "the patterns of the sea and sand" and the city's yachting heritage. In the developer renderings, slim residential towers with continuous balcony bands rise above a podium wrapped in rounded, wood-slat panels, with a planted green wall at the center of the podium and a landscaped drive leading to the entrance.
Developer renderings as they appear in MLS listings for the project. The twin-tower views also show the separately planned rental tower on the same site; neither Naftali nor its sales team has said publicly which tower in those images is the Viceroy condo.
That second tower matters. Naftali has planned a separate 454-unit rental tower on the same site, according to Bisnow's July 2025 report. It is not part of the Viceroy condominium. If you are buying, ask the sales team which tower is the condo, how the two buildings will share the podium and arrival areas, and which amenities are reserved for condo owners.
Amenities and the h.wood Group club
According to Elliman and the developer, Viceroy Residences Fort Lauderdale will offer more than 35 amenities across more than 30,000 square feet:
- Arrival: a 24-hour attended lobby, a grand porte-cochere with valet, and a private residential-only porte-cochere on the second floor.
- Pools: multiple resort-style pools with cabanas and floating daybeds, with poolside food and beverage service.
- Wellness: a full-service spa with treatment suites, saunas, steam rooms and cold plunges.
- Fitness: a fitness center with a yoga room and a boxing studio.
- Social spaces: the resident-only Port Lounge & Bar, a wine and sound bar, a karaoke room and a screening room.
- Work: coworking areas.
- Top of the tower: an outdoor lounge with a dining area and fire pit, which Elliman lists on the 46th floor.
- Beyond the building: access to the Viceroy Beach Club and one complimentary year of social membership at The FORT pickleball club.
The h.wood Group restaurant and members club
In January 2026, Naftali announced that The h.wood Group will operate a signature restaurant, open to the public, and a private members club in the project, together totaling more than 15,000 square feet. Residents receive membership in the club and access to h.wood's Rolodex program. The South Florida Business Journal reported that the venue is expected to open in 2029.
For a buyer, a public restaurant inside the building brings outside foot traffic, which some owners value and others do not. Ask how the restaurant entrance is separated from the residential lobby and the private porte-cochere.
Location: Flagler Village at NE 2nd Street and Federal Highway
The site sits at the corner of NE 2nd Street and North Federal Highway, in the area the developer describes as between Las Olas Boulevard and Flagler Village. The neighboring building is the 25-story Dalmar hotel. Ombelle, another pre-construction project covered below, is also in Flagler Village, at 300 NE 3rd Avenue.
The sales gallery is at 451 NE 4th Street, also in Flagler Village, and is open daily. Visiting the gallery is a practical chance to walk the blocks around the site at the hours you would actually be coming and going.

A downtown Flagler Village address is a different proposition from the beach or Intracoastal sites covered in our Ritz-Carlton Residences Fort Lauderdale Beach and Sage Intracoastal Residences guides, so decide early which setting fits how you plan to use the home.
Project timeline and status
| Date | Milestone | Reported by |
|---|---|---|
| 2022 | Naftali buys the site for about $20 million | The Real Deal, Bisnow |
| January 2023 | Two-tower plan filed: 824 residential units and 877 parking spaces for the whole site | Florida YIMBY |
| December 2023 | Fort Lauderdale City Commission approves the two towers | The Real Deal |
| December 2024 | Sales launch with Douglas Elliman; launch program of 370 units from $520,000; groundbreaking planned for 2025; a lawsuit by Jake Wurzak, developer of the neighboring Dalmar hotel, challenging the approval is reported pending | Bisnow, South Florida Business Journal |
| July 2025 | Dispute reported resolved; site cleared and waiting on permits | Bisnow |
| January 2026 | h.wood Group restaurant and members club announced, expected to open in 2029 | South Florida Business Journal |
| May 2026 | Penthouse collection unveiled at $8.8 million to $10.4 million | Naftali Group |
| July 2026 | Roberto Carlos reported to have bought two residences | South Florida Agent Magazine |
| October 2026 | Elliman lists pricing from $700,000 | Douglas Elliman |
The construction start planned for 2025 did not happen. As of July 2025, Bisnow reported that the cleared site was ready for construction once permits came through, and no groundbreaking or construction loan had been reported as of 2026-10-23.
No completion date has been published by the developer. The January 2026 South Florida Business Journal report said the h.wood venue is expected to open in 2029, when the building is completed or shortly after. Until construction starts, treat any delivery year as an estimate.
Sales are under way. Naftali has cited strong sales momentum without publishing a percentage sold, and South Florida Agent Magazine reported in July 2026 that Roberto Carlos bought two residences.
Viceroy vs. nearby Fort Lauderdale projects
| Project | What has been reported | Status and notes |
|---|---|---|
| Viceroy Residences Fort Lauderdale | 45 stories, 251 residences from $700,000; Arquitectonica, Rockwell Group, EDSA | Selling; no groundbreaking reported as of October 2026 |
| Ombelle Fort Lauderdale | Also in Flagler Village, at 300 NE 3rd Avenue; 754 residences across two 44-story towers, with pricing reported from the $500,000s | Construction start reported in August 2026; completion reported for 2028 |
| Andare Residences by Pininfarina | 46-story Related Group condo on Las Olas | Under construction; reported as more than 50% sold (Axios via Haute Residence, October 2026) |
| St. Regis Residences Bahia Mar | Also designed by Arquitectonica, on the 40-acre waterfront Bahia Mar site at 801 Seabreeze Boulevard | Status covered in our St. Regis Bahia Mar guide |
These comparisons show different trade-offs. Ombelle is a much larger, two-tower building with a lower starting price on the same side of downtown. Andare is a branded Las Olas tower that is already under construction, so the groundbreaking question that still applies to Viceroy has been answered there. St. Regis Bahia Mar shares Viceroy's architect but sits on the waterfront rather than in Flagler Village. Our guides to Ombelle, Andare Residences and St. Regis Residences Bahia Mar go into each project in detail.

How to evaluate Viceroy Residences Fort Lauderdale
- Register on the building page to receive updates as Naftali releases floor plans, pricing changes and construction news.
- Get current numbers in writing. The program moved from 370 units to 251 and the starting price from $520,000 to $700,000 between launch and 2026. Ask for the current price list, the floor plan for the specific line you want and the deposit schedule, all dated.
- Ask about the construction start. Ask the sales team where permitting stands, whether construction financing is in place and when they expect to break ground. Those answers shape how long your deposit will be committed.
- Clarify the two-tower site. Confirm which tower is the condo, what the separate rental tower shares with it, and which amenities, including the Viceroy Beach Club and the h.wood club membership, are part of the condo owners' package.
- Ask for the rules you will live with. Request the projected monthly assessment, the parking allocation per residence and the rental policy, and compare them with the same items from Ombelle, Andare and other projects on your list.
- Work with an advisor who tracks the project. REHUB Miami follows Fort Lauderdale's pre-construction pipeline and can tell you when Viceroy's program, pricing or construction status changes.
