1250 West Avenue

1250 West Avenue is a planned 28-story, 330-foot condominium tower on Biscayne Bay at 1250 West Avenue in South Beach, Miami Beach, FL 33139. It has no separate brand name yet. Terra, led by CEO David Martin, is developing it with RG Development Group, GV Development and LORE Development, and ODP Architecture and Design is the architect. JDS Development Group, which led the earlier plan and the 2025 site purchase, left the partnership in early 2026. The tower will replace Bay Garden Manor, a 15-story, 238-unit condominium built in 1964 at the same address. Listings and past sales under the Bay Garden Manor name belong to that older building, not the new tower. Plans call for 106 residences from 1,692 to 5,066 square feet on about 1.9 acres, including two top-floor penthouses, each with a private rooftop pool and dedicated amenity space. The plans filed for design review showed about 250 parking spaces, partly underground, and a small ground-floor retail space. Shared amenities include a ground-level pool, a rooftop pool, a spa, a padel court and a fitness center. Renderings show stacked horizontal terraces with planters, a wood-toned arrival canopy and dense tropical gardens, and the landscape plan uses bioswales to filter runoff. As conditions of approval, the developer must build and fund its stretch of the Miami Beach Baywalk and turn the Bikini Hostel property across West Avenue into a city park. The site is on the bayfront stretch of West Avenue near Mirador 1200 and Mondrian South Beach. In 2025 the City Commission approved an overlay raising the allowed height from 150 to 330 feet in exchange for lower density and the Baywalk work. The partners completed a roughly $120 million buyout of the site in September 2025, won unanimous Design Review Board approval in May 2026 and secured a $507 million construction loan from TYKO Capital in October 2026. A construction start has not been announced, sales are expected to begin in 2027, and pricing has not been released.
