Ritz-Carlton Residences South Beach

The Ritz-Carlton Residences, South Beach is a planned 15-story boutique condominium at 1671 Collins Avenue, where Lincoln Road meets the ocean, with just 30 residences. Sobe Sky Development, a partnership of Flag Luxury Group, the Ben-Josef Group and Lionstone Development, is building it beside The Ritz-Carlton, South Beach and the historic Sagamore Hotel, which is planned to become an all-suite addition to the hotel. Kobi Karp Architecture and Interior Design is the architect, Alessandro Munge of Studio Munge designed the interiors, and Naturalficial is handling the landscape. The project is still in pre-construction. Sales launched in February 2025 with residences from $4.25 million, and the two duplex penthouses at the top have been marketed together for $125 million. In September 2025 the partners closed a $61.2 million predevelopment loan from BHI. Developer materials first targeted a 2027 opening, but no groundbreaking or updated delivery date has been announced, so buyers should confirm timing and deposit terms in the offering documents. Residences range from one to five bedrooms, with 10-foot ceilings, floor-to-ceiling windows, and wraparound terraces and private elevator entry in most homes. Studio Munge kitchens pair Bianco Rhino marble with a full suite of integrated Gaggenau appliances. Each penthouse adds a private rooftop terrace with its own pool and outdoor kitchen. Owners share more than 50,000 square feet of amenities, including a seventh-floor lap pool with cabanas, a Technogym fitness center, a screening room, a sculpture garden and a residents' beach club. Chef José Andrés leads the culinary programming, and residents also have access to the spa and beachfront pools at The Ritz-Carlton, South Beach. Lincoln Road's shops and cafés begin at the front door, and Miami Beach has approved a roughly $12 million revitalization of the road's east end and the Beachwalk entrance next to the project.
