One Brickell City Centre is the planned residential supertall phase of Swire Properties' Brickell City Centre, the four-block, mixed-use district that already includes the Reach and Rise condominium towers, the Brickell City Centre shopping center, and the EAST Miami hotel. The One Brickell City Centre tower is designed by Arquitectonica and was originally pursued by Swire and Related Companies as a 1,049-foot office supertall at the 700 Brickell Avenue / 799 Brickell Plaza block, with FAA permits and Miami City Commission approvals secured in 2022 before Swire publicly stepped back from the all-office program in early 2025. The current trajectory for the One Brickell City Centre residential vision keeps Arquitectonica's massing language, the pedestrian connection to Brickell City Centre's elevated Climate Ribbon walkway, and direct Metromover access at the Eighth Street station. Residents at the One Brickell City Centre supertall are positioned across the street from the Brickell City Centre mall, Saks Fifth Avenue, the Apple Store, and the EAST Miami's Sugar rooftop bar, with Mary Brickell Village's restaurant row a four-block walk west and KASEYA Center, Bayfront Park, and Brickell Key reachable on foot or by Metromover. The Brickell Avenue corridor in front of the One Brickell City Centre site is a 24-hour business and dining strip that includes Komodo, Sexy Fish, Cipriani Downtown, La Mar at Mandarin Oriental on Brickell Key, and the bayfront edge of Brickell Bay Drive. The Underline linear park and Simpson Park sit a few blocks south along the Metrorail corridor, providing a green spine that runs from Brickell down to Coconut Grove. The One Brickell City Centre pre-construction project is targeted at buyers who want the largest possible floorplates and the highest elevations in Miami's financial district, with the tower designed to be among the tallest residential structures on the city skyline. Specific unit counts, floor counts in the residential phase, and a fixed delivery date for the residential One Brickell City Centre tower remain in flux pending the final residential program filing, and any number in those fields would be premature until Swire publishes the revised plan.
