Seventeen Gables broke ground in 2026 at 1715 Douglas Road in Coral Gables, an eight-story, 117-unit condominium developed by BAM Development and Ascendra Capital. The partners closed a $60 million construction loan from Dwight Mortgage Trust in February 2026, with pricing announced from the mid $600,000s and most residences positioned below the $1 million threshold. Caymares Martin A&E Design leads the architecture, Asprea Studio handles interiors, and completion is currently projected for the fourth quarter of 2027. The 117 residences span studio through three-bedroom layouts, an inventory mix aimed at end users and long-term investors rather than the second-home buyers who dominate the oceanfront market on Collins Avenue. The Seventeen Gables site sits on the Douglas Road corridor near 17th Street, within walking distance of Miracle Mile, the Shops at Merrick Park, and the Coral Gables business core along Ponce de Leon Boulevard. The Gables runs on its own zoning code that limits building height and enforces Mediterranean Revival cues, and Douglas Road forms the eastern boundary between the city and the Miami suburb of Coconut Grove. Tenants and homeowners in this pocket draw on the Douglas Road Metrorail station two blocks north, the Biltmore Hotel about a mile west, and the University of Miami campus a short drive south. Books & Books on Aragon, Threefold Cafe on Sunset, and the Giralda Plaza restaurant row are all within walking distance, and the Coral Gables Trolley runs north-south along Ponce. The Seventeen Gables Residences program targets a price point unusual for new construction in the Gables; neighboring projects such as The Avenue Coral Gables and Ponce Park push well into seven figures. Planned amenities include a pool deck, fitness room, residents' lounge, and ground-floor commercial space along Douglas Road that will feed neighborhood retail demand. BAM Development has structured the building with a higher density than typical Gables condo product to deliver the lower price band, while staying within the City of Coral Gables height and FAR restrictions. The 117-unit program at Seventeen Gables 1715 Douglas Road slots into the wave of mid-density residential rising along the Douglas corridor as Coral Gables absorbs spillover demand from Brickell and Coconut Grove buyers priced out of those markets.
