Seventeen Gables at 1715 Douglas Road: Pre-Construction Condo Guide (2026)

Seventeen Gables is an eight-story, 117-residence condominium under construction at 1715 Douglas Road, at the corner of SW 17th Street, on the East Gables edge of Coral Gables. Also marketed as Seventeen Gables Condominium and Seventeen Gables Residences, it is developed by BAM Property Development (Mayer Berkovits) and Ascendra Capital (David Steinberg), with architecture and interiors credited to Asprea Studio and Caymares Martin A&E Design as architect of record. Residences run from 557 to 1,428 square feet across one-, two- and three-bedroom layouts, and the developer prices them from the mid-$600,000s, with most under $1 million.

The developer's releases call that entry price rare for new construction in Coral Gables, and it is the main way the project stands apart. This guide covers what the developer and public records show so far: the unit mix, amenities, the site's municipal status, the construction timeline and how it lines up against other Coral Gables pre-construction condos. For the wider area, start with our Coral Gables neighborhood guide.

The residence count, sizes and amenities come from the developer's website and its 2026 press releases. Parking and retail figures come from The Real Deal's February 2026 report on the construction loan, and the site details come from the Miami-Dade Property Appraiser. Pre-construction programs can change before closing, so confirm current figures with the sales team.

Unit mix and residence sizes

Seventeen Gables is a compact-residence building. There are no studios, and the only three-bedroom layout listed, and the largest, is about 1,428 square feet. Every other layout falls between 557 and 1,080 square feet.

Residence typeBathroomsApproximate size
One-bedroom1557 to 720 sq ft
One-bedroom plus den1755 sq ft
One-bedroom plus den2850 sq ft
One-bedroom plus den1.5860 sq ft
Two-bedroom2810 to 990 sq ft
Two-bedroom plus den21,024 to 1,080 sq ft
Three-bedroom2.51,428 sq ft

These sizes are as published on the developer's website, which describes them as approximate. The developer has not published how many residences of each type the building contains, so ask the sales team which lines remain available before you settle on a layout.

Two things stand out in this mix. First, the one-bedroom plus den comes in three bathroom configurations, so buyers who want a home office or guest space can choose one, one and a half or two bathrooms within about 755 to 860 square feet. Second, a two-bedroom here can be smaller than the largest one-bedroom plus den: the smallest two-bedroom is 810 square feet, while the one-bedroom plus den layouts reach 860. Compare actual floor areas, not bedroom counts, when you shortlist residences.

Architecture and renderings

The developer's website credits Asprea Studio, led by Karen Asprea, with the project's architecture and interior design, and Caymares Martin A&E Design as architect of record. Florida YIMBY's May 2026 groundbreaking report also names Asprea Studio as design architect and interior designer. An earlier Florida YIMBY article, from February 2026, described Caymares Martin as the architect and Asprea as the interior designer, so you may see both versions in older coverage.

The exterior renderings show a cream-toned, classically detailed facade with a cornice line at the roof, stacked bays of black-railed balconies and an arched, vine-framed entrance at street level beside ground-floor storefront glazing. The style echoes the Mediterranean and classical architecture common across Coral Gables. The developer bills the eight-story building as the tallest in East Gables.

The developer's website shows renderings labeled amenity lobby, pool deck, amenity lounge and amenity kitchen. Some renderings in our gallery also show outdoor recreation areas that are not on the developer's published amenity list, so ask the sales team which of those spaces are part of the final program before you count on them.

Amenities

The amenity program published in the developer's 2026 releases includes:

  • Fitness center
  • Sauna
  • Resort-style pool
  • Resident lounge
  • Integrated co-working spaces
  • Assigned parking, with 178 spaces reported for the building
  • Ground-floor retail of about 2,000 square feet

At 178 spaces for 117 residences, the building has roughly 1.5 parking spaces per home. Ask how spaces are assigned by residence type, and whether a second space is included with the larger layouts or sold separately. The floors that hold each amenity have not been published.

Location: Douglas Road at SW 17th Street

Seventeen Gables stands on the east side of Douglas Road (SW 37th Avenue) at SW 17th Street, in the area the developer markets as East Gables. The developer describes the site as within walking distance of Miracle Mile, the retail and dining spine of downtown Coral Gables. The Douglas Road Metrorail station, at Douglas Road and US-1, is roughly 1.5 miles south of the site in a straight line, so plan on a drive, bike ride or bus connection rather than a short walk.

Coral Gables address, City of Miami parcel

This is the most important location detail for buyers to understand. The project uses a Coral Gables marketing address (1715 Douglas Road, 33134), but the Miami-Dade Property Appraiser lists the parcel (folio 01-4109-029-0720) in the City of Miami, in the Woodland Park neighborhood, with the site address 1715 SW 37 Ave. The developer's own legal disclaimer notes that the 1715 SW 37th Ave., Miami, FL 33145 address may appear in official records, and The Real Deal has described the project as located near Coral Gables.

The municipality matters because it determines which city handles zoning, permits and municipal services for the building, and which city's millage appears on your property tax bill. Before you sign, ask the sales team and your closing attorney to confirm the jurisdiction in the condominium documents and to estimate your tax bill on that basis.

Project history and status

Seventeen Gables was first planned as a rental building. By February 2026 it had been reworked as a condominium. The dated milestones:

DateMilestone
September 20231715 Property LLC, the developer entity, bought the 0.9-acre site for $14.3 million. It held a two-story commercial building from 1959. The Real Deal reported plans for an eight-story, 120-unit rental building with 178 parking spaces, designed by Karen Asprea.
February 2026A $60 million construction loan from Dwight Mortgage Trust closed, arranged by Filler Capital. The Real Deal reported the switch from rentals to condos.
April 2026Construction began, according to the developer.
May 2026Florida YIMBY reported the groundbreaking ceremony in a May 6 article.
Late September 2026The developers announced the opening of the sales gallery at 120 Aragon Avenue in downtown Coral Gables.
First quarter 2028Current completion target.

The completion target has slipped. The lender's February 2026 announcement, as reported by The Real Deal, said completion was slated for 2027. The developer's September and October 2026 releases give the first quarter of 2028. We had not seen a topping-off reported as of October 22, 2026.

If you see Seventeen Gables listed elsewhere with 120 units, that figure traces back to the 2023 rental plan. The developer's site and its 2026 releases give 117 residences.

The sales gallery at 120 Aragon Avenue, designed by Asprea Studio, has a scale model of the building and a full-scale model kitchen, according to the developer's September 2026 release. Cervera Real Estate handles exclusive sales and marketing, and the developer's releases quote Jesse Ottley, Cervera's president of development sales. The model kitchen lets you see a kitchen at full size; ask which of the finishes on display are standard and which are upgrades.

Seventeen Gables vs. nearby Coral Gables projects

Seventeen Gables is one of several condos financed or under way around Coral Gables in 2025 and 2026. The Real Deal's February 2026 report on the Seventeen Gables loan placed it alongside these projects:

ProjectAddressSizeReported detail
Seventeen Gables1715 Douglas Road8 stories, 117 residences$60M construction loan, February 2026; from the mid-$600,000s
Ponce Park3000 Ponce de Leon Blvd11 stories, 58 residences$132.5M construction loan, January 2026
Cassia Residences at Coral Gables4011 Salzedo Street174 residencesAlta Developers; $94.2M construction loan, May 2025
Cora Merrick Park4241 Aurora Street13 stories, 74 residencesSwitched from rentals to condos; asking prices from $950,000 reported at its 2025 sales launch

Seventeen Gables has the most residences in the group after Cassia, and its mid-$600,000s entry price is well below the $950,000 starting asks reported for Cora Merrick Park when that project launched sales in 2025. Ponce Park's 58 residences in 11 stories sit at the other end of the scale from Seventeen Gables' 117 in eight. Our Cora Merrick Park guide and Alhambra Parc guide cover two other new Coral Gables condos in more depth, and our Coral Gables condos compared piece places them against the city's established buildings.

When you compare these projects, ask each sales team for the same items: price per square foot for the layout you want, the deposit schedule, the projected monthly assessment, the rental policy and the current completion estimate.

How to evaluate Seventeen Gables

  1. Join the waitlist on the Seventeen Gables building page to receive updates on availability and pricing.
  2. Choose by square footage, not bedroom count. With two-bedrooms starting at 810 square feet and one-bedroom plus den layouts up to 860, the right home may carry a different label than you expect.
  3. Request the deposit schedule and contract terms. The developer has not published the deposit structure, so get it in writing before you reserve.
  4. Confirm the jurisdiction and tax estimate. Ask your attorney to check how the City of Miami parcel affects your property taxes and municipal services.
  5. Ask about the rental policy and assessments. Neither has been published. If you plan to lease the residence, confirm minimum lease terms before you sign.
  6. Visit the sales gallery at 120 Aragon Avenue to see the scale model and the full-scale model kitchen.
  7. Compare it with projects already selling. Our Miami pre-construction condo roundup and October 2026 pre-construction news track the wider pipeline, and our guide on why buy pre-construction in Miami explains the contract questions that matter most.
