Ponce Park Coral Gables: Allen Morris's 58-Residence Pre-Construction Condo Guide (2026)
Ponce Park, marketed as Ponce Park Residences and Ponce Park Coral Gables, is an 11-story, 58-residence condominium under construction at 3000 Ponce de Leon Blvd, at the corner of University Drive in downtown Coral Gables. The developer is The Allen Morris Company, a Coral Gables-based firm founded in 1958. The tower is designed by John Cunningham of Zyscovich Architects, with residences and amenity spaces by Meyer Davis and landscape architecture by Naturalficial. Kast Construction is the general contractor.
The program is built around larger homes: two- to five-bedroom residences plus penthouses, ranging from about 1,900 to more than 6,500 square feet. A ground-floor retail and dining level will include QuintĂn Ultramarinos, a restaurant from Madrid's Grupo Paraguas, and the adjacent Ponce Circle Park is being redesigned through a public-private partnership the developer is leading. Construction began in December 2025, Bank OZK provided a $132.5 million construction loan in January 2026, and completion is targeted for early 2028.
This guide gathers what has been published about Ponce Park, explains where reported figures disagree, and shows how the project compares with other Coral Gables pre-construction condos. For the wider area, start with our Coral Gables neighborhood guide.

The figures come from The Allen Morris Company's releases and from coverage by Commercial Observer, Florida YIMBY, PROFILEmiami and Hoodline between 2024 and 2026. Where sources disagree, the table shows both numbers. Pre-construction programs can change during construction, so confirm the current figures with the sales team before relying on any single line.
Residences: two to five bedrooms, about 1,900 to 6,500+ square feet
Ponce Park is a small building with large homes: 58 residences in an 11-story building. The mix starts at two bedrooms and runs to five bedrooms and penthouses. The published program has no one-bedroom residences.
The developer has published an overall size range of about 1,900 to more than 6,500 square feet, with the largest residence a penthouse. The developer's announcements give only this overall range, not sizes or counts by bedroom type, so treat it as the bounds of the whole building, not as a specification for any one layout.
Published residence features include:
- 11- to 12-foot ceilings
- Private elevators
- Italian-crafted kitchens
- Deep terraces with summer kitchens. The developer's 2025 releases describe the balconies as 11 feet deep. Florida YIMBY's 2024 coverage, the ONE Sotheby's project page and Hoodline's August 2026 report say 12 feet. Ask the sales team for the dimension on the specific plan you are considering.
What one MLS listing shows
Our MLS feed currently shows one Ponce Park residence: Unit 404, a three-bedroom, three-and-a-half-bath home of 3,151 square feet, listed at $5,363,000, which is about $1,702 per square foot. Its MLS status is Pending. That is one asking price on one unit, not a developer price list. Price per square foot usually varies by floor, view and layout, so use it as a reference point, not a benchmark for the building.
Pricing history
Ponce Park's advertised starting price has risen since launch:
| Date | Reported starting price | Reported by |
|---|---|---|
| January 2025 (sales launch) | From $2.4 million | Developer launch release, via PROFILEmiami |
| September 2025 through August 2026 | From $3.1 million | Developer releases, PROFILEmiami, Florida YIMBY and Hoodline |
| January 2026 | From $2.9 million | Florida YIMBY's construction-loan story |
The $3.1 million figure is the most consistently repeated and the most recent, appearing in the developer's December 2025 groundbreaking release and in Hoodline's August 2026 coverage. The January 2026 figure of $2.9 million appears in a single report. Ask for the price per square foot and the deposit schedule when you request current availability.
Architecture, interiors and renderings
John Cunningham of Zyscovich Architects is the design architect for the current 11-story scheme. It replaced a 2021 proposal by Oppenheim Architecture for 171 residences on the site. The dusk rendering shows a light-colored facade with tall vertical window bays and a central tower topped by a cupola. Tile-roofed pergolas sit at the roofline, and palms and gardens surround the base.
Renderings are developer marketing images and show the design intent, not the finished building.
Meyer Davis is designing both the residences and the shared amenity spaces, and Naturalficial, led by Andres Arcila, is the landscape architect. When you review renderings for any boutique condo, focus on what a specific floor and exposure will actually see. In an 11-story building, the outlook from a lower-floor residence differs a great deal from the rooftop views shown in amenity imagery.
Amenities: spa, rooftop pool and garden levels
The amenity program was detailed again in August 2026, when the Meyer Davis designs were revealed. According to Hoodline's report on that reveal, which Miami Living corroborated, the program includes:
- Spa with a reception lounge, private treatment rooms and separate sauna and steam rooms
- Yoga and Pilates studio
- Landscaped gardens and lounge areas, including a fire-pit lounge
- Private conference room
- Rooftop pool and lounge
The developer's December 2025 groundbreaking release lists a rooftop pool and private rooftop lounge, a sky bar, an artisanal café, a spa, a meditation courtyard and a fitness studio, and PROFILEmiami repeated that list in July 2026. A September 2025 developer release placed the fitness center on the mezzanine level, opening onto a courtyard meditation garden, with the pool, bar and lounge on the rooftop. PROFILEmiami's July 2026 project spotlight also lists concierge services and secure parking. We have not seen a published parking space count.
Because the amenity list has been refined between releases, ask the sales team for the current amenity plan by level and the projected monthly assessment before you sign.
Ground-floor retail and QuintĂn Ultramarinos
Ponce Park's street level is planned for retail and dining. The developer's releases from 2025 and 2026 describe 25,000 square feet of ground-floor retail. Hoodline's August 2026 report says 22,000 square feet, and 2024 approval coverage said about 20,000. The anchor tenant is set: in March 2026 PROFILEmiami reported that QuintĂn Ultramarinos, a restaurant from Madrid's Grupo Paraguas, is set to open at Ponce Park in 2028. Miami Living's August 2026 coverage describes indoor-outdoor dining at street level along Ponce de Leon Blvd.
For residents, this means a restaurant and shops at the base of the building. Ask how the residential entrance, lobby and parking access will be separated from retail traffic.
Location: 3000 Ponce de Leon Blvd

Read our Coral Gables neighborhood guide for the wider area, and our Coconut Grove vs. Coral Gables comparison if you are still choosing between the two.
The Ponce Circle Park redesign
The park beside the site is a public project, not a condo amenity, but it will shape the setting. In October 2026 PROFILEmiami reported that Fred B. Hartnett Ponce Circle Park will be redesigned through a public-private partnership of The Allen Morris Company, the City of Coral Gables and Agave Holdings, owner of The Plaza Coral Gables. The design is by de la Guardia Victoria with Naturalficial. Construction is scheduled to start in January 2027, with completion expected in the first quarter of 2028, close to Ponce Park's own target. The October 2026 report gives the budget as more than $10 million. Earlier releases cited $11 million.
Project timeline and status

| May 2024 | Coral Gables City Commission approves the project 5-0 |
| January 29, 2025 | Official sales launch |

Florida YIMBY's May 2024 approval story counted 57 units. Every source since the January 2025 launch says 58. Earlier completion targets have been replaced by the early-2028 date, which appears in the December 2025 groundbreaking coverage and in reports through August 2026. We found no topping-off report as of October 2026.
On sales, Commercial Observer reported in January 2026 that about 40 percent of the residences were under contract. We have not found a later figure in published coverage. ONE Sotheby's International Realty holds exclusive sales.

Ponce Park has about half as many residences as Seventeen Gables but more than twice the construction financing. How to approach a Ponce Park purchase
- Register on the Ponce Park building page to see current MLS activity and receive updates as the project moves toward completion.
- Decide on size first. With 58 residences from about 1,900 to more than 6,500 square feet, and roughly 40 percent reported under contract by January 2026, the plans that fit your needs may be limited. Know your bedroom count and terrace priorities before you ask for availability.
- Ask for the current price sheet, not the headline. The advertised starting price moved from $2.4 million at launch to $3.1 million. Request price per square foot for the specific residences you are considering and compare them with active MLS asking prices.
- Get the terms in writing. Request the deposit schedule, projected monthly assessment, rental and leasing rules, parking allocation per residence and the current amenity plan.
- Factor in the timeline. Completion is targeted for early 2028, alongside the Ponce Circle Park redesign and the opening of QuintĂn Ultramarinos. Ask the sales team how your contract handles changes to the delivery date.
- Compare on the same basis. Put Ponce Park beside the other Coral Gables pre-construction projects using the same questions, so differences in price, size and terms are easy to see.
