299 Minorca Coral Gables: Pre-Construction Condo-Hotel Guide (2026)
299 Minorca is an approved eight-story, Mediterranean-style condo-hotel at 299 Minorca Avenue in downtown Coral Gables, on the corner of Minorca Avenue and Salzedo Street. The developers are Constellation Group and The Boschetti Group, the same joint venture behind Cora Merrick Park, and the architect is Hamed Rodriguez Architects, the firm that designed Villa Valencia. The Coral Gables City Commission approved the project on May 20, 2025, as 45 residential condo/hotel units over about 4,500 square feet of ground-floor retail.
The applicant's filings call it the Minorca Project. It is a different property from The Minorca, an existing condominium at 2030 Douglas Road.
This guide pulls together what the city's approval record and the developers' own materials show about 299 Minorca: the unit mix, the submittal-stage sizes, the amenity levels, the off-site parking arrangement and every dated milestone so far. For the wider market, see our Coral Gables neighborhood guide and the full list of Miami pre-construction condos.

The program figures in this table come from the City of Coral Gables approval record. The developer names come from Florida YIMBY's 2024 report and The Boschetti Group, and the status comes from Miami-Dade Property Appraiser records. Projects change between zoning approval and sales launch, so treat these as the approved program and confirm the final numbers in the offering documents.
Unit mix and residence sizes
299 Minorca is a small building of compact homes. The approved plan places seven units on each of floors two through seven and three units on floor eight, for 45 in total. No penthouses are labelled in the city submittal.
| Residence type | Count | Share of building |
|---|---|---|
| One-bedroom | 23 | About 51% |
| One-bedroom plus den | 12 | About 27% |
| Two-bedroom | 10 | About 22% |
| Total | 45 |
The area table in the May 2025 city submittal lists units from about 537 to 1,329 square feet, with 33,169 square feet of saleable residential area in total. Those are zoning-submittal areas, not marketing floor plans, and the table does not support reliable size ranges by bedroom count, so this guide does not split them. When marketing floor plans are released, compare them against the submittal before you sign.
The program has already changed at least once. When Florida YIMBY reported the project in June 2024, the plan called for 57 condos. The version the city approved in 2025 has 45 units.
For buyers, the useful framing is that 299 Minorca is a one-bedroom-led building of 45 condo/hotel units, not a family-sized residential building. The approved plan has no three-bedroom units, and the largest unit in the submittal is about 1,329 square feet. If you need more space than that, compare the other Coral Gables pre-construction condos covered later in this guide.
How big is the building overall?
The city and the developers describe the size differently. The city's May 2025 plans show 58,571 square feet in total, with floor area capped at 45,244 square feet, including 9,049 square feet of transferred development rights (TDRs). The Boschetti Group's project page gives rounded figures of about 60,000 square feet total and 40,000 square feet sellable. The city's 33,169 square feet of saleable residential area is the more precise figure for the condo units themselves. The retail figure also varies by filing: the May 2025 city memo lists 4,534 square feet of commercial space, while the applicant's statement of use and a January 2025 memo say about 4,820 square feet.
The condo-hotel program
This is the detail that most separates 299 Minorca from a conventional Coral Gables condo. The city approved the 45 homes as "residential condo/hotel units", and the applicant's statement of use describes them as having "the ability for overnight accommodations via a professionally managed operator." The ground-floor plan includes a 1,191-square-foot hotel lobby and a valet area.
That is the full extent of what has been published. No operator has been named, and no rental program terms, minimum stays or condominium documents have been released. Until they are, nobody can tell you how the rental program will work. If you are interested in renting your unit through the program, or in living in it full time, these are the questions to settle when the offering documents appear:
- Who the operator is and what its management agreement covers.
- Whether joining the rental program is optional or required.
- How rental income and operating costs would be split.
- How often owners can stay, and how much notice they need to give.
- How the hotel use affects assessments, insurance and financing options.
Our guide to Miami condos that allow short-term rentals explains how rental rules vary from building to building, and Coral Gables condos compared shows how conventional condos in the neighborhood differ.
Architecture and project renderings
The building is designed in the Mediterranean style the Coral Gables code rewards. The Board of Architects granted Mediterranean Bonus Levels 1 and 2 and preliminary design approval by a 5-0 vote on September 12, 2024. The developers' concept renderings show a stone-clad, double-height retail base with a "299" entry canopy at the corner, white stucco upper floors with Juliet balconies, a vine-covered pergola terrace above the podium and a tiled roof.
Developer concept renderings from The Boschetti Group. Renderings show design intent and may change before construction.
The gallery shows the corner elevation, the street facade and the rooftop pool deck. As you look at them, keep the scale in mind: this is an eight-story building on a lot of about a quarter acre, with seven units on a typical floor. Which way a unit faces, and how close it sits to the alley on the north side, will shape its light and outlook more than any one rendering can show.
Amenities
The amenities in the approved plans are modest and suit a building of 45 units:
- Level 8: a pool deck of about 2,026 square feet, with a lounge of about 341 square feet.
- Level 2: a gym of about 495 square feet and a work room of about 344 square feet.
- Ground floor: the hotel lobby, a mail room and the internal valet area.
The developers have not published a fuller amenity list, interior design or finish specifications. Ask how the pool deck and gym will be shared between owners and overnight guests, since that will shape how the building feels day to day.
Parking at 299 Minorca
There is no garage on the site. The city approved a conditional use for remote parking: 56 spaces in the existing private garage at 255 Alhambra Circle, about 330 feet south. The arrangement rests on a lease plus annual affidavits filed with the city. On site, the plans show a two-lane driveway for service circulation and loading, an internal valet area and a dedicated loading space.
For buyers, this is a key question to raise early. Ask how resident parking will be assigned, whether it is included in the price or charged separately, how valet works for owners and guests, and what happens to resident parking if the garage lease changes.
Location: Minorca Avenue and Salzedo Street
The site is a surface parking lot in the Coral Gables Central Business District, classified as vacant commercial land on the county roll. It sits across from Bachour and near the Coral Gables Public Safety Building at 2151 Salzedo Street, in a part of downtown the applicant notes is served by the Coral Gables Trolley. The site falls within 500 feet of historic landmarks at 2120 to 2140 Salzedo Street and 235 Majorca Avenue, which is why the Historic Preservation Board had to review it.
The city's approval conditions will change the block itself:
- A 10-foot sidewalk on Salzedo Street with landscaped bump-outs.
- A four-way stop and crosswalk on Salzedo, or a pedestrian crossing button if the County does not approve the stop.
- Overhead utilities along the alley moved underground.
- No loading in the alley.
- Possible rooftop access for Coral Gables Police, which the applicant offered.
Read our Coral Gables neighborhood guide for the wider area. Walk the blocks around Salzedo Street and Minorca Avenue at different times of day: the nearby Public Safety Building and the traffic concerns raised at the commission vote are both worth seeing in person.

The commission vote was close. Coral Gables Magazine reported that Lago, Anderson and Lara voted yes. Castro and Fernandez voted no, saying they wanted a traffic study after police raised concerns.
Where it stands as of October 22, 2026: the site is still classified as vacant commercial land on the 2026 property roll. Our research found no sales launch, pricing, building permit, construction financing, groundbreaking or completion target. The joint venture's June 2026 financing news, reported by Commercial Observer, covered Cora Merrick Park only. Treat 299 Minorca as an approved, pre-launch project. Pricing has not been released.
299 Minorca vs. nearby Coral Gables projects
| Project | Scale | Status | Why compare it |
|---|---|---|---|
| 299 Minorca | 8 stories, 45 condo/hotel units | Approved May 2025; no financing or groundbreaking announced | The subject of this guide |
| Cora Merrick Park | 74 condo units | Construction began April 2026; completion expected in 2028 | Same Constellation and Boschetti joint venture, with a $67.5 million construction loan from BHI (Commercial Observer, June 2026) |
| Alhambra Parc | Mixed-use condo at 33 Alhambra Circle | $100 million construction loan secured June 2026 | Downtown Gables project a few blocks away, from MG Developer and Vertical Developments (Florida YIMBY, June 2026) |
| Seventeen Gables | 8 stories, 117 condominium residences | Under construction, according to Florida YIMBY | The same height as 299 Minorca, with more than twice as many residences |
| Ponce Park | 58 residences at 3000 Ponce de Leon Boulevard | Under construction; about 40% under contract as of January 2026 | A boutique condo with a similar unit count but much larger homes, further along in sales (Commercial Observer, January 2026) |
Cora Merrick Park is the most direct comparison, because it shows the same developers at a later stage: a construction loan in place and building under way, which 299 Minorca does not yet have. Alhambra Parc and Ponce Park are useful checks on what a financed, selling project in the Gables looks like. Seventeen Gables shows how differently an eight-story envelope can be programmed, with 117 residences against 299 Minorca's 45. For the same architect's Mediterranean work, look at Villa Valencia, also designed by Hamed Rodriguez Architects.

How to prepare for 299 Minorca
- Join the waitlist on the 299 Minorca building page so you hear about pricing, floor plans and the operator as soon as they are released.
- Decide what you are buying. A condo/hotel unit managed for overnight stays is a different product from a full-time residence. Know whether you plan to live there, rent through the program or both before you compare prices.
- Pick a unit type early. With 23 one-bedrooms, 12 one-bedroom plus dens and only 10 two-bedrooms, the two-bedroom lines are the scarcest.
- Ask about financing. Lenders may treat condo-hotel units differently from standard condos, so talk to a lender before you place a deposit. Our guide on why buy pre-construction in Miami covers the other questions to settle before contract.
- Get the parking answer in writing. With all resident parking off site at 255 Alhambra Circle, confirm how spaces are assigned and paid for.
- Track the market. Our monthly Miami pre-construction condo roundup and the October 2026 pre-construction news cover launches and groundbreakings as they happen.
