Palazzo Della Luna

Palazzo Della Luna is the newest residential delivery on Fisher Island, a 10-story ultra-low-density condominium completed in 2019 on an 8-acre waterfront parcel at 6800 Fisher Island Drive. The building was developed by PDS Development with architecture and interior design by Kobi Karp, additional interior elements by Campalimaud Design, and landscape design by Enea Garden Design. Palazzo Della Luna delivers 50 residences in three- through seven-bedroom configurations ranging from approximately 3,724 to 10,194 interior square feet, with private elevator access, flow-through layouts, 10- to 15-foot ceilings, floor-to-ceiling glass, Italian marble, custom European kitchens with Wolf and Sub-Zero appliance packages, and deep outdoor terraces oriented to the Atlantic, Biscayne Bay, the downtown Miami skyline, South Beach, and the Fisher Island golf course. Palazzo Della Luna sits within Fisher Island's master-planned enclave, accessible only via the Fisher Island ferry from Terminal Island at the MacArthur Causeway entrance, by private vessel, or by helicopter. Its 8-acre site at Palazzo Della Luna is contiguous with Palazzo del Sol's gardens and the Vanderbilt Mansion clubhouse, and it sits a short walk or electric-cart ride from the Spa Internazionale, the Beach Club, the Fisher Island Club golf course, and the racquet center. Residences at Palazzo Della Luna carry full Fisher Island Club access by membership, opening the private beach with imported Bahamian sand, the yacht marina, multiple island pools, the racquet center's grass and clay courts, and the island's restaurants including Porto Cervo, Garwood Lounge, and the Beach Club restaurant. The Mandarin Oriental Brickell Key, Brickell City Centre, and downtown Miami sit 15 minutes from the ferry landing. The Palazzo Della Luna amenity stack is purpose-built for the building's 50-residence scale: a 30,000-square-foot amenity floor including a private marina, a bayfront swimming pool, a full-service spa and salon, a state-of-the-art fitness center with movement studios and Pilates equipment, a wine cellar with private storage lockers, a residents' library, a children's playroom, a screening room, formal dining and event rooms with on-call catering, and round-the-clock concierge, valet, and butler service. Palazzo Della Luna's combination of contemporary Kobi Karp design with the Vanderbilt-era Mediterranean island palette has positioned it as one of the most expensive per-square-foot buildings on Fisher Island.
