Botanic Residences is an eight-story boutique condominium under construction at 758 NW 2nd Street, Miami, FL 33128, on the north side of Little Havana a few blocks south of the Miami River and west of Downtown Miami. Its developers market the area as West Brickell. Forth Development, a South Florida firm led by Ivanna Jimenez, Jesus Luongo and Fernando Murzi, is building it with MICL Global, a developer whose roots are in Mumbai. Carl Levin Architecture + Design (CLA+D) is the architect, and 2id Interiors designed the interiors. The building holds 51 residences on floors four through eight, in one-bedroom, two-bedroom, two-bedroom-plus-den and three-bedroom layouts. The developer's floor plans list interiors from 573 to 1,083 square feet: one-bedrooms from 573 to 607 square feet, two-bedrooms from 814 to 900, the two-bedroom-plus-den at 1,012 and the three-bedroom at 1,083. Most plans add a balcony. Every residence is delivered fully furnished, with custom kitchen cabinetry, stainless steel appliances, an in-unit washer and dryer and smart keyless entry. The developer's 2025 fact sheet listed prices from the $400,000s. Shared spaces are compact. Renderings show a landscaped pool and sun deck, and the building adds an indoor fitness center, a co-working lounge and library, private meeting rooms, a front-desk lobby with dedicated check-in services, bike storage and controlled access. The building is pet friendly. The developer markets Botanic with no rental restrictions, so owners may rent daily, monthly, seasonally or long term. Forth and MICL bought the site for $2.2 million in 2021. The building topped off in February 2026, and in March 2026 the partners announced a $17 million construction loan from Arixa Capital Advisors, arranged by JLL. Brickell, Downtown Miami, the Health District and Calle Ocho are all a short drive away.
