Botanic Residences Miami: Furnished Boutique Condo Guide (2026)

Botanic Residences is an eight-story, 51-residence condominium at 758 NW 2nd Street, Miami, FL 33128. Forth Development is building it with MICL Global, a developer whose roots are in Mumbai. The architect is Carl Levin Architecture + Design (CLA+D), and 2id Interiors designed the interiors. The building topped off in February 2026 and is selling now, with residences already listed on the MLS.

You will often see Botanic marketed as West Brickell. It is not in Brickell. The site sits on the north side of Little Havana, a few blocks south of the Miami River and west of Downtown Miami. That location, the small size of the building and its furnished, rental-friendly residences are the three things to understand before you look at a floor plan. For the wider area, start with our Miami River neighborhood guide.

These figures come from the developer's website, its July 2025 fact sheet and floor plans, and press reports from February and March 2026. Confirm current numbers with the sales team before you sign.

Floor plans and residence sizes

Botanic is small. Its 51 residences sit on five floors: 10 homes each on levels 4, 6, 7 and 8, and 11 on level 5. The developer has released floor plans, and the interior sizes break down like this:

LayoutInterior size
One-bedroom, one-bath573 to 607 sq ft
Two-bedroom, two-bath814 to 900 sq ft
Two-bedroom, two-bath plus den1,012 sq ft
Three-bedroom, two-bath1,083 sq ft

Those are interior figures. Most plans add a balcony, and the largest total, interior plus balcony, is 1,138 square feet for Residence A in unit 401. Three plans (H, J-ADA and L) have no balcony at all. The developer's website lists totals that include balconies and has a couple of typos, so work from the floor plan PDF, and ask which number a price sheet uses before comparing price per square foot. The developer has not published how many residences there are of each type.

These are compact homes. A three-bedroom at 1,083 square feet is about the size of a roomy two-bedroom in many Downtown towers. That suits buyers who plan to rent and those who want a lock-and-leave unit. It suits families looking for space less well.

Every residence is delivered fully furnished and finished, with finished flooring, custom kitchen cabinetry, stainless steel appliances, an in-unit washer and dryer, a contemporary lighting package and smart keyless entry. Ask for the furniture inventory in writing. Furnished delivery is only useful if you know what is included.

Architecture and project renderings

The renderings of CLA+D's design show a white, eight-story building with deep balconies and taupe and wood-toned framing. Residences stack above a podium with a glazed facade, a ground-floor entrance and a landscaped frontage on NW 2nd Street. 2id Interiors handled the lobby and the residence interiors.

The gallery shows the exterior, the street-level arrival, the pool deck, the front-desk lobby and a furnished living and kitchen area. The building has topped off, so you can now compare the renderings with the real structure. Drive past before you choose a line, and look at what each side of the building faces.

Amenities

The amenity list is short and practical, which fits a 51-unit building:

  • Pool and sun deck with landscaping
  • Indoor fitness center
  • Co-working space and library
  • Private meeting spaces
  • Front desk with dedicated check-in services and controlled access
  • Bike storage
  • Pet friendly

The developer has not said which level the pool is on. One press report described it as a rooftop pool, while the renderings show a courtyard pool beside the building. Ask the sales team to show you where it sits on the plans. A front desk with check-in matters more than usual here, because a building with short-term rentals needs a way to manage guests.

Rental policy

Rental flexibility is the main selling point. The 2025 fact sheet says "no rental restrictions," and a February 2026 trade report on the top-off said owners can rent daily, monthly, seasonally or long term. The current website uses softer wording, "flexible rental restrictions."

Treat the condominium documents as the final word. Before you go to contract, read the declaration and rules for minimum lease terms, registration requirements, guest rules and any fees the association charges for rentals. Also check the City of Miami's current requirements for short-term rentals at this address. Our list of Miami condos that allow short-term rentals explains what to look for.

Location: 758 NW 2nd Street

Botanic sits on NW 2nd Street near NW 8th Avenue, north of Flagler Street in East Little Havana. The Miami River is a few blocks north, and Downtown Miami is to the east. Press coverage has used both "West Brickell" and "West Brickell/Little Havana," and the developer's own project page says "Miami River Area." Judge the location by the block itself, not by the label.

What the location means in practice:

  • Driving distance to work hubs: Brickell, Downtown Miami, the Health District and Calle Ocho are all a short drive away.
  • Rental demand: check comparable rentals on nearby blocks rather than assuming Brickell rents apply.
  • Neighbors in the pipeline: Centralis Residences is a few blocks west, and HUB Miami is planned to the northeast at 525 NW 2nd Avenue.

Visit at night and on a weekday morning, and walk to the places you would use most. Our Miami River guide covers the river corridor in more detail.

Project status and timeline

  • 2021: Forth and MICL buy the site for $2.2 million, according to property records cited by The Real Deal.
  • 2025: The developer's fact sheet lists prices from the $400,000s and a deposit schedule tied to groundbreaking in the second quarter of 2025 and top-off in the fourth quarter of 2025.
  • February 2026: The building tops off, as reported in trade press that month, a little later than the fact sheet projected.
  • March 2026: A $17 million non-recourse construction loan from Arixa Capital Advisors, arranged by JLL, is announced.
  • November 2026: The developer's project page lists Botanic as under construction, and residences are listed for sale on the MLS.

The developer has not published a completion date. MLS listings show a year built of 2027, which is a listing estimate, not a developer commitment.

Pricing and deposits

The 2025 fact sheet listed prices from the $400,000s. MLS listings posted in August 2025 asked $521,000 for a one-bedroom (unit 410), $699,000 for a two-bedroom (unit 503) and $878,000 for a three-bedroom (unit 606). Ask for the current price sheet, since asking prices change.

The fact sheet's deposit schedule was:

MilestoneDeposit
At contract20%
At groundbreaking20%
At top-off10%
At closing50%

Groundbreaking and top-off have both passed. A buyer signing now may be asked for those deposits at contract, or the developer may offer different terms. Get the current schedule in writing.

Centralis is the closest match in scale and location, and it is already built, so you can tour it. River District 14 is the closest match in concept: furnished units sold to buyers who want to rent. Read our River District 14 guide and HUB Miami guide for those projects. Compare all of them on the same five points: price per interior square foot, monthly association fees, the rental rules in the condo documents, the deposit schedule and the expected delivery.

How to buy at Botanic Residences

  1. Join the waitlist on the Botanic Residences building page for the current price sheet and floor plans.
  2. Pick by interior size. Use the floor plan PDF and compare interior square feet, not totals with balconies.
  3. Get the current deposit schedule. The published 2025 schedule tied payments to milestones that have passed.
  4. Read the rental rules in the condo documents, not just the brochure, and confirm the city's short-term rental requirements.
  5. Ask for the association budget. The developer has not published monthly fees, and they matter a great deal in a small building.
  6. Run your own rental numbers using rents from nearby buildings. Our guide on why buy pre-construction in Miami covers the questions to ask before contract.
