River District 14 Miami: Alta's Furnished Short-Term-Rental Condo Guide (2026)

River District 14 is a 16-story condominium with 283 fully furnished residences at 1420 NW 14th Avenue, Miami, FL 33125, developed by Alta Development and designed by Behar Font & Partners. Also marketed as RD14 and sometimes written as 14 River District, it sits in the Health District and Civic Center area on the Allapattah side of the Miami River, about two blocks from the UHealth and Jackson Memorial campus. The developer's pitch rests on one feature: it markets the building for short-term rentals 365 days a year on any home-sharing platform, with studios, one-bedrooms, two-bedrooms and ground-level walk-up residences sized for that use.

This guide covers what the developer and reliable reporting have published about River District 14: the residence mix and sizes, the amenity program, the rental policy and what it does and does not tell you, the construction record to date, and how RD14 compares with other projects in the Miami River District. For the wider pipeline, see our Miami pre-construction condo guide.

The developer details come from the River District 14 website and purchaser brochure as reviewed in October 2026. The height, loan, site and EV-charging figures come from Florida YIMBY's April 2023 and September 2024 reports, and the contractor and garage figures from Floridian Development's July 2025 construction report.

Residences: studios to two-bedrooms, plus walk-ups

River District 14 is a compact-residence building, and the developer does not publish a penthouse tier. It publishes sizes by residence type:

Residence typeDeveloper-published size
Studio520 square feet
One-bedroom560 to 640 square feet
Two-bedroom865 to 915 square feet
Ground-level walk-up700 to 1,130 square feet (developer brochure)

The walk-up range appears only in the developer's purchaser brochure, not on the residence page of its website. Press coverage has quoted different overall ranges. Florida YIMBY's 2023 report gave 520-square-foot studios to 880-square-foot two-bedrooms, and Commercial Observer in May 2024 described 575-square-foot studios to 915-square-foot two-bedrooms. Treat the per-type figures above as the developer's current program and confirm the exact interior and balcony area of any specific residence on its floor plan before signing. The developer has not published how many of the 283 residences fall into each type.

What comes with each residence, per the developer:

  • Furniture package included
  • Kitchens with custom cabinetry, stainless refrigerator/freezer, dishwasher, cooktop and microwave
  • Built-out closets
  • Rain showers and custom vanities
  • Recessed lighting with dimmers and lighting control
  • Ceilings of about 9 feet
  • Stackable washer and dryer
  • Pre-wired data and keyless smart entry

Keyless entry and a furniture package matter more here than in most buildings, because they are the practical tools of an owner who rents a unit out between stays. The developer's wording varies, though: its website lists a furniture package as included, its brochure says furniture packages are available for selection, and its website disclaimer says furniture shown is illustrative. Confirm in your purchase contract exactly which furniture package comes with the residence and what it contains.

Architecture and renderings

Behar Font & Partners designed River District 14 as two tower wings rising from a shared podium. The developer's renderings show light-toned facades with dark vertical frames around stacked private balconies, a large color mural across the podium wall and a landscaped street frontage with ground-level storefront glazing.

Artist conceptual renderings published by Alta Development. The developer notes that the design may change.

Florida YIMBY reported in April 2023 that Miami's Urban Development Review Board was scheduled to review the design on April 19, 2023. Renderings show the intended finished building, not the one on site today.

Amenities

The developer markets more than 20,000 square feet of amenities:

  • Resort-style pool with cabanas
  • Outdoor patio with grills
  • Two indoor pickleball courts
  • Fitness center
  • Co-working centers with flex office space
  • Lounge and media area

The 2023 plans described by Florida YIMBY placed the pool deck on level 6 and the fitness and business center on the ground floor. The developer does not publish amenity levels, so confirm the current layout with the sales team. In a building designed around short stays, ask how amenity access, guest registration and pool hours will be managed for renters as well as owners, because that affects both your experience as an owner and the reviews your guests leave.

Rental policy: what the developer markets

River District 14's developer says owners can rent short-term 365 days a year on any home-sharing platform, either self-managed or through a third-party manager, or rent for weeks, months or a year, with hosting subject to applicable laws and restrictions. For how this compares with other rental-friendly buildings, see our guide to Miami condos that allow short-term rentals.

Two cautions belong beside that policy:

  1. Marketing is not the governing document. We have not reviewed the condominium declaration or rules. Before you sign, read the rental provisions in the declaration, bylaws and rules in your purchase package, and confirm that they match the marketing.
  2. "Subject to applicable law" is doing real work. City, county and state rules on transient rentals, licensing and taxes apply to each owner. Budget for compliance and management costs instead of assuming gross nightly rates.

The developer also says River District 14 is a USCIS-approved EB-5 project, with project approval dated August 26, 2025. Investors considering that route should review the offering, including the required investment amount, with their own immigration counsel.

Location: Health District and Civic Center

The site sits in Miami's Health District and Civic Center area on the Allapattah side, north of the Miami River. The assemblage runs from NW 14th Terrace to NW 14th Street along NW 14th Avenue. The developer places it:

  • About two blocks from the UHealth and Jackson Memorial campus
  • About one and a half blocks from the River Landing shops and residences
  • About a five-minute walk to the Civic Center Metrorail station

That puts the building near a major hospital campus and within walking distance of Metrorail. The developer's contact address is 1390 NW 14th Avenue, which is a separate address from the building. Other parcels in the assemblage carry the addresses 1418 and 1428 NW 14th Avenue and 1451 NW 14th Street, so you may see those in older articles and records.

Read our Miami River District neighborhood guide for the broader area. Walk the blocks between the site, River Landing and the Metrorail station before you buy. The surroundings are a hospital and civic district, which shapes who is likely to rent here and when.

Project status and timeline

River District 14 is under construction as of October 2026. The dated record:

DateMilestoneSource

April 19, 2023Scheduled Urban Development Review Board reviewFlorida YIMBY, April 2023
May 2024Prices reported at $490,000 to $780,000; a $68 million construction loan reportedCommercial Observer
September 2024$77.8 million Forman Capital construction loan; more than 50% sold; prices reported from about $500,000 to over $1 millionFlorida YIMBY
Late 2024Groundbreaking, approximatelyFloridian Development
Late July 2025Construction reaches the 4th floor, adding a floor about every 10 to 12 daysFloridian Development
August 26, 2025EB-5 project approval, per the developerRiver District 14 website

The $77.8 million figure is the later reported loan amount; the $68 million figure dates from May 2024. The "more than 50% sold" figure dates from September 2024, and we found no newer sell-through figure from the developer or reliable reporting.

Completion. The developer has not published a completion date. In July 2025, Floridian Development projected topping off for late 2025 to early 2026. We found no topping-off report through late October 2026. MLS listings label the building "year built 2026," but the Miami-Dade Property Appraiser's records still show the site's parcels without individual condo unit records. Ask the sales team for the current construction schedule and the expected certificate-of-occupancy timing for your residence's tower wing before you plan around a closing date.

Pricing: reported figures and current listings

River District 14's pricing record is historical. Commercial Observer reported prices of $490,000 to $780,000 in May 2024. In September 2024, Florida YIMBY described prices starting around $500,000 and extending over $1 million. The developer does not publish a current price list.

In late October 2026, our MLS listing data showed four active listings at 1420 NW 14th Avenue asking from $630,360 for a one-bedroom to $919,227 for a two-bedroom. These are individual asking prices, not developer pricing, and they change quickly. Check the River District 14 building page for current listings.

Domus Brickell Park is the closest comparison in this table, since both are mid-rise projects aimed at short-stay use and financed by the same lender. Our Domus Brickell Park vs. Domus Brickell Center comparison covers that project in depth. E11EVEN Beyond is the high-rise downtown alternative, covered in our E11EVEN Residences Beyond guide. Faena shows how wide the price range is inside the same district; see our Faena Residences Miami guide. When you compare any of them, put the rental rules from each declaration, the projected monthly assessment and the furniture or management terms side by side, not just the price per square foot.

How to evaluate River District 14

  1. Register on the River District 14 building page to see current listings and get updates as the building moves toward completion.
  2. Pick a residence type first. A 520-square-foot studio, a 640-square-foot one-bedroom and a 915-square-foot two-bedroom suit very different guests and budgets. Walk-ups at ground level are a separate product, so ask how many exist and which are still available.
  3. Get the current price for each type in writing. Reported 2024 pricing and today's listing asks are both on the record, so compare the developer's current number with the active listings for the same type.
  4. Read the condo documents for rental rules. Confirm that the 365-day short-term-rental policy appears in the declaration and rules, and ask what registration, minimum stays or management requirements apply.
  5. Ask for the budget. Request the proposed condominium budget so the monthly assessment comes from the budget, not from a listing estimate.
  6. Pin down the delivery timeline. Ask for the current construction schedule, the topping-off date and the expected closing window.
  7. Track the market. Our October 2026 pre-construction news roundup and the Miami pre-construction directory show what else is selling.
