Twenty Sixth & 2nd Wynwood Residences: Furnished Condos with Deeded Office Suites (2026 Guide)

Twenty Sixth & 2nd Wynwood Residences is an eight-story condominium under construction at 2600 NW 2nd Avenue, on the corner of NW 26th Street in Wynwood. Property Markets Group (PMG) and LNDMRK Development are the developers, CUBE 3 is the architect and John Moriarty & Associates of Florida is the general contractor. The building is planned for 233 fully finished and furnished residences, all studios, junior suites or one-bedrooms. It also has a floor of private office suites deeded to residential owners and, according to the developers, a policy that lets owners host their residence and office on Airbnb 365 days a year, subject to local laws and restrictions.

The project is also written as Twenty-Six & 2nd Wynwood Residences, 26th & 2nd Wynwood and Twenty Sixth and 2nd. Sales opened in April 2025 and construction started the week of May 1, 2026, after the developers closed $126 million in financing. This guide covers what the developers, lenders and Miami's design review filings have published. Where those sources disagree, it gives both figures. It also shows how the building compares with other Wynwood pre-construction condos. For the surrounding blocks, start with our Wynwood neighborhood guide.

The 250,397-square-foot gross area is the estimate in Miami building department records, as cited in Florida YIMBY's May 2026 groundbreaking report. The height and the level-by-level layout come from the plans submitted to Miami's Urban Development Review Board (UDRB) in June 2025, as reported by Florida YIMBY. Commercial Observer's May 2026 coverage confirms the eight stories, the 233 residences and the developer team.

A note on the address and site. Construction reporting uses 2600 NW 2nd Avenue. The April 2025 proposal coverage and some broker sites use 201 NW 26th Street. The site combines parcels at 223 NW 26th Street and 2600, 2612 and 2630 NW 2nd Avenue. Florida YIMBY's June 2025 design review story describes it as 1.14 acres, while Commercial Observer and Florida YIMBY's May 2026 story give 1.2 acres. All of these refer to the same project.

Residences, sizes and finishes

Every residence at Twenty Sixth & 2nd is compact. The building has studios, junior suites and one-bedrooms, and some one-bedrooms have a den. No source has published how many residences of each type there are or a separate size for each type.

The published size ranges cover the building as a whole:

SourceOverall residence size range
Florida YIMBY, April 2025About 400 to 760 square feet
Third-party broker site440 to 762 square feet

Treat these as the smallest and largest homes in the building, not as the size of a studio or a one-bedroom. Ask the sales team for the plan of the specific line you are considering, and check whether the stated area includes any balcony.

Residences are delivered furnished and finished. The developers' May 2026 release lists ITALKRAFT bathroom cabinetry and Waterworks fixtures. Florida YIMBY's April 2025 report adds Italian cabinetry, high-end appliances and energy-efficient lighting. Most sources name Cotofana Designs as the interior designer: The Real Deal's April 2025 report on the launch release, Florida YIMBY's June 2025 and July 2026 stories and the developers' August 2026 foundation release. Florida YIMBY's May 2026 groundbreaking story named BAMO instead. Ask the sales team to confirm who designed the interiors and what the furniture package includes.

Pricing

According to The Real Deal's April 2025 report on the sales launch, studios started at about $500,000 and one-bedrooms at about $700,000. The developers' May 2026 groundbreaking release gave a range of $500,000 to $1 million, and Multi-Housing News reported the same range that week. We have not found a later pricing update, so ask PMG Residential which residences remain and what they cost now.

The deeded office suites

The office floor is what distinguishes this project from the other furnished Wynwood condos compared below. The office suites sit on a dedicated co-working floor and are deeded to residential owners, though the newer sources say not every residence comes with one. The May 2026 developer materials describe glass-paneled private offices with locking access, a desk and chair and TV pre-wiring, plus shared conference rooms, lounges and a kitchen.

The sources disagree on how much office space there is and who gets it:

SourceWhat it says
Developer launch announcement, April 2025Office suites are dedicated to residents when they buy a condo
Florida YIMBY, April 2025Owners receive a deeded office suite; 25,000 square feet of office space
UDRB plans, June 202511,153 square feet of deeded office suites, described as coming with each unit
Developer groundbreaking release, May 2026Select residences include an office
Siguler Guff lender release, May 12, 2026173 office suites
Developer foundation release, August 2026Office suites for select residences

The newest sources point to fewer offices than residences: 173 suites against 233 homes. If the office is part of the reason you are buying, your purchase contract should name the suite that is deeded with your residence. If it does not, assume you are buying a residence without one.

Rental policy: year-round Airbnb hosting

PMG and LNDMRK describe Twenty Sixth & 2nd as a building where owners may host the residence and its office on Airbnb 365 days a year, subject to local laws and restrictions. The office cannot be listed apart from its residence. The developers' April 2025 launch release, May 2026 groundbreaking release and August 2026 foundation release all describe the policy in these terms. Commercial Observer and Florida YIMBY's May 2026 coverage describe year-round short-term leasing without naming Airbnb, and Florida YIMBY's July 2026 story says qualifying owners may host subject to applicable terms and regulations.

Two qualifications matter. First, "subject to local laws and restrictions" means city, county and state rules still apply, along with the condominium declaration and rules. Read those documents before you sign. Second, a permissive rental policy says what is allowed. It does not forecast occupancy, nightly rates or income. Our list of Miami condos that allow short-term rentals shows the other buildings with similar policies.

Architecture and project renderings

CUBE 3's design stacks the building's uses one above another. According to the plans submitted for UDRB review in June 2025:

  • Ground floor: retail storefronts and the residential lobby.
  • Podium: two structured parking levels, one of them a mezzanine, screened by aluminum louvers and art panels, with a landscaped terrace for residents and office users.
  • Office floor: the co-working floor with the deeded office suites.
  • Levels 4 through 8: the residences.
  • Roof: the pool deck, fitness studio and thermal circuit.

Project renderings of Twenty Sixth & 2nd Wynwood Residences, credited to ARX Creative in the developers' April 2025 launch release. Renderings are illustrative and may change before completion.

The dusk street-level rendering shows a wood-toned louvered podium over ground-floor retail, glass and dark-panel residential floors above, planted balconies and a planted roofline. With residences on only five floors, the view from level 4 and the view from level 8 can be very different, so ask which way your line faces and what stands across the street.

Amenities

The developers' May 2026 release describes more than 32,000 square feet of amenities, and Siguler Guff's lender release lists many of the same spaces:

  • Wellness: a glass house for meditation and yoga, gardens, a thermal circuit with steam room, sauna and cold plunge, private treatment rooms, a rain shower and a fitness studio.
  • Rooftop Sky Swim Lounge: an elevated pool, cabanas, an outdoor bar and lounge, and swing-chair alcoves.
  • Arrival and services: a porte-cochere with 24-hour valet, sports equipment storage, on-site management and access-controlled entry.
  • Building features: art installations in the common spaces and, according to the lender release, smart building technology in each residence.

These spaces will be shared by 233 households, office users and short-term guests. Ask how guest access to the pool and wellness areas will work, and request the projected association budget before you commit.

Parking and retail

Parking is in two structured levels inside the podium, with 24-hour valet at the porte-cochere. The number of spaces has not been published. Ask whether a space comes with your residence, is sold separately or is valet only.

The ground floor holds about 26,000 square feet of retail, according to Commercial Observer. The 2025 UDRB plans showed 27,314 square feet. ASG Equities keeps ownership of the retail, so the street level is owned separately from the residential condominium.

Location: NW 2nd Avenue and NW 26th Street

The site sits on NW 2nd Avenue, one of Wynwood's main commercial streets, at the corner of NW 26th Street. Florida YIMBY reports that it is directly across from Society Wynwood, PMG's 318-unit co-living building completed in 2023, and NoMad Residences Wynwood is one block north at 2700 NW 2nd Avenue.

A central Wynwood corner brings foot traffic, nightlife and event crowds. That suits short-stay guests, but some full-time residents may find it noisy. Visit on a weekend night as well as a weekday morning before you choose a line. Read our Wynwood neighborhood guide for the wider area, and our Wynwood vs. Design District comparison if you are deciding between the two neighborhoods.

The $126 million combines a $100.75 million senior loan from Madison Realty Capital with a $25.25 million mezzanine loan from Siguler Guff. On sales, Commercial Observer reported 72 percent of residences under contract in May 2026, while the developers' release that week said 73 percent sold. We have not found a later sales figure.

Completion. Commercial Observer, Florida YIMBY and the developers' May and August 2026 releases all give a second-quarter 2028 target. Multi-Housing News reported the second half of 2028 in its May 2026 story. The developers' August 2026 foundation announcement is the most recent update we found, so ask the sales team for a current schedule.

Sources: this guide's research for Twenty Sixth & 2nd, and our published guides to NoMad Residences Wynwood, The Rider Residences, DUOS Wynwood and WOMA Wynwood for the other projects. The WOMA figure is MLS listing data cited in our WOMA guide, not a developer price list, and listing prices change.

The useful comparison here is format. NoMad is finished, so you can tour it and see a furnished Wynwood condo in use before you sign for a 2028 delivery. The Rider and DUOS are the other furnished, rental-oriented options nearby. DUOS runs as a hotel condominium, which can change who manages rentals and how a suite may be used. WOMA enters at a similar price to the roughly $500,000 starting point reported for Twenty Sixth & 2nd and also offers larger layouts, but its MLS listings show a six-month minimum lease, so it suits long-term rather than nightly rentals. WOMA also has micro-offices and live-work ateliers, so if workspace matters, compare how its offices are sold with the deeded suites at Twenty Sixth & 2nd. Ask each sales team for the same items: price per square foot, deposit schedule, projected assessment, rental rules and estimated completion.

How to buy at Twenty Sixth & 2nd

  1. Register interest on the Twenty Sixth & 2nd building page. About three-quarters of the building was reported under contract in May 2026, so the remaining choice of lines may be limited.
  2. Get the office suite in writing. The sources disagree on how many residences include an office, so confirm in the contract whether yours does and which suite it is.
  3. Read the condominium documents. The year-round Airbnb policy is subject to local laws and restrictions. Ask for the declaration and rules, and check how the association will handle guest registration and amenity access.
  4. Request the deposit schedule and association budget. Neither appears in the developers' releases, so get current figures from PMG Residential before you commit funds. Our guide on why buy pre-construction in Miami covers the contract questions to ask.
  5. Ask what the furniture package includes. Find out what comes with the residence, who chose it and whether there are any options.
  6. Tour a finished comparison. A visit to NoMad Residences Wynwood one block north shows how a completed furnished building on the same avenue works day to day.
