DUOS Wynwood: 49-Suite Hotel Condominium Pre-Construction Guide (2026)
DUOS Wynwood is a planned eight-story hotel condominium at 335 NW 28th Street in the Wynwood Arts District, about one block from NW 2nd Avenue. The project is marketed as DUOS Wynwood Hotel Condominiums and is planned to hold 49 fully furnished suites from 400 to 844 square feet, all operating under a single hotel license, and the developer's guide says the zoning allows stays with no minimum and a 30-day maximum. The development team is Wave Group Development, Vitrium Capital and Zambala Luxury Apartments, with MKDA as architect of record and AvroKO designing the interiors and curating the furnishings. WYNDEV Holdings LLC is the developer named in the project's marketing materials.
Sales opened in April 2026. As of October 22, 2026, no groundbreaking, building permit or construction financing has been reported, so this guide leads with what the developer has actually published: the floor plans, the rental structure and the deposit schedule. For the surrounding area, start with our Wynwood neighborhood guide, and for the wider pipeline, see our Miami pre-construction condos page.

Suite mix and floor plans
DUOS is a small, compact-suite building. Of its 49 residences, 34 are studio-type suites, six are one-bedrooms and nine have two bedrooms. The counts below are tallied from the unit numbers printed on each sheet of the official floor-plan set.
| Suite type | Count | Size | Layout | Unit numbers |
|---|---|---|---|---|
| Studio Suite | 20 | 400 sq ft | Studio | 304 to 804, 305 to 605, 306 to 606, 307 to 807 |
| Gallery Suite | 7 | 532 sq ft (unit 203) and 597 sq ft (303 to 803) | Studio-type | 203, 303 to 803 |
| Junior Suite | 7 | 549 sq ft (unit 202) and 607 sq ft (302 to 802) | Studio-type | 202, 302 to 802 |
| One-Bedroom Suite | 6 | 602 sq ft | 1 bedroom | 308 to 808 |
| Two-Bedroom Suite | 7 | 844 sq ft | 2 bedrooms, 1.5 baths | 201 to 801 |
| Double Studio Suite | 2 | 800 sq ft | 2 bedrooms, 2 baths | 705 and 805 |
Floor 2 holds only three residences (201, 202 and 203). Floors 3 through 6 carry eight suites each, and floors 7 and 8 carry seven each because units 705 and 805 combine two studio footprints into a single two-bedroom, two-bath Double Studio Suite.
A note on the size range: press coverage of the launch, including Florida YIMBY and the developer's launch release, rounded the range to 400 to 900 square feet. The floor-plan sheets themselves top out at 844 square feet, so use that figure when you compare price per square foot. Individual plans are on the DUOS Wynwood building page.
For buyers, the mix matters in two ways. First, studios make up most of the building, so if you want one of the 15 larger layouts (the six one-bedrooms, seven Two-Bedroom Suites and two Double Studios), there are far fewer to choose from. Second, the two two-bedroom formats work differently. The 844-square-foot Two-Bedroom Suite shares one and a half baths, while the 800-square-foot Double Studio has two bedrooms and two baths, a layout that may suit two separate guest parties.
What comes inside each suite
Every suite is delivered fully furnished with an AvroKO-curated package. According to the purchaser's guide, the standard specification includes:
- Kitchenette: millwork-paneled refrigerator and freezer, dishwasher, induction burner and built-in microwave.
- Bathrooms: walk-in showers finished in deep blue tile, with a marbled double vanity.
- Floors: luxury vinyl plank.
- Windows: acoustically insulated, hurricane-impact glazing.
- Comfort: individual climate control in each suite.
Florida YIMBY's coverage also mentions integrated smart-home technology and wet/dry bars. Ceilings are listed at 8.5 to 9 feet measured from top of slab to top of slab, and the developer's own disclaimer notes that this may not represent the actual ceiling clearance. The kitchenette specification (an induction burner rather than a full range) points to light cooking rather than a full kitchen, so weigh that if you plan to live in the suite for long stretches.
Architecture and renderings
MKDA, credited as architect of record, designed the eight-story building. The developer's dusk rendering shows a dark facade framed by offset, outlined panels that step across the elevation, a glazed ground-floor retail frontage and a landscaped paseo running alongside the building to the entrance. AvroKO handled the interiors and amenity spaces, and the gallery lobby features artwork by artist Bill Rebholz.

The site has some history. A 2018 plan called the Duos Hotel, for the same lot from Alessandro Ferretti and Vitrium Capital with MKDA as architect, called for 51 condo-hotel units in roughly 37,000 square feet with 3,000 square feet of retail, then expected in 2020. That version was never built, and the lot still holds a low-rise building. The current plan keeps the condo-hotel concept with 49 suites.
Amenities and building services
The developer says the amenities were chosen for short-stay guests while avoiding features with high long-term operating costs for owners, so the program centers on workspace, security and services. The purchaser's guide and brochure list:
- Landscaped paseo arrival leading to the entrance.
- Gallery lobby lounge with a coffee bar, featuring the Bill Rebholz artwork.
- Windowed fitness center.
- Coworking meeting gallery, a conference room with teleconferencing, private acoustically insulated Zoom rooms and a printing station.
- On-site laundry, storage and an administrative office.
- Two-stage secured entry with digital access control, a partially attended lobby and a 24-hour security system.
- High-speed Wi-Fi throughout.
- Ground-floor retail of about 3,000 square feet, envisioned for food and beverage. No tenant has been announced.
The developer has not said which floor each amenity occupies. "Partially attended" suggests the lobby will not be staffed at every hour, so ask how guest check-in will run before you plan rental income around it.
How the rental program is structured
The rental structure is the main reason buyers look at DUOS. According to the developer's purchaser's guide:
- The zoning allows short-term rentals with no minimum stay and a maximum stay of 30 days. Florida YIMBY and Hoodline reported the same one-to-30-day window.
- All suites operate under one hotel license maintained by the condominium association, which intends to engage a hotel management company to oversee the license and services such as centralized check-in and check-out.
- Each owner must still obtain their own certificate of use and license for their suite.
- A rental program is described as "most likely" available after closing, not guaranteed.
Read the condominium documents rather than a listing sheet on this point. As of October 22, 2026, some MLS listing fields for DUOS describe a one-month minimum lease. That conflicts with the developer's own guide, and agent-entered fields are not the building's rules. The operator has not been named, so ask the sales team for the management agreement terms, the revenue split and the fees an owner would pay to participate. Our guide to Miami condos that allow short-term rentals explains how these programs differ from building to building.
Pricing, deposits and monthly costs
At launch in April 2026, Florida YIMBY and Hoodline reported prices from about $500,000 to more than $1 million. The developer has not published a price list.
Asking prices on the MLS listings for DUOS, as of October 22, 2026:
| Suite | Size | Asking price (listing data) |
|---|---|---|
| #305 Studio | 400 sq ft | $495,000 |
| #406 Studio | 400 sq ft | $515,000 |
| #604 Studio | 400 sq ft | $540,000 |
| #503 Gallery Suite | 597 sq ft | $689,000 (under contract) |
| #408 One-Bedroom | 602 sq ft | $704,000 (under contract) |
| #701 Two-Bedroom | 844 sq ft | $979,000 |
| #801 Two-Bedroom | 844 sq ft | $1,010,000 |
| #705/706 Double Studio | 800 sq ft | $1,010,000 |
These are asking prices, not closed sales. They work out to roughly $1,150 to $1,350 per square foot. In these listings, asks rise on higher floors: 400-square-foot studios are listed at $495,000 on floor 3 and $540,000 on floor 6. Current listings are on the building page.
The purchaser's guide sets the deposit schedule at 20% at contract, 10% at groundbreaking, 10% at topping off and 60% at closing. Groundbreaking had not been reported as of this writing, so for now a buyer's exposure is the 20% contract deposit.
For monthly costs, the median association fee entered on the eight MLS listings is about $782 a month, or roughly $1.34 per square foot, as of October 22, 2026. That is listing data, not a published developer budget. The guide says the association expects to hire FirstService Residential as manager. Compare that figure with other buildings in our Miami condo HOA fees by building guide once the developer's budget is in the condominium documents.
Location: 335 NW 28th Street in Wynwood
DUOS sits on NW 28th Street in the Wynwood Arts District, about one block from NW 2nd Avenue, the district's main corridor for galleries, dining and nightlife. NoMad Wynwood is nearby at 2700 NW 2nd Avenue, and The Rider Residences is at 94 NE 29th Street.
The location works best for guests and owners who want to be inside the arts district on foot: the galleries, murals, restaurants and nightlife along NW 2nd Avenue are close by. Wynwood is a busy entertainment district, especially on weekend nights, so expect some noise. The acoustically insulated impact windows in the spec address that, and touring the block on a Friday or Saturday evening will show you what to expect.

Project status and timeline
Dated milestones reported so far:
- November 2018: The Real Deal reported a Duos Hotel plan for the lot, a 51-unit condo-hotel then expected in 2020. It was not built.
- April 2026: Sales launched for DUOS Wynwood as a 49-suite hotel condominium, reported by The Real Deal on April 17 and Florida YIMBY on April 20. The developers said they aimed to start construction by the end of 2026.
- May 2026: The developer published the full floor-plan set, and a May 19 launch announcement quoted Wave Group Development principal Alessandro Ferretti.
- October 22, 2026: No groundbreaking, building permit or construction financing has been reported. Two of eight MLS listings show under contract.
On completion, Florida YIMBY and Hoodline report a 2028 target, and the May 2026 launch announcement said early 2028. Construction has not started, so treat any delivery date as a target and watch for the groundbreaking, which also triggers the second deposit.
DUOS Wynwood vs. nearby Wynwood projects
| Project | Height | Residences | Status |
|---|---|---|---|
| DUOS Wynwood | 8 stories | 49 furnished hotel condo suites | Selling since April 2026; construction start not reported; 2028 target |
| Twenty-Six & 2nd Wynwood Residences | 8 stories | 233 furnished units | Under construction; closed a $126 million loan with about 72% under contract; Q2 2028 target (Florida YIMBY, May 2026) |
| NoMad Wynwood | 9 stories | 329 furnished residences | Completed in May 2026 with more than 90% sold, per the developers' completion announcement |
| The Rider Residences | 12 stories | 152 residences | Topped off in September 2026; completion expected in the second half of 2027 (Florida YIMBY, September 2026) |
The differences lie mainly in scale and stage. DUOS is by far the smallest, with 49 suites against 152 to 329 at the others, and it is the only one of the four without a reported construction start. NoMad Wynwood is the completed reference point: you can tour a finished building and ask about its rental results before committing to plans. How to evaluate DUOS Wynwood before you sign
- Choose your suite type first. With 20 studios at 400 square feet and only 15 one- and two-bedroom suites in total, decide early whether you want the lowest entry price or one of the few larger layouts.
- Read the rental terms in the condominium documents. Confirm the no-minimum, 30-day-maximum structure, the hotel license maintained by the association, the certificate of use you will need yourself, and what "most likely" means for the rental program's timing.
- Ask who will operate the rentals. The management company has not been named. Ask for the draft agreement, the revenue split and the owner's costs, including third-party rental, insurance, licensing and tax costs.
- Plan the deposits against the timeline. You will need 20% at contract and 10% each at groundbreaking and topping off. Ask what happens to your deposit if construction does not start on schedule.
- Compare price per square foot with completed buildings. Asking prices of about $1,150 to $1,350 per square foot can be checked against resale and rental data at NoMad Wynwood and other Miami pre-construction condos.
- Register on the building page. Join the waitlist on the DUOS Wynwood building page to hear about remaining inventory and construction milestones.
